When to look for off-campus housing at UGA: start in September or October, tour before Thanksgiving, and sign by January if you want to walk to class. Athens complexes open preleasing for next fall almost a full year ahead, and some push for signatures by the end of October. Almost every lease then runs 12 months and starts in the first half of August.

Full disclosure: the lease data below comes from the 225 floor plans we list as UGA off-campus housing at Find My Place, pulled on October 2, 2026.

Key Takeaways

  • September through November is preleasing season in Athens. Yes, for a lease that starts the following August.
  • All 225 UGA-linked floor plans on Find My Place are listed as 12-plus-month leases. Not one is shorter.
  • Most listed move-in dates land between August 6 and August 16, the week or so before fall classes start.
  • Freshmen have to live on campus, so your first lease search happens during your first fall at UGA.
  • Plan for a three-month gap: spring 2027 finals end May 4, and your new lease probably won't start until August.
  • Georgia caps security deposits at two months' rent (O.C.G.A. 44-7-30.1).

The UGA Off-Campus Housing Calendar, Month by Month

Athens runs on an August-to-August lease year, and the signing happens about ten months before move-in. Here is roughly how the 2027-28 cycle plays out.

September to November: Preleasing Opens

Preleasing for next fall opens in September. The Red & Black, UGA's student newspaper, reported in October 2025 that students were signing as early as September, with many complexes asking for signatures by the end of October or November. One freshman told the paper the deadline talk was "stressing me out." Fair.

The same story caught Arches on the Lake raising its four-bedroom rate from $430 to $530. Today Arches on the Lake lists its four-bedroom plans from $555. Another student said offices warn "every week they're going to raise the rates." Take that as sales pressure, sure. But it's also why the best floor plans go early.

December and January: The On-Campus Decision Collides

January is when the on-campus decision lands on top of off-campus signing. Fall finals run December 3 to 9, and spring classes start January 11, 2027, per the UGA Registrar. If you're weighing a second year in the dorms, last cycle's current residents had to register by 8 a.m. on January 28 to get a room-selection appointment, according to UGA Housing's registration page.

Don't wait on that answer with no backup. The walkable buildings downtown and around Five Points keep leasing while you sit in the room-selection queue. FMP's UGA page says those spots are usually wrapped up by late winter.

February to May: Farther Out, Still Doable

You can still sign in spring. You just won't be picking from the top of the list. According to FMP's UGA page, what opens up in spring tends to be in Normaltown and on the Eastside, plus sublets from students who are leaving.

June to August: Subleases and Leftovers

Summer is for sublets from graduating seniors and whatever didn't lease. It works. Expect to ride the bus.

Why UGA Sophomores Search So Early

Every first-year undergraduate at UGA has to live in University Housing. The main exemptions are narrow: living with a parent or guardian in Clarke, Barrow, Jackson, Madison, Oglethorpe or Oconee County, or being under 17 or 21 and up by the first day of classes. UGA also reviews compelling individual circumstances. Requests for a fall start are due May 15.

So nearly the whole freshman class hits the off-campus market together, a few weeks into their first semester. You've lived in Athens for maybe two months. You barely know which friends you'd survive a year with. And leasing offices are already asking for signatures.

My advice? Use October to sort out people and budget, not to sign. A four-person lease with someone you met at orientation is a 12-month bet. Spend a month on the group before you spend a year on the apartment.

When Athens Leases Start and End

Most Athens leases start in early to mid-August. Of the 80 UGA-linked floor plans on Find My Place with a usable move-in date for the 2026-27 lease year, 53 started in August, and 36 of those started on August 7 or 8. Lark Athens listed August 7, and Uncommon Athens and Polo Club Athens listed August 8. That lines up with fall classes, which started August 17 this year.

June starts are the surprise. Twenty-two of those 80 plans listed a June move-in, mostly at University Oaks on West Broad (listing from $671), Arch + Vine on Oak Hill Drive and Westpark Club (5.3 miles out, so plan on a car). A June start is great if you're staying in Athens for summer classes or a job. If you're heading home, it's two months of rent on an empty room.

Whatever the start date, get it in writing before you sign. A lot of the floor plans we pulled had no move-in date posted at all.

The Dorm-to-Lease Gap

Expect about three months between your dorm and your first Athens lease. Spring 2027 finals end May 4, and undergraduate commencement is May 7. Last spring, UGA Housing told residents to leave within 24 hours of their last exam, and halls closed at noon on May 6, 2026 (students in commencement could stay until May 9). Your August lease leaves that whole summer to cover: home, a friend's couch or a summer sublet.

What a 12-Month Athens Lease Commits You To

Twelve months, no exceptions in our data. Every one of the 225 UGA-linked floor plans on Find My Place lists a lease of 12 months or longer. If you leave Athens every summer, you're paying for it anyway, or you're finding a subleaser around spring break.

Big complexes also tend to lease by the bed, which makes the early rush worse. At Uncommon Athens on East Dougherty, a one-bedroom lists at $1,709 while four-bedroom plans start at $1,089. Only per-bed pricing makes that order work. Each bed is its own contract, so a four-person group needs four signatures at once, and a smaller group can grab the last open beds first.

Georgia Deposit Rules to Know Before You Sign

Georgia limits what a landlord can hold. Since July 1, 2024, O.C.G.A. 44-7-30.1 bars a security deposit above two months' rent. After you move out, O.C.G.A. 44-7-34 gives the landlord 30 days to return it, with a written explanation for anything kept.

Here's the part that matters for house renters. Georgia's move-in damage list rule (44-7-33) does not apply to an individual landlord who owns ten or fewer rental units and manages them personally, under 44-7-36. A Five Points house rented straight from the owner can fall into that category. So take dated photos of every room on move-in day, whether or not anyone hands you a form.

Frequently Asked Questions About UGA Off-Campus Housing Timing

Is October too early to look for off-campus housing at UGA?

No. October is when Athens preleasing is in full swing, and some complexes want signatures by the end of the month. Tour now, even if you sign later.

When do most UGA students sign leases?

Between October and January. The walk-to-class buildings downtown and in Five Points usually fill by late winter. Spring signers can still find a place, mostly farther out.

Can UGA freshmen live off campus?

Only with an exemption. UGA requires first-year undergraduates to live on campus unless they live with a parent in Clarke or one of five nearby counties, meet the age rules, or win an exemption for individual circumstances. Fall exemption requests are due May 15.

Do Athens leases start in August?

Mostly. On Find My Place, 53 of 80 UGA-linked floor plans with a usable move-in date started in August, but 22 started in June. Confirm your date before you sign.

How much can an Athens landlord charge for a security deposit?

Two months' rent, max, under O.C.G.A. 44-7-30.1. The landlord then has 30 days after move-out to return it or explain in writing what they kept.
