All of the 1 star reviews of this place could not be more accurate, I lived at the radius for several years and the things said about the management, operations, resident service, and security of this apartment building are spot on. Aside from all of the bad experiences I had during my time at the radius (I can get into that list further if you wish to contact me) the most frustrating part of the entire process has been the move out of my apartment. I was coerced into signing a lease with BHOM and Radius fall of 2024 under the guise that I could move out mid year when I finished my degree and it would be an easy process. This has been anything but the case. I completely moved out by the date that I was supposed to and my room and living space were completely empty and ready for the next resident. FOUR WEEKS LATER I was notified of an outstanding balance for move out fees, cleaning fees, replacement fees, outstanding utilities, and late payment charges. I was charged for a TV replacement (which still worked great), a couch replacement (which was no different from the time that I moved in), a carpet cleaning fee (for “scooter burn marks” when we never had a scooter in the apartment), and a paint fee (for completely unknown and undescribed reasons). When trying to contact the Radius management about these fees I have been stonewalled, ignored, put on hold, and told to leave messages of which I have left 4 and gotten no response. I am told my former roommates are still working to get clarification on these charges today 3 months later. In the midst of this dispute and stonewalling I received an email that I AM BEING SENT TO COLLECTIONS for my outstanding balance. Not wanting this to affect my credit for the rest of my life I decided I would bite the bullet, take the L, and pay the bill and just get it all over with. When I went to pay the bill the system notified me that MY ACCOUNT HAD BEEN VIRTUALLY LOCKED and to contact the Radius. You see where this is going, the Radius takes advantage of students looking for housing, uses smoke and mirrors to disguise the fact that they are below grade student living, and then ignores any attempt at communication or discussion about issues. To top it all off they use former residents as cash cows for their repairs and replacements providing no justification or reasons why when asked. The previous reviews are accurate and substantial and show this is a regular occurrence, the AI generated responses about their “commitment to excellence” and “people-first approach” hold as much weight as a 3 day old kitten. Online reviews point to this being an issue throughout BHom as an entire organization and the Radius is par for the course in terms of poor management and tenant distrust in all of their properties. I strongly advise against getting into any business with this place.

please read, this is a 5 star review coming from an actual resident! this apartment is a literal dream. they actually care about their residents. they have pizza parties, taco tuesdays, and other cute little random events just because. when i put in a maintenance request, it is handled well within 24 hours. the leasing agents are all very communicative and extremely helpful when it comes to questions and concerns. i have never had such a delightful experience with an apartment leasing team until Radius! corinne (i hope i spelled that right!), zaida, and shannon are all absolute sweethearts and you can tell they genuinely care about what they do :) and not to mention the accommodations are amazing. the gym, the club room, and the individual study rooms are my faves! if you're thinking about moving here, i HIGHLY suggest!!
