I was a chico state student, I lived at Pinetree for all 3 years after moving out of the dorms, and it was amazing. It helps I had fantastic roommates, but the staff at Pinetree are also very friendly and helpful. The facilities are great and well kept, the pool is perfect for the summer, I used the gym a lot, and was at the fire pit or BBQ all the time. All very well maintained and kept clean. The maintenance does a great job with the lawns and trees. If we had any issues, they were always quick to fix them. The remodels are great with new appliances and hardwood floors. It wasn't perfect with some of the work maintenance did and the move out schedule for remodels was a pain but still definitely a 5 start experience for all 3 years!!! They have some great snacks, raffles, and events and I would keep living at Pinetree if I didn't move out of Chico! Enjoy it while it lasts!

If I could give this place 0 stars I would. Management sends out messages stating a zero noise policy, yet all hours of the night you're kept up due to music. No accountability from management at all. On top of the music, there's constant DRUNK individuals in the pool late at night (because it's not locked)- talk about a HUGE LIABILITY. I understand "kids will be kids," but don't send out text messages stating a "zero noise policy" when you're not going to enforce it. I've sent messages to management with no response.

I would strongly advise NOT moving into Pine Tree Apartments. This place is nothing short of a scam when it comes to move-out time and deposit returns. They are clearly taking advantage of college students and milking them for every last cent of their deposit. Upon move-out, they went over the carpets with a UV light (which is beyond excessive), charged us for pin holes in the walls (which should fall under normal wear and tear), and hit us with absurd cleaning fees for a relatively clean apartment. In fact, they tried to charge us to repaint the whole apartment and even attempted to charge for carpet cleaning, despite it being illegal under AB2801. When we pointed this out, management just hung up on us. The office staff is incredibly rude and unhelpful. If you try to address any issues or bring up concerns about their unfair charges, be prepared for a dismissive attitude and poor customer service. This place seems more focused on finding ways to take your deposit money than actually providing a decent living experience. To make matters worse, my daughter had a mouse problem in her apartment almost the entire year, and the management refused to call pest control. They just dropped off some sticky pads and expected her to deal with it. Absolutely disgusting and irresponsible. Pine Tree Apartments is not only trying to charge for normal wear and tear (scuffs, small holes, etc.) but also manipulating the system to get apartments fully renovated at your cost. Do yourself a favor and DO NOT move here—it’s a rip-off. BEWARE—if you’re a student, you’re better off looking elsewhere. You’ll find a much more honest and reasonable living situation without all the hidden fees and poor service. UPDATE in response to Pine Tree response: I second pine tree recommendation make sure to read all the reviews from other people as well and you will see how many people have this problem and call them out for their deposit scams. I also recommend Searching the Reddit Thread on this place as well. I will also update when my review after we get a final resolution from Pine Tree on the deposit refund.

As a student going to chico state I’ve really enjoyed living in pinetree for the last 3 years and I will miss it moving away. It’s been a peaceful home away from home with an amazing team working in the office to ensure we’re all taken care of at all times. The pool has always been a great option and the apartments themselves are spacious, comfortable and you’ll never get enough of the all the nature and beautiful PINE-trees surrounding the complex :) As a mother I just have to add my BIG thanks to a great office team led by the best office manager, Connor, whom I am heartily thankful and proud of. He and his team were always kind for my “million” questions and any concerns a first time college student’s mother had. Thank you Pinetree for keeping my daughter safe, welcoming us and for 3 peaceful years. Thank you Connor for being you.

The Pinetree apartment complex is a very nice living community. Lush well maintained landscaping. Social area for hanging out and relaxing with neighbors. They hold special events for their tenants. They offer a clean gated swimming pool. Decent size gym. The friendly staff is on grounds and ready to assist your needs. The parking is well lit. Storage units also available. My daughter lives there and it's nice knowing she is safe!
