We so enjoy living in Witham Hill Oaks Apartments . The staff is so friendly and responsive. Lots of wonderful amenities like pool, jacuzzi, sauna, gym and dog park! All located in a beautiful, natural landscape!

Witham Hill Oaks is the first apartment I have lived in after 40 years as a homeowner. I love that everything is taken care of for me. Service is fast and excellent and the management team are very friendly and helpful. The grounds are clean and lovely. It feels like living in a forest right within the city.

Our move to Witham Hills was at the end of a tiring cross-country trip. The staff did marvelously in welcoming us and easing the transition. The apartment is lovely and backs onto a 30 acre woodland. We feel like we landed in the perfect place!

You get what you pay for, and then somehow less. Here's a non-exhaustive list of some problems I have with living here, and is why I will never come back nor recommend anyone live here, ever:
- Shower erratically changes temperature, jumping from lukewarm to nearly scalding hot to ice cold. The knob for adjusting the water temperature is not AT ALL indicative of what it will actually be.
- They could not install a functional toilet paper holder or towel rack correctly. This was AFTER a re-installation of both.
- Heating in 2/3 of the bedrooms and the bathroom did not work AT ALL.
- The "sliding" closet "doors" are useless panels of cardboard. They do not allow you to even use all of the closet's space, constantly derail, and are infuriatingly difficult to remove.
- I see many other reviews talking about "professional cleaning" charges deducting part or whole of their security deposit; while I have not moved out yet, I can GUARANTEE our place was NOT professionally cleaned before arriving. If it was cleaned, it was clearly not by a professional.
- Kitchen fans are USELESS; good luck cooking anything without setting off your fire alarm.
- Laundry is $4 per load (washing + drying). Dryers do not consistently actually leave your clothes dry at the end of their cycle. I assure you my laundry is normal by all standards.
- On arrival, weatherproofing was not installed correctly. To their credit, maintenance did fix this, but keep in mind that Witham Hill Oaks had plenty of time in advance to correct this and left it up until we moved in to fix it.
- You can pay perhaps 15-20% more at a different complex for what is easily 20% more living space, significantly closer to campus (if you are a student), and fewer/none of these issues.
Whatever expectations you have for a $600/mo apartment, expect less, or Witham Hill Oaks will disappoint you. Unless you are on the verge of being homeless otherwise, live somewhere owned by a land management company that viably pretends to care at all about its residents. Everyone I've talked to who has been here has stated something along the lines of "I would not live here for free", and I'm beginning to understand that first impressions are right sometimes.

I have lived at Witham Hill Oaks three different times. I chose living here for various reasons. It’s a great location. Bus stops are nearby, there are many walking trails and a lovely park. It’s one of the more affordable places to rent in Corvallis, the deposit is reasonable both for humans and pets, it is a very safe space, there is a sense of community and neighbors look out for each other. Nature is very important to me and not only are there many wonderful trees, plants and bushes, on the premises, but one is able to see many birds, wild, turkeys, and deer throughout. the year. The maintenance crew is amazing as is the staff in the office. Of course, it has its flaws, what place doesn’t? But the positives far outweigh the negatives.
