When to look for off-campus housing at the University of Iowa: October through December, for a lease that starts next August. Iowa City leases mostly run from the first week of August to mid- or late July, and UI held its Off-Campus Housing Fair on October 21 this year, nine months before anyone moves. Sign before winter break if you want a walkable place downtown.

That timing surprises people. Wait for spring and you're picking through what's left, often in Coralville or out on the east side.

Key Takeaways

  • October to December is the window. That's when students line up roommates and sign for an August 2027 move-in.
  • Leases start the first week of August and end in mid- to late July, so expect a short summer gap between leases.
  • Don't let a dorm contract bind while you're also signing a lease (University Housing and Dining lists March 3 as its returning-student binding date).
  • "I found a cheaper apartment" is not a reason UHD will release you from a hall contract.
  • Two months' rent is the legal ceiling on a deposit in Iowa (and 30 days is how long a landlord gets to return it after you leave).
  • $725 a bed in Coralville, $820 a bedroom on Iowa Avenue: that's where listed base rents start right now.

When to look for off-campus housing at the University of Iowa, month by month

Start in October. Sign by mid-December. Here's the longer version for an August 2027 lease, and you can keep the Iowa off campus housing listings open in another tab as you go.

  • October: the season opens. UI ran Off-Campus Housing Week October 19 to 22, 2026 (fair in the IMU ballroom on the 21st). Lock down who you're living with, and how much each of you can actually pay.
  • November: tour. Go see the exact unit you'd rent, not the model (UI Student Legal Services recommends exactly that).
  • December: sign. Fall semester ends December 19. Signing before you leave for break is the goal.
  • January to March: the second wave. Listings are still up, but expect fewer openings in the buildings closest to the Pentacrest.
  • April to July: leftovers, sublets and late openings. Workable if you're flexible about distance.

Early? Compared to a lot of college towns, yes. Iowa City signs in the fall, and treating it as a spring decision just shrinks your options.

Why Iowa City leases sign so early

Iowa City leases sign early because most of them turn over in the same week. UI Student Legal Services notes that most local leases aren't 365 days; they start during the first week of August and end in mid- to late July. When most of the market resets on one date, everyone shops for the next lease at the same time.

Two side effects. The old lease ends before the new one begins, so somebody's couch (or a storage unit) is part of your late-July plan. And joint leases are common. Legal Services warns that many include joint and several liability, which means you can owe your roommate's share if they stop paying. That's one more reason to settle your group in October, not after you've toured.

Freshmen, one note. Iowa doesn't require first-year students to live in the residence halls, but UHD says nearly 94% choose to. If you're a first-year in the halls right now, this fall is your search window for sophomore year.

The UHD dorm contract dates that can collide with an Iowa City lease

The biggest timing mistake is ending up with both a residence hall contract and an apartment lease. University Housing and Dining's returning student page currently lists these dates for students who want to stay in the halls next year:

  • November 11: returning-student housing application opens at noon
  • February 1: deadline to apply and take part in room selection
  • February 15 to 19: room selection
  • February 24: contracts sent
  • March 3: contracts become binding

Here's what I'd call the FMP Two-Contract Rule: never let a UHD contract bind if there's any chance you'll sign off campus. Once that date passes, UHD's contract cancellation policy says it won't release you for "wanting to live in an off-campus apartment or at home due to lower cost." Off-campus release requests are only considered when demand for housing exceeds occupancy.

The penalty isn't small. For 2026-27, UHD's buyout rate is $5,800 from the binding date through October 19, dropping to $4,350 through December 19. Decide which way you're going before March, not after.

What listed rents near the University of Iowa look like right now

Base rents on Find My Place's 22 University of Iowa listings currently start at $725 a bed and climb past $1,900 for a one-bedroom downtown. Every price below is the base rent shown on the listing, and each listing warns that fees may apply.

Walkable to the Pentacrest:

  • The Nest Iowa City, 123 E College St, 0.3 miles from campus. Per-bed pricing from $1,205 in a three-bedroom up to $1,945 for a 1x1.
  • Whistler Apartments on Iowa Avenue, 0.4 miles out, lists a "Rent by Bedroom" option at $820, or $2,460 for the whole 3x2.
  • Augusta Place (20 S Gilbert, 0.4 miles) prices by the apartment: $1,940 for a two-bedroom, $2,760 for a three-bedroom.
  • RISE at Riverfront Crossings, 435 S Linn St, 0.5 miles, with 3x3 beds from $1,034.

Farther out, cheaper beds:

  • Aspire at West Campus, 158 Hawkeye Ct, 1.9 miles. Private rooms in a 2x2 from $812.
  • The Banks Student Living in Coralville, 1.9 miles, at $725 a bed in a 4x4.
  • The Quarters Iowa City on Highway 6 East, 2.6 miles, with 3x3 beds from $725.

My take? If walking to class matters to you, chase the close-in buildings between October and December. Keep the farther-out per-bed places as Plan B.

What to check before you sign an Iowa City lease

Deposit first. Iowa Code section 562A.12 says no landlord may collect more than two months' rent as a security deposit. When you move out, the clock starts: 30 days to hand the money back or mail you an itemized reason for keeping some of it.

Catch: that clock only runs once they have your new mailing address. Email it. Text it. Put it on paper. A landlord who holds a deposit in bad faith can be hit with punitive damages of up to two months' rent, plus whatever you actually lost.

Then the quick stuff. See the actual unit, and find out if you're on a joint lease or your own. That new carpet the leasing agent mentioned? If it isn't written in, it doesn't exist.

Getting pressured to sign today is a red flag. Student Legal Services (W470 IMU) reviews leases for UI students free.

When to look for off-campus housing at Iowa if you're already late

Start today, and widen the map. A spring search can still end in a lease. It just tends to end in Coralville, North Liberty or the east side instead of two blocks from the Ped Mall.

  • Per-bed buildings help most, since you sign for one room and nobody needs a full roommate group.
  • Sublets in April and May, when some students head out for summer internships.
  • If you land 2 miles out, put a bus pass or a decent bike lock in the budget.

Don't panic-sign, though. A bad lease in a good location is still a bad lease.

Frequently Asked Questions About When to Look for Off-Campus Housing at the University of Iowa

When should University of Iowa students sign a lease for next fall?

October through December, for a lease starting the following August. The university's own Off-Campus Housing Fair runs in October, and most Iowa City leases start the first week of August.

Is it too late to find off-campus housing at Iowa in March?

No. You'll have fewer walkable choices downtown, but per-bed buildings, Coralville, and summer sublets keep turning up options through spring and into July.

Do University of Iowa freshmen have to live on campus?

Iowa has no first-year live-on rule, but UHD reports that nearly 94% of first-year students choose the residence halls anyway.

Can I get out of my UI dorm contract if I find an apartment?

Probably not. After the binding date, UHD won't release you because an apartment is cheaper. Off-campus release requests are only considered when hall demand exceeds capacity, and the 2026-27 buyout starts at $5,800.

How much can an Iowa City landlord charge for a security deposit?

Two months' rent, max. That's Iowa Code 562A.12. Once you've moved out and given them your address, they get 30 days to return it or explain deductions in writing.
