Living at Dallas Urby has been great! The management team has been beyond helpful. The concierge staff is very helpful and friendly as well. Maintenance is responsive and the wait times are minimal. From move in day to 6 months later my experience has been seamless. The moment you enter the building it feels as though you've arrived at a nice hotel or resort. I highly recommend Dallas Urby!

My wife and I have lived at Dallas Urby for two years now and we love it here.
We spent our first year in Tower 1 and recently moved into a two-bedroom in Tower 2, and we’re so glad we did. The views are amazing, the layouts are great, and being in the Design District is perfect. There’s so much growth happening around us and no shortage of great places to eat.
The entire Urby crew deserves a shoutout — from the office staff to the resident coordinators to maintenance. Everyone is friendly, responsive, and genuinely cares. The sense of community here is real, and that makes a huge difference.
We’re about a 20-minute walk to Victory Park (more food, more fun) and close to American Airlines Center if you want to catch a Mavs or Stars game. They’re also renovating the walking trail behind the property (supposed to be done June 2026), which we’re excited about. If you're moving in before that, you are only a 15 minute walk away until you reach the Katy Trail entrance. Tequila Social, Frozen Mango Marg with tajin rim ....You're welcome.
I’ve seen a few reviews about noise from the nearby concert venue (formerly Ferris Wheelers, now AM/FM) and those people are correct. Our apartment directly faces it, so here’s my take on it: over the past year, there were three nights total where it was actually annoying — mainly when heavy metal was blasting around 9pm (great for the gym, not as great for winding down lol). Otherwise, country, reggae, and rock have been totally fine. Music always stops by 10pm (never later than about 10:10). We don’t have kids, so on some of those nights we just grab a drink, sit on the balcony, and pretend we bought concert tickets. If that might bother you, Tower 1 or certain Tower 2 layouts don’t face the venue. You can also check the venue's website and see when/what bands are playing if you want to research it yourself.
Overall, Urby checks every box: safe building, secure garage parking, very pet friendly, awesome gym, workspaces for remote work — I mean, it goes on and on. From the design and ambiance to the community vibe, we’re genuinely happy to call this place home.

I've lived/visited several different apartment complex's across Dallas within the last 5 years, and Dallas Urby has felt the most like home to me. This community is newer, but growing fast with new developments, restaurants, and shopping centers coming to the Design District part of the city.
This place isn't perfect by any means, but below are my personal pros & cons after living in this property for almost a full year.
Pros:
1. Maintenance Team is A+ - Everyone is friendly, attentive, and quick to respond to requests within a couple hours (or at most 1-2 days) depending on the severity of the issue. Better than any other place I've lived by far.
2. Package Room/Amazon Lockers - Secure Amazon locker space with an extra (coded) package room for bulkier deliveries. They also include refrigerators for any online grocery deliveries.
3. Location - Close to both 35E and DNT freeways. Walking distance to Ascension Coffee, The Mexican, Carbone, Delilah, AA Center, and the new Design District shopping center coming in 2026. Plus, they're in the process of building a pedestrian bridge that connects to the Katy Trail Loop of walking/biking trails
4. Gym/Yoga Studio - Lots of machines, free weights up to 75lbs, 2 bench press/squat racks, 5 total treadmills, and a couple Peloton bikes. Good variety all around.
5. The Meteor Cafe - Having a coffee shop/restaurant tied to the property is game changing. Good drinks and food options with residents getting a 10% discount and Toast rewards. Not the cheapest option, but the availability/ease is worth the price.
6. Good Rent Deals - Urby isn't the cheapest property, but the leasing team will give favorable deals for any new residents
Cons:
1. Inconsistent Concierge Presence - The Urby Team is great, but it can feel like they're extremely busy/understaffed at times. In phase 2, there is less of a concierge presence which can be frustrating when residences have requests/DoorDash deliveries
2. Elevator/HVAC Outages - Each building has 3 elevators (plus a freight elevator), but has experienced several issues being down the last few months. Repairs have taken longer due to vendor part backorders, and HVAC (in the whole complex) has had to be reset a couple times, mostly due to the February freeze. These resets have caused leaking issues, but are typically actioned by the maintenance team ASAP
3. Small Parking Spots/Limited Parking Options - The parking garage is very large (9 stories), but has very tight spaces. As a resident, you get assigned a spot at move in, but can request a larger spot if needed. Urby isn't the best for larger cars/trucks. Guests park on first floor, but it's often always full and street parking (out front) is a no-go due to daily parking enforcement handing out tickets
4. Concert Venue/Freeway Noise - Being next to 2 freeways, you will get the frequent loud car noises. IMPORTANT TO NOTE: Ferris Wheelers, a popular concert venue, is right across the river and usually holds 2-3 concerts a week (mostly in Spring-Fall season). Depending on the type of band playing, the noise level can be louder than you expect. Take note if you're looking at units facing that direction.
5. Security - Urby has a complex-wide security team that comes in around 11pm, but mostly camps out in Phase 1. The entrance doors to both phases lock, but the front doors can sometimes be left open due to the wind/residents not closing properly
6. WIND TUNNEL - Not sure why, but the Urby is placed in one of the windiest parts of the city. Coming from the garage, specifically, the wind always hits you right in the face. This is likely due to the building design and large airway gaps between the phases, but something to note when walking around the property
Overall, Dallas Urby has been a great spot for me and I plan to stay at least another year. Each apartment complex has their own issues, but the Urby team here has made it a very enjoyable experience so far.

We’ve lived at the Urby for about nine months now, and honestly, I can’t wait to move out. The loud music blasting into our apartment right now from Ferris Wheelers is actually what pushed me to finally write this review — but more on that later.
Yes, there are some great things here — the amenities are nice, the gym is great, and there are multiple common spaces to work from. They also host monthly events that make it feel like a community, which is a nice touch. The building connects to a coffee shop, which sounds convenient, but the coffee is overpriced for the taste and the staff can be rude. The area is somewhat walkable, but there’s really nowhere worth walking to, and it gets chaotic whenever there’s an event at the Virgin Hotel. It also feels like the building was constructed in a wind tunnel — it’s always windy in this area. Over the summer, it was hard to even enjoy the pool because the wind never stopped.
When it comes to day-to-day living, it just doesn’t measure up for the rent you pay. The property itself is well maintained, and the maintenance team is genuinely great — they respond quickly and are always friendly. But many residents don’t pick up after their dogs, so maintenance ends up cleaning that too.
The design of the apartments looks nice at first, but the quality is cheap. Our dishwasher broke three times within the first few months. It eventually had to be replaced after leaking water all over our kitchen floor. The washer and dryer can’t handle normal loads without our clothes still coming out dirty or wet, and the sliding closet doors have fallen off their tracks multiple times.
We ultimately chose the Urby because I was pregnant, and we wanted a place that felt safe with consistent security and concierge support since my husband travels for work. We were told there would be a regular staff presence in the building — but that turned out to be false (we live in Building Two). There’s a concierge maybe twice a week. We have to walk to building one anytime we need anything… and during my postpartum recovery, I had to take my baby downstairs every time food was delivered because there was no one available to let them up. The doors are often left unlocked no matter the time of day, and the back door has been broken for quite a while. Safety is definitely a concern. This was one of the main reasons we chose Urby, which makes it an even bigger disappointment.
To make things worse, about three months in, another resident stole one of our packages from the mailroom. The office reached out to the person, but they never responded — and management said there was nothing they could do, even though the guy is on video taking the package ? So now we know we’re living in a building with a thief, and fear getting anything delivered.
The biggest dealbreaker, though, is the noise. Every Thursday through Sunday, Ferris Wheelers (the venue across the street) blasts loud live music that sounds like it’s playing inside our living room. It’s impossible to get our baby to sleep, and we often have to leave just to get quiet. The fact that no one mentioned this before we signed our lease — especially knowing we were about to have a baby — feels deceptive.
The concierge staff who do work here are fine, but there’s constant turnover. Most of the people who were here when we first moved in are already gone, and it feels like there’s always someone new at the desk (when someone is actually there)
Overall, the Urby looks nice on the surface, but living here has been one frustration after another. If you’re paying this much, you should be able to expect better quality, honesty, and peace in your home — and unfortunately, that’s not what you get here.
Update: We broke our lease. This place is not worth the money.

Such a beautiful property, I loved the ambiance. Jazmine at concierge was soo helpful and sweet. She was so knowledgeable about the property and events going on. And that water fountain will live rent free in my mind. Stunning.
