I normally don’t leave reviews, but I wanted to give credit where it’s due. The new property manager just started and she’s already made a big difference. She helped me sort through my rent ledger, answered all my questions, and was patient and respectful the whole time.
I also want to appreciate Ty — he’s been helpful before the new management arrived and has always gone above and beyond to make sure my issues were taken seriously and resolved. It’s rare to find staff who genuinely look out for tenants like that.
Maintenance has also been on point — Charles is excellent. He shows up when scheduled, explains what he’s doing, and actually fixes things right the first time.
It’s really refreshing to see management and maintenance working together and taking tenants seriously. Definitely a positive experience so far.

I went to apply with my significant other and there was a mishap with adding me on the lease. I've had to call multiple times to figure it out and go in person three different times just to not get any email they said they would send. I feel like they just don't know what they're doing. Very uninformed and unknowledgeable when it comes to problems that pop up that were considered "very common" to them. The manager was rude when we had a scheduled time to speak with her about the issue. She referred to us to another guy in the office. All he did was gather my info and said they'd email me everything. Never received an email. So now me and my significant others agent has to email them just to figure everything thing and finalize the lease. They're unprofessional and our time feels deeply wasted and unimportant to them. Get better management/office employees that actually knows what to do and how to treat people.

Not a resident - just toured here and want to save others some time.
I want to clarify: this has nothing to do with the guy who toured with us. He was well-dressed, professional, and friendly. My review shouldn't reflect negatively on him at all; only the property that we saw.
The first red flag is the fact that we were shown a model room. A property that isn't willing to pick a random vacant area, and instead feels they need to dress up a room and keep it nice for new tenants, makes me suspicious of the real quality of the rooms. Not only that, but even in the MODEL, my girlfriend noticed a cracked baseboard. That's excusable in a regular listing, but if that exists in a place specifically designed to leave a better impression, we find it incredibly suspicious. There was free coffee in the lobby, free snacks in the model room fridge, and a 2-month-free special. All of those are fantastic on their own, however, the three combines makes us worried that they're desperate for new tenants.
Overall, everything looked okay otherwise. But, the red flags that we saw, combined with the reviews from actual tenants, convinced us that this is not a good place to live.

I have lived here for over 5 years. This was never a great complex, but it was cheap, safe, and in a good location. Things started getting worse when Harbor Group took over around 2021.
Harbor Group is trying to improve their image. You can see many recent 5 star reviews that seemingly came out of nowhere. I found out that management is handing out cards that have a QR code leading to Google reviews- not a problem, except they are telling people to leave a 5 star review to receive a discount on rent. I don't blame anyone below who left a positive review in exchange for reduced rent- times are hard. But I think it's disgusting that Harbor Group would rather hide their issues and deceive prospective renters instead of fixing the problems I'll outline below.
Ever since the G line got completed, homeless people have had an easy way to come from downtown Denver to Arvada. This complex is less than a 10 minute walk from the station so it's easy for them to come here. In the summer they camp in the nearby parks, while in the winter they break the locks on the storage rooms and laundry rooms for shelter. Recently, someone broke the door frame of the laundry room to get in and spend the night. They left lots of trash and a bottle of urine.
In general, the laundry rooms are not where you want to wash your clothes. They never get cleaned by the staff, so it falls onto the residents to clean up dirt and dust. The machines are owned and serviced by an outside company, so any maintenance requests are dealt with by them and very slowly. The dryer vents have not been cleaned in the time I have been here and the fire marshall agreed that this was a big fire risk. Of course, the fire extinguishers in the laundry room are either out of date or missing- people tend to steal them.
These buildings are old and not well maintained. The plumbing does not have good insulation, so in previous years pipes have burst and units have gotten major water damage. I did a free radon test through Jefferson County and found that I had high levels in my unit. The doors and windows have no insulation so I had very high electric bills in the summer and winter until I added some basic insulation out of my own pocket.
For all the issues mentioned above, maintenance has not been helpful. Working here seems even worse than living here because the maintenance staff do not stay long. At one point, all of them quit. Maintenance requests are handled very slowly or not at all- in some cases, I would just do the repairs myself.
As the complex deteriorated over the years and people ended their leases, good neighbors moved out and were replaced by people who just needed a cheap place to live while they engaged in criminal activity. Police are at the complex multiple times a week for issues related to domestic violence, assaults with deadly weapons, drugs, and trespassing. I have witnessed countless evictions where personal items are dumped onto the grass near the buildings and I have experienced days where I was unable to get home because my building was blocked off by police tape due to a criminal incident.
I still live here because it's the cheapest housing in the area. I have no problem admitting that, but I have a problem with dishonesty. Anyone who is looking to live at Arvada Village should know what to expect from a long-time resident, not from one who was paid to give a good review.

I applied and was approved for a third floor renovated apartment. When I got my keys it ended up being a first floor unrenovated. Unfortunate but they lowered my rent and I was going to make do. I have had over ten maintenance requests closed without being fixed. Finally after throwing a fit they sent a window guy out to look at my windows that do not lock or shut they agreed to move me to a new apartment. I was given three apartment keys today for apartments that are “ready now” to my surprise the first apartment I went to had somebody living in it and the other two, well…. Check out my photos for these “renovated ready now apartments” RUN!!! The worst company I’ve ever had to deal with they need to be investigated. I could go on and on and on. Just run!!!!
