DO NOT LIVE HERE. They have an F rating by the Better Business Bureau. The management is egregious, exhibits fraudulent billing practices, and has an absentee approach to customer service. They improperly withheld our security deposit and fabricated excessive damage charges. Detailed Account of Issues Fraudulent Charges and Security Deposit Withholding Upon move-out: The Abbot failed to return the security deposit. Furthermore, they levied exorbitant and baseless charges totaling over $1,200 for alleged "damages" to furniture. This charge is completely unfounded, especially considering the furniture's replacement value when new could not exceed $300. I possess photographic and video evidence documenting the pristine condition of the unit and the furniture at the time of move-out, which management never requested to review. Dispute Process and Collections Mismanagement: I formally filed a dispute regarding these charges. The management acknowledged the dispute, stating they would review it and follow up. However, they bypassed any notification of a decision on the dispute and, without warning, immediately forwarded the entirety of the charges to collections. This action was taken against me (the guarantor), my daughter (the primary tenant), and, shockingly, an innocent sub-leaser who had absolutely no involvement in the move-out process or the alleged damages. Absentee and Non-Responsive Management: The staff exhibits an alarming pattern of non-responsiveness. Any attempt to contact management is met with excuses such as being "not in the office yet" or "already left the offices." They consistently fail to return calls. Even after finding out the charges had been sent to collections, my attempts to contact them were met with silence. Management's routine responses to negative reviews, urging tenants to "call us," are disingenuous. They are never available to answer calls and demonstrate a complete lack of concern for tenant issues. My last phone call on 2/19/26 and message left and email sent to management that same day remain unanswered. Lease and Sub-Leasing Concerns: Entering a lease agreement with The Abbot is ill-advised. Furthermore, the sub-leasing process is a disaster. Even attempting to sub-lease or being a sub-leaser puts you at risk of being unjustly charged; they charged us an unnecessary $750 fee for a sub-leaser who was later dragged into their collections scheme. Due to their fraudulent practices and reckless collections actions, I have taken the following steps: Disputed the filing with the collections agency. Filed a formal complaint for fraud with the Michigan Attorney General's office. Retained an attorney to initiate legal action against The Abbot and its associated management company, Peak Properties. Filed a complaint with the Better Business Bureau Do yourself a favor and find somewhere else to live in East Lansing.

Honestly, living at The Abbot has been a really solid experience. I looked at a few places in East Lansing, and this one just stood out right away. The building is nice, the location is super convenient, and it feels a lot more updated than a lot of other student apartments around here. The staff has also been great and easy to work with, which makes a big difference. Everything from moving in to just everyday living has felt pretty smooth. The amenities are nice, the place is clean, and it just has a good overall vibe. It’s one of those places that actually feels good to come back to after a long day. Definitely happy with my choice living here.
