The complex is well maintained and the units are nice! Be aware that only some of the units are updated with hardwood floors but everyone with non-updated units are charged the same rent. Despite this, it is one of the cheapest places in Flagstaff. Sometimes during the winter the sidewalks are not salted until days after it has snowed so there is a very big slip hazard on their sidewalks. Maintenance request are fulfilled very quickly and maintenance staff is very friendly! The complex is very close to campus which is nice! A quick 10 minute walk! BUT students should think twice about living here! I have lived here for two lease terms and their wifi is down all the time (wired and wireless connection so a full outage). When it goes out it is often down for a FULL 24 hours or more before being fixed. The office staff is no help with these issues and are terrible about giving updates on when it will be back up! This is important for students to keep in mind because it has made it very difficult for me to complete schoolwork. I often have to leave home and go somewhere else that has free wifi instead of using the wifi at my own apartment. I would not recommend this complex for local university students due to these issues.

I’ve lived here for several years, and unfortunately, my experience has been increasingly frustrating. The units are quite small for the price point, and I don’t feel that the amenities justify the cost. There is no elevator, no trash valet service, and aside from the pool, there aren’t many meaningful benefits. The internet was recently changed, and it has already gone out multiple times, which has been extremely inconvenient. They also charge for parking which is ridiculous because it's never even full. One of my biggest frustrations is that any leasing specials seem to apply only to new residents, not current ones. It’s discouraging to see incentives offered externally while long-term residents don’t receive similar consideration. The lease break fee is also very high — essentially an entire month’s rent — which makes it difficult if circumstances change. Additionally, the roommate placement process feels transactional rather than thoughtful. I would have appreciated more effort in matching residents based on compatibility, especially when there appear to be multiple available units. Security policies require showing ID upon entry, which I understand in principle, but it can feel excessive as a long-term resident. Overall, I just don’t feel that the value aligns with the cost. I hope management considers improving resident retention efforts, amenities, and communication moving forward.
