I never ever write reviews about places but these guys are the worst.
I had the landlord walk in on me he didn’t even knock or give 24 hour notice.
They lied to us about not paying rent
And the handles on the cabinets were loose when we first moved in.
They never answered there phone and they take days to answer emails.
Oh and if you wanna pay rent in cash they are only open 1 hour a day and they are always late getting there
I would never recommend these guys to anyone they are the worst.

I don't usually take the time to write a negative review about a product or business but these guys earned it.
Here is what you can expect from Austin ridge properties and their management.
- Constantly dealing with house maintenance. Broken door handles, shower heads, faucet handles. We had groaning pipes, black mold in the walls, water damage, paint chipping off the ceiling, broken washer/dryer, and the driveway concrete fell in the gutter. Property management usually took at least a month to do their job, if at all. So prepare to take your clothes to the laundromat and fix stuff yourself. Or just wait a few months and one of their nephews will show up with his tool kit.
- Zero communication skills. They are not there to help you they are there to collect your money. Don't ask them questions because whoever in charge of answering emails there has trouble reading.
- Watch out for the parking police, those guys will boot your car in your own driveway at the landlord's request. Just park on the unwatered lawn.
- They will likely keep your security deposit. If you payed it you can kiss it goodbye. They kept most of mine for a "processing fee" and the rest went for some unneeded "cleaning".
Tenants have a right to safe and sanitary housing unit as well as the right to have their issues responded to in a timely manner. You wont find that here. It's my subjective opinion that Austin Ridge Apartments renters are pro scam artists. Seasoned veterans of their craft. Watch out.

Do not do it. At first it was good, low rent and everything was fine. The one good thing was maintenance was really responsive and I only ever had 1 problem that needed to be fixed. But the management here is awful. They have the worst office hours, 1 hour at 2pm?!?!? Are you for real?! People have jobs and class and lives! And they hardly answer the phone and take days to answer an email. And when I moved out the practically robbed me! I left that place spotless but they still charged me a cleaning fee and a processing fee that took out 65% of my deposit.

Never should you ever rent an apartment from these people. I repeat never, never, never.
I lived in one of their places for 12 months. The only reason I stayed in that place for so long was because I was best friends with all of my roommates, and neighbors. Here is a list of all the reasons you should not live in this place:
1. Management is impossible to contact. They won't answer your phone calls, they won't answer emails sooner than 3 months, and they only had office hours open for one hour every other day. Forget ever going to the office if you have a class during that time every Monday, Wednesday, and Friday. Also, there was one time I sent an email 20 different times just to see if they would answer. They never did.
2. They only care about money and management is super sloppy. In my particular house they doubled up on beds in once private bedrooms and rent only went higher from there for no real reason. They also will only contact you if it is money related. I moved away from this house exactly 1 year ago and they emailed me a few days ago demanding $50 I allegedly owed them. 12 MONTHS AFTER I MOVED. I checked my lease and I definitely did not owe them anything. They quickly apologized but what if I had paid? Would they have returned that money if they found their mistake? Probably not. Also, they will wait in the bushes to watch if anyone parks there that shouldn't. My boyfriend at the time visited me and parked behind the house at 11:00 pm on a Friday night and was booted after only 20 minutes of being there. Why couldn't they have at least a set of hours where guests can park like the rest of Logan?
3. The price and value of the place just isn't worth it. The only redeeming quality is that it is close to campus.
4. This story: I had met someone who lived in the neighboring apartment. Over the summer the land lord decided to cut down a tree in the front yard of my house. When they cut down this tree a large branch fell and completely shattered my neighbor's car windshield that was parked on the side of the road. When my neighbor, confronted management about it they refused to pay any of the damages even though the cutting of the branch was definitely their fault.
In conclusion: Do not live here. End of story.
To management: Please change your ways. Your apartments would be really nice if you took the time to be organized and care about your tenants.

Can I give a negative rating? Can I start with saying I never give reviews, but would really like to warn everyone about this management property. Austin Ridge bought the house I was living in about a year ago. They have been very unhelpful the whole year, and the house has become in worse condition because of it. I have been nice to them all year despite their behavior. The maintenance worker is awesome! Management is terrible. I moved for next year because of their actions. They upped the price even with making rooms double rooms, and are making tenants pay a parking pass at their own house next year. Hopefully they are better for their other properties? But I wish you luck if you decide to live under their management.
