If you're wondering when to look for off-campus housing at UAlbany, the answer for a fall 2027 move is December 2026 through February 2027, with February the busiest month for Pine Hills lease signings. Most students can't leave the dorms until junior year (UAlbany requires two years on campus), so the real search happens during sophomore year. Start touring before winter break and you'll get first pick of the 4-bedroom houses on Hamilton, Partridge and Morris Streets.

Key Takeaways

  • Pine Hills landlords often list fall houses before New Year's. Tour in December, sign by February.
  • UAlbany's two-year live-on rule means sophomores are the ones doing the searching.
  • The campus housing application for continuing students opened February 2 last cycle, and the $125 deposit was refundable only through April 3. Those two dates are your decision deadline.
  • Whole houses need a whole group. A 4-bedroom like 219 Partridge Street ($1,800 for the unit) only works if four people sign.
  • Going solo? Per-bed buildings on Washington Avenue, such as Block 75 (from $985 a bed), let you sign without roommates, and they're 0.5 miles from Uptown.
  • New York caps application and background-check fees at $20, and your deposit at one month's rent.

When to Look for Off-Campus Housing at UAlbany: The Month-by-Month Calendar

Start in October or November of sophomore year, sign between December and February, and you're done. That's the short version. Here's how the year actually breaks down for a fall 2027 lease, based on Find My Place's market notes for UAlbany off-campus housing and UAlbany's own housing deadlines.

October to November: pick your people

Your group decides what you can rent. Four friends can split a Pine Hills house. One person can't. Settle who's in (and who's actually serious) before you look at a single listing, because houses go to groups that can sign fast.

December to January: tour and compare

Pine Hills landlords know the cycle and list fall houses early, often before the new year. Tour over winter break if you're local, or line up video tours if you're not. Compare three or four places side by side: rent, what's included, and the walk to the nearest Purple Line stop.

February: the peak signing month

February is when the most leases get signed near UAlbany, with January close behind. Wait past late February and the best-located houses in Pine Hills will mostly be gone. You'll still find something. It just won't be your first choice.

March to August: the leftovers (and sublets)

Spring searchers can still land a place, usually farther out along Central Avenue or downtown. Sublets also pop up in spring as people finalize study abroad or graduation plans. Fine as a backup. A bad plan A.

Why UAlbany Students Search During Sophomore Year

UAlbany's two-year live-on rule is the reason the clock starts in sophomore year. The university's housing requirements page says students admitted as freshmen and sophomores must live on campus for their first two years, regardless of credits. Transfer students aren't exempt either.

There are ways out early. Commuters, married students, veterans, students who are 21 or older, and students with a medical reason can apply for an exemption. If none of those fit you, plan your first off-campus lease for junior year.

(One quirk worth knowing: the university apartments are open to students with 56 credits, students who are 21, or anyone who has lived on campus two full years. So "stay on campus" in junior year doesn't have to mean another Quad double.)

The UAlbany Housing Deadline That Should Drive Your Off-Campus Decision

April 3 was the last day to cancel campus housing and get the $125 deposit back for 2026-27. That date matters more than any landlord's. The continuing-student housing page lists February 2, 2026 as the day the application opened, with room selection times assigned by credits and then GPA.

Put those dates next to the Pine Hills calendar and the conflict is obvious. Off-campus leases peak in February, the same month the campus application opens. So you're choosing between two systems at once. Our take? Sign the off-campus lease first if you're sure, then skip the campus application. If you're torn, apply on campus, pay the deposit, and give yourself until early April to decide (check the 2027-28 dates on that page, since they shift a little each year).

What to Rent Depends on When You Start

Early searchers get houses. Late searchers usually end up with beds and studios. Here's what each option looks like on Find My Place right now.

  • 219 Partridge Street is a 4-bedroom at $1,800 for the whole unit, 2.6 miles from Uptown. That's $450 each, but only with a full group.
  • Bigger house? 475 Hamilton Street lists 4-bedroom units from $2,200.
  • 523 Hamilton Street lists from $650 (ask whether that's a single room before you count on it).
  • For solo signers, Block 75 at 1475 Washington Ave rents by the bed from $985, and Astro Apartments labels its furnished 2-bedroom at $895 "price per bed."

Per-bed buildings don't need you to assemble a group first. That makes them the safety net if February slips by. For full rent ranges by area, see our breakdown of what off-campus housing costs near UAlbany.

Before You Sign a Pine Hills Lease: Rules That Protect You

New York State law limits what an Albany landlord can charge you up front. The Attorney General's summary of the 2019 rent law spells it out:

  • $20 is the most a landlord can charge for a credit and background check, and they owe you a copy of it.
  • Security deposits top out at one month's rent. No "last month plus deposit."
  • Deposits come back within 14 days of move-out, with an itemized list for anything kept.
  • Late fees can't exceed $50 or 5% of rent, whichever is less, and only after five days.

Albany adds its own check. The city requires landlords to register every rental and hold a Residential Occupancy Permit, renewed every 30 months after an inspection, according to the city's Rental Dwelling Registry FAQ. Ask to see it. A landlord who can't produce one is telling you something.

One more thing that trips people up. Plenty of Pine Hills listings still describe themselves as "near The College of Saint Rose." Saint Rose closed in 2024. Those houses are 2 to 3 miles from UAlbany's Uptown Campus, so check the distance, not the blurb. Our guide to where UAlbany students live off campus maps out which streets are closest to the bus.

Frequently Asked Questions About When to Look for UAlbany Off-Campus Housing

Is January too late to find off-campus housing near UAlbany?

No. January is the second-busiest signing month, so plenty is still open. You just won't have the run of Pine Hills that December searchers get.

Can UAlbany sophomores live off campus?

Usually not. UAlbany requires students admitted as freshmen and sophomores to live on campus for two years, regardless of credits. Exemptions exist for commuters, veterans, married students, students 21 or older, and medical reasons.

When does the UAlbany on-campus housing application open?

February 2 was the opening date for 2026-27 continuing students. The $125 deposit was refundable only if you canceled by April 3, 2026. Check Residential Life's page for the 2027-28 dates.

What if I don't have roommates by February?

Look at per-bed buildings on Washington Avenue. Block 75 and Astro rent by the bed (from $895 to $985), so you can sign alone. A few Hamilton Street landlords also rent single rooms.

How much can an Albany landlord charge to apply?

$20. That's New York's cap for a credit and background check, and the landlord has to give you a copy of the report and the invoice.
