Do not be misled by the misleading reviews for this apartment complex. This property has a long-standing pattern of manipulating its online ratings. Residents are routinely pressured to leave positive reviews for even the most basic maintenance requests — including something as insignificant as replacing a light bulb — solely to bolster the complex’s public image. Management consistently withholds essential information, provides inaccurate deadlines, and then later claims that new requirements or dates were “previously communicated” when they clearly were not. This behavior is not only unprofessional but intentionally deceptive. The ownership group behind this property, operating under Lumen Properties, has an extremely poor public rating, and based on their practices, it is not difficult to understand why. Unexplained fees appear without prior notice, and residents are immediately charged $10 per day in late fees if they question or delay payment of these unexpected charges. This company has also allowed tenants to remain in units with severe issues — including prolonged mold concerns — without addressing the root problem, instead opting for superficial fixes that fail to resolve the actual hazard. There are entire online communities and reports dedicated to warning prospective renters about this property and its management practices. Anyone considering leasing here is strongly encouraged to do thorough research. I am willing to provide documentation, screenshots, and additional verified reviews from previous tenants to help others make an informed decision.

If I could give 0 stars, I would. I moved out about 3 months ago, and finally have time to write this review. When I moved in last year, the apartment was not ready at all—dirty floors with paint, leaking water heater, dishwasher not installed, and even dead bugs in the washer. The room was extremely damp (90% humidity) with a strong moldy smell, the walls had no insulation, and the AC was noisy and smelled bad. When I requested to change another unit, the office said we have to pay all my rent which is over $ 12000 and resign a new lease. That is impossible but stay in this horrible room for over half year. We tried our best to make the unit better, clean the floor ourselves, buy damp remover chemicals, et al. Still it smells so damp every time when we back inside the apartment. Terrible experience. Most important: watch out for the 60-day move-out rule—if you are even one day late, they will charge you extra rent. The office also pays maintenance staff $20 for every 5-star review, by letting them ask tenants to give 5 star reviews, so many of the high ratings are manipulated and do not reflect the real living conditions. I chose this place because of the high score and nice photos online, and I regret it very much. Luxury apartment? NO!!!!! DO NOT CHOOSE THIS ONE!!!!!!!!!! You can find a much better one with the similar price.

We’ve just moved into the apartment and so far so very good! Firstly the area is fantastic, we’re super close to anything you’d need and the location of the complex being a little hidden makes you feel like you’re nestled into a little secret hideaway in Bryan. There were a couple bumps with move in at the start, some simple things maintenance needed to work on, but they were quick and great at what they do. Allen also has been a huge and punctual help specifically, and it feels like if there’s anything you need you can just drop into the office and say so. It’s not just him though really all the staff have been fantastic; you’ve just gotta ask! No major complaints so far, and we’re excited to make it our new home!

Love the team here I’ve never had a problem with anything. Jack is new here and has been on top of everything when we see him he’s never on his phone and always is hard working. My kids love the basketball court and the volleyball court as well.
