Palencia Apartments has extremely poor management. The on-site manager shows a complete lack of control, accountability, and concern for residents' safety and well-being. For months, the community laundry room was being used by homeless individuals, something all residents could clearly see. Management took no action until last month, when a fire was set next to the building. Only then were they removed. The manager is never proactive. When she is outside the office, she is often smoking instead of addressing ongoing issues. The gym is consistently dirty, and over 70% of the equipment has been broken for more than six months. Residents have lost mail due to vandalism, and cameras were installed only after long delays. The gates we pay $70 per month for almost never work — they may have functioned once in recent months. There is effectively no security. Communication is also a major problem. The manager frequently provides misleading or untrue information. Recently, when I went to the office to place a maintenance request, I was told I could not do so in person. The reason given was an "internal communication error" from a previous request, where a maintenance worker entered my apartment without permission while my minor child was showering. When I confronted management at the time, there was no initial apology, and I was even told it was my fault. A later apology was clearly insincere. Now, instead of taking responsibility, I am being punished by being denied the ability to submit maintenance requests in person. I want to be clear: the maintenance staff themselves work very hard and do their best under extremely poor leadership. Palencia has great potential, but it is being severely damaged by ineffective and negligent management. I do not recommend this property and have escalated these concerns to corporate management at Avenue5 Residential.
