I have lived here for three years. This past year office management has become increasingly frustrating to deal with and my apartment living standards are horrific. I currently have a hole in the outside part of my window leading to mold growth all throughout the window making it translucent and making my room smell like mold (that could also be the mold that comes from the condensation of the cheap thin windows). When I talked to maintenance about this issue they said they would fix it and had put in a work order. While the main maintenance man is extremely kind, hardworking, and communicative, the front office has miscommunicated with me several times about when they are coming to fix my window. Telling me last minute (18 hours) prior they are coming at 9am and asking me move all of my stuff under and around the window. When speaking to the front office manager about this issue she acted as if I was being a nuisance for even asking for an update after no one showed up to do my window. As someone who has been living here for 3 years and has had my rent increase about $300 dollars, I find the way that they handled this completely inappropriate. If you would like to live in apartments with a mold problem and management that miscommunicates for $1,200 a month plus utilities this is the perfect place for you. Not to mention, they have changed the way we pay our rent 3 different times and kicked us all out of our apartment for 12 hours making us pack everything up during midterms in boxes so that they can redo the flooring (which honestly didn't even really need updating compared to other features of these apartments). Overall, living here has been disappointing, and I have really been wishing I moved to another apartment complex in Corvallis. While I know rent options are limited in Corvallis, I truly think it is worth searching for a different place with better management and living standards. 7th street on paper offers a lot of nice services but in reality the utilities barely work and the apartments are covered in mold plus the communication is frustrating. incredibly incompetent and uncaring property management. they decided to replace the flooring of all the units during midterms and finals week and forced the residents to pack everything. they sent a notice saying they were inspecting our unit and expected our stuff to be packed the friday before the flooring replacement happening the next week and when i emailed them and said no, they backed down and said they were simply coming over to see if we had questions. they were going to invade our privacy over something that could be emailed about. they also misinformed us and said that the downstairs flooring would be replaced the first day and the upstairs flooring the second day, but then switched them the morning of, which we weren’t prepared for. they said we would only need to be out of our unit from 9 am to 6 pm, but then the replacement took past 7:30 pm to finish, so we had nowhere to stay. overall, they have pathetic and incompetent communication and organization and they don’t care about their residents at all.

The property management moved me into a unit with a known ant infestation, which broke Oregon renter’s laws. There were ants in our pantry on two separate occasions and they got into food. I had ants in my room for months and consistently found them on my walls and desk and in my bed. I killed hundreds of ants. After submitting multiple service requests over the span of 6 months without the infestation being resolved. I emailed property management saying that they broke Oregon renter’s laws and that I had a right to break my lease. First off, they took weeks to hear back from higher ups and left me waiting with no response. When I finally got a response, they still refused to break my lease. I did not have the time or money to get a lawyer, so I just dealt with it and thankfully the ant infestation died down. However, now I know that I can get free legal help through the OSU legal center, so keep that in mind as a student. Overall though, the property management doesn’t care about the safety and well-being of the tenants. They would rather profit from their poorly-maintained and overly-expensive properties than help and respect their residents. They also enter into your apartment almost every other week, which is incredibly invasive and annoying. Unless you want to be surrounded by pests in a property with no AC and high rent, don’t rent here. Find a cheaper, more reliable, less invasive property management.

Place was good a while ago… suddenly unnecessary inspections with strict and unfair rules that are very difficult to find, being enforced, and carpets being redone during midterm week. We were asked to leave our apartment and have our things packed up for a weekend. The support team is nice, but the ownership is greedy at best.

When we showed up to move in, the process was easy and the staff friendly. Once we got to the room the experience went down hill. The units common area was absolutely filthy. The floor appeared to have not seen a mop in at least a year. There was debris and pet food and I wouldn't have taken off my shoes to save my life. We met the only other tenant and although she had lived there for ten days she stated that the unit was that way when she arrived. She had apparently cleaned the refrigerator but the rest of the unit was "as is". The cup boards and drawers had food and left items from the precious tenants, the stove was dirty and it appeared as though a potted plant had exploded on top of the refrigerator. Aside from cleanliness, the furniture was well worn and appeared that it had been used as scratching posts. When I pulled out a couch cushion there was enough pet hair and detritus to re pot the plant that died on the refrigerator. Inspecting the unit everything appeared to work but there were 8 to 10 floor boards in the living-room that appeared to no longer be attached to the floor. I complained to the office and they did send a cleaning crew. They did a good job cleaning the kitchen but did not sweep and mop the floor. As of today no one has addressed the flooring issue.
All in all I am very disappointed in the experience. When we saw the model unit I was very impressed and now I feel I fell for a "bait and switch". I was comfortable paying the $769 rent and now I feel like I am getting robbed. All that aside I had to walk away from my child and leave her in an environment that was less than hygienic. It's stressful enough for a young adult and parent to deal with the separation of college, they do not need the added stress of substandard living conditions.
