I previously left a positive review for the Arboretum apartments near DU, but my experience this past summer completely changed my opinion of this building. During the peak of summer, my air conditioning broke and remained unfixed for months. My apartment consistently reached temperatures over 90 degrees, which was especially difficult as I work from home. Despite repeated communication with management, they initially refused to prorate my rent or offer any meaningful accommodation while the AC was nonfunctional. It was only after persistent follow-ups and demands that management eventually agreed to reduce my rent, and the issue was finally resolved far later than what would be considered reasonable. After reading other reviews, I noticed similar complaints from other tenants regarding long-term AC issues without timely resolution, suggesting this is not an isolated incident. I’m relieved that I was able to move out recently. Unfortunately, based on how this situation was handled, I cannot recommend this building.

I have been living at the Arboretum for 3 1/2 years. The only reason I have continued to live here is to monitor the situation because the management is so bad and unresponsive. The property looks nice and the apartments are decent, but they have numerous maintenance issues. The building smells like sewer and management does nothing to mitigate the problem. The elevator breaks constantly. The building manager, Grant is straight up rude and a nightmare to deal with. They don’t clean the stairwells and the same dirt has been piling up for over two years. For the price, there are many other good options in the neighborhood.
