When to Sign a Lease in Ann Arbor: The Real UMich Timeline

Most occupied apartments near the University of Michigan can't legally be leased to a new tenant until 210 days into the current lease, which lands in mid-to-late March for a typical late-August lease. The famous November rush comes from an older 70-day rule. Students still shop in October and November, but binding signatures now mostly come in spring.

University of Michigan-Ann Arbor

If you're wondering when to sign a lease in Ann Arbor, the short answer for the 2026–27 cycle is this: most occupied apartments near the University of Michigan can't legally be leased to you until 210 days into the current tenant's lease, which lands in mid-to-late March for a typical late-August lease. The famous November rush comes from an older rule that let landlords start at day 70. Students still shop in October and November, but for most units the binding signatures now come in spring.

Plan your search on off-campus housing near UMich around that date, not around panic.

Key Takeaways

  • Day 210 is the number. Ann Arbor's Right to Renew rules block landlords from showing an occupied unit or leasing it to someone new until 210 days into the current lease.
  • For a lease that started August 25, 2026, day 210 is March 23, 2027. For a September 1 start, it's March 30.
  • The "sign in November" advice you'll hear from older students dates to the old 70-day rule (day 70 of a September lease is November 10).
  • Holding, option and wait-list fees have been banned since January 26, 2025, and application fees are capped at $50.
  • Shop early, sign later: use October through February to pick roommates and a shortlist, then move fast once your target buildings hit day 210.
  • Backup plan? U-M's returning-resident housing process usually opens in mid-January, weeks before most off-campus signing starts.

Why Ann Arbor Leases Used to Sign in November

Ann Arbor's November signing season was real, and it was written into city code. The old Early Leasing Ordinance let landlords show a unit and sign next year's tenants 70 days into the current lease. Count 70 days from a September 1 move-in and you get November 10. That's why a whole generation of UMich students picked roommates about eight weeks into freshman fall, often with people they'd met at orientation.

The city tightened the rule in 2021 and again with the Right to Renew ordinance, which the council amended unanimously in February 2023. For leases after March 17, 2024, the rule lives in Section 8:530 of Chapter 105. The City of Ann Arbor's Right to Renew guide spells out the sequence: no renewal offer before day 180, at least 30 days for the current tenant to answer, and no showings or new leases to anyone else until day 210.

So the advice has a lag problem. Seniors and recent grads remember the November scramble, and they still pass it down to freshmen as gospel. (Full disclosure: plenty of older Ann Arbor housing pages still say November, a couple of ours included.)

When to Sign a Lease in Ann Arbor for Fall 2027: Month by Month

Your real deadline is each building's day 210, not a calendar month. Here's how the 2026–27 cycle maps out for a unit whose current lease started in late August.

October to December: Shop Ann Arbor Apartments, Don't Sign

This is when the tours and Instagram leasing posts start, and it's the right time to look. Walk State Street, South U and the blocks around Hill Street. Save listings. Figure out whether you want a big managed building like The Standard at Ann Arbor on South Main (0.7 miles from campus, lists from $1,271/month, 5.0 FMP Score) or a split house near Geddes.

January to February: Lock Your UMich Roommate Group

Settle roommates and budget by February. Renewal offers to current tenants can't go out until day 180, which is around February 21 for an August 25 lease. Once those offers land, the current tenants get 30 days to decide, and that's when you learn what's actually opening up.

Mid-March to April: The Real Ann Arbor Signing Window

Day 210 falls between roughly March 18 and March 30 for most August and early-September leases. That's when landlords can show occupied units and sign new tenants. Have your guarantor paperwork, deposit and group decision ready before that week, because the well-reviewed places close to the Diag go first.

How Lease Start Dates Change Your UMich Timeline

Lease start date is the hidden variable. Day 210 moves with it. Across 625 UMich-area floor plans on Find My Place, nearly half listed an August move-in for the 2026–27 year and about a quarter listed June. A lease that starts June 1 reaches day 210 around late December, which means a June-cycle building can legally sign you months before an August-cycle one.

Every one of those 625 floor plans listed a 12-month-plus lease, so expect to pay for summer whether you stay or not. Ask each manager two things on the tour. When does the current lease on this unit start? And what date do you expect to begin signing new residents?

Early Signing Offers in Ann Arbor: What's Allowed and What Isn't

Some managers still hand out "intent to rent" or option paperwork in the fall. Read it before you pay anything. Since January 26, 2025, Section 8:532 bans pre-tenancy fees, including wait-list, holding and option fees, and caps application fees at $50. The city keeps the current text on its rental housing laws page.

A quick gut check. If a landlord wants money in November to "hold" an occupied unit, that's the exact move the city tried to kill. Ask which unit it is and whether someone lives there now. If someone does, the 210-day line applies.

What UMich Students Actually Pay When They Sign

Price doesn't change much between an early signer and a March signer. What changes is choice. A few buildings associated with UMich on Find My Place, with the prices the site lists today:

  • The Legacy at Ann Arbor on East Washington, 0.4 miles from campus, lists from $1,498/month with a 4.8 FMP Score.
  • Farther out but cheaper: Willowtree Apartments & Tower on Willowtree Lane, 1.7 miles out, lists from $829/month.
  • University Trails Apartments on Erie Drive (2.1 miles) lists five-bedrooms from $990 and one-bedrooms from $1,999. Rent drops as bedrooms go up there, which only makes sense if it's priced per bed.
  • Huron Towers on Fuller Court, one mile from campus, lists from $987/month.
  • House near the Diag? 1304 Geddes Ave is 0.1 miles away and shows $1,305/month on a six-bedroom listing (ask whether that's per bedroom).

Base rents only. Most of these pages note that monthly fees aren't listed yet. For the full cost breakdown, see what off-campus housing costs near UMich.

Frequently Asked Questions About When to Sign a Lease in Ann Arbor

Do UMich students still sign leases in November?

Mostly, no. For an occupied unit, Ann Arbor's Right to Renew rules push new-tenant signings to day 210 of the current lease, which is late March for an August lease. November is now shopping season.

What is the 210-day rule in Ann Arbor?

Section 8:530 of the city code. A landlord can't show an occupied unit to prospective tenants, or lease it to someone else, until 210 days into the current lease. Current tenants get the first shot at renewing.

Can a landlord charge me a fee to hold an apartment for next year?

No. Since January 26, 2025, Ann Arbor bans holding, option and wait-list fees, and application fees can't exceed $50. Get any fee in writing and compare it against Section 8:532 before you pay.

When should freshmen pick roommates for sophomore year?

February is a comfortable target. You have more time than older students did, since binding signatures for most buildings start in late March. That's a full semester of knowing people instead of eight weeks.

What if I don't find anything by April?

You're not stuck. Look at June-start buildings, North Campus options and Ann Arbor apartment reviews for places with openings. If you live in a residence hall now, decide on U-M's returning-resident process before spring, not after. It usually opens in mid-January.
