    I strongly urge anyone considering this apartment community to look beyond the advertised rent and request a full, itemized breakdown of all mandatory monthly fees in writing before signing a lease. The lack of transparency here is extremely frustrating and, in my opinion, misleading. In addition to rent and standard utilities, residents are required to pay an excessive list of recurring charges that are either poorly explained or completely unjustified: $25 for covered parking- something that is typically included at most comparable communities. Charging for a carport (not even a private garage) is unreasonable and uncommon in this area. $21 for “common area electric”- residents are being billed for the property’s amenity electricity, which should be an operational cost, not a tenant expense. $32 valet trash fee- significantly higher than what most other properties charge for the same service. $35 amenity fee- a vague, catch-all charge with no clear explanation of what residents are actually receiving. $90 Cox internet package- despite the fact that the same basic plan can be obtained directly through Cox for around $55/month. What exactly are residents paying the extra $35 for? By the time these mandatory fees are added, you are looking at $300+ on top of your rent every single month, before even factoring in your personal utilities. Yes, the move-in special may advertise “two months free,” but that quickly loses its value when you realize how much you are being charged in ongoing, non-negotiable fees. It feels less like a special and more like a way to offset the long-term cost burden placed on residents. This review isn’t about the concept of fees- it’s about the lack of upfront disclosure, the inflated pricing, and the absence of clear justification for what you’re being charged for. Renters deserve transparency and fairness, and unfortunately that has not been my experience here. I would not recommend moving here unless you are fully prepared for the true monthly cost, which is far higher than what is presented during the leasing process.

    Coming from the Midwest, I had a great experience working with Adiria. She made the entire process of touring multiple floor plans and viewing the amenities very straightforward. It was nice to have everything processed, from the tour to signing the documents and moving in, all within a single day. Adiria was excellent to work with, as is the rest of the leasing office team!
