When to look for off campus housing at NCCU: start in January and sign by April if you want a newer Durham apartment for an August move-in. That's when the complexes prelease for fall, and it lines up with NCCU's own room-selection week in early April, when continuing students learn whether they got a campus bed at all. Houses around Hayti and campus run on a looser clock and often turn over closer to summer.

Key Takeaways

  • January and February are for tours. March and April are for signing.
  • NCCU's fall 2026 room selection ran from the week of March 30 to April 6, and an application didn't guarantee a room.
  • Waitlisted? Residential Life's own advice, per the Campus Echo, was to lock in off-campus housing.
  • All 216 listings across the 23 properties on FMP's NCCU page are 12-month (or longer) leases.
  • Fall 2026 classes started August 17, so a June lease means about two months of rent before your first class.
  • North Carolina caps a security deposit at two months' rent on a 12-month lease (that's up to $2,700 on a $1,350 townhome).

When to Look for Off-Campus Housing at NCCU, Month by Month

The Durham search runs about seven months ahead of an August move-in. It's shorter than the year-ahead scramble in big college towns, but longer than most students expect. Here's the calendar we'd follow, using the listings on our nccu off campus housing page.

October to December: Pick Roommates and Set an NCCU Housing Budget

Fall is for decisions, not tours. Figure out who you're living with and what everyone can actually pay. Most Durham apartments price the whole unit, so a $1,150 two-bedroom at BLU Station is $575 each only if your roommate really signs.

If a parent is co-signing, settle the price range now. Our NCCU off-campus housing cost guide has the full rent breakdown.

January and February: Tour Durham Apartment Complexes

Start touring the week you get back from winter break. Find My Place's NCCU page notes that the newer complexes built for students and young professionals start preleasing in winter for the next fall. The closest, best-priced units go first.

Book two or three tours in one afternoon. University Ridge Apartments on University Drive (3.0 miles from NCCU, one-bedrooms from $948) and The Pines Apartments on NC Hwy 54 (5.2 miles, from $950) both sit in South Durham. That makes them an easy pair to see back to back.

March and April: Sign Before NCCU Room Selection Ends

This is the window that matters. For fall 2026, NCCU's continuing-student room selection began the week of March 30 and closed April 6, according to the student paper's Campus Echo housing explainer. Seniors picked first, then juniors and sophomores.

The catch is in the fine print. Residential Life told students that completing the application "does not guarantee you will receive a housing assignment." Once beds fill, everyone else goes on a waitlist, and assistant director Erica White "strongly recommends waitlisted students to secure off-campus housing."

So don't wait on a maybe. If you're a sophomore or junior, have an off-campus lease ready to sign the week selection closes. Better yet, sign before it.

May to July: Houses Near Hayti and Late Apartment Leases

Summer is still workable in Durham, just not close to campus at the best price. FMP's NCCU page says the houses around campus and Hayti turn over closer to summer, since they're regular Durham rentals and not student-only buildings. Those run on joint leases, so you need your whole group lined up before you tour.

Late searchers usually end up farther out or on the bus. That's not a disaster. GoDurham Route 5 runs down Fayetteville Street every 15 minutes, and our guide to NCCU off-campus neighborhoods compares each area by commute.

Why NCCU Students Should Plan for a 12-Month Durham Lease

Every listing on FMP's NCCU page is a year-long lease. We checked all 216 of them, across 23 properties, and each one lists a term of 12 months or more. None offers a 9- or 10-month school-year lease.

That changes the math. NCCU's 2026-27 academic calendar put the first day of fall classes on August 17, 2026, and spring semester ends May 6, 2027. A lease that starts in June means rent for about two months before your first class, and another three after finals if you head home for the summer.

Two fixes. Ask for an August start date when you sign. Or plan a summer sublease, and get the landlord's written OK before anyone moves in.

Security Deposits on Durham Leases Are Due at Signing

Budget for it before you tour. Under North Carolina G.S. 42-51, a landlord can charge up to two months' rent as a deposit when the lease is longer than month to month. On The Dayton, a two-bedroom townhome at 1107 Dayton St listed at $1,350, that ceiling is $2,700. Some landlords ask for less, and you won't know until you ask.

Why NCCU Students Compete With Duke for Durham Apartments

Durham isn't a one-school town, and a lot of the apartments that show up for NCCU are really Duke buildings. The Flats Exchange on Erwin sits 0.7 miles from Duke and 3.6 miles from NCCU. The Belmont on McQueen Drive is 0.8 miles from Duke and 3.7 from NCCU. Their one-bedrooms list from $1,582 and $1,499.

That's why the closer, cheaper places near NCCU matter so much (and go first). Here's what was on FMP's NCCU page when we checked on November 6, 2026:

  • The Dayton, the only listing within walking distance at 0.5 miles: $1,350 for the two-bedroom townhome.
  • Private rooms on N Dillard St downtown, 1.4 miles out, list from $815 to $923 with utilities and WiFi included.
  • Over in East Durham, BLU Station Apartments (2.6 miles) lists one-bedrooms from $975 and two-bedrooms from $1,150.
  • Icon Downtown Durham, 2.1 miles away on Duke University Rd, starts at $875.

Three of those list under $1,000 within three miles of campus. If you want one of them, January is not too early.

Spring Semester Move-Ins at NCCU

A January start is possible, but you'll have far fewer choices. Spring 2027 classes at NCCU begin January 11, with residence hall move-in January 8 to 10. Off campus, mid-year openings mostly come from sublets and students who graduate in December.

One listing on FMP's NCCU page showed a dated spring opening when we checked. Unit 14 at the Dillard Street rooms was marked available January 8 at $905, three days before classes start. Start looking in October or November for a January move-in, and expect to take a sublease or a single room rather than a full apartment.

Frequently Asked Questions About When to Look for Off-Campus Housing at NCCU

Is January too early to look for off-campus housing near NCCU?

No. January is right on time for the newer Durham complexes, which prelease in winter for the fall. Houses near Hayti can wait until spring.

When does NCCU room selection happen?

Late March to early April. For fall 2026, selection started the week of March 30 and closed April 6, with a $150 housing application fee added to the fall bill.

Do NCCU freshmen have to live on campus?

Yes, for the first full year. NCCU allows exemptions for students who are 21 or older, married, have custody of children, or commute from a parent's home within 15 miles, so most first-years start touring in the spring of freshman year for a sophomore-year lease.

How long are leases near NCCU?

Twelve months. All 216 listings on Find My Place's NCCU page list a 12-month or longer term.

What if I'm on the NCCU housing waitlist?

Sign somewhere off campus anyway. Residential Life's advice, as the Campus Echo reported it, is that waitlisted students should secure off-campus housing. A bed that opens up in July is a gamble, and the best Durham apartments are long gone by then.
