Leasing and renewal has been super smooth with the main office. The staff is always readily available and prompt with communications.
Fees are fair and transparent. You can count on them to communicate any news or updates about the complex.

The WORST living experience I've ever had in my life. We had a water issue where the water heater is (and still is) not working properly. The water runs cold after minutes. And we agreed to let maintenance come to fix it. They said they needed to order a piece for the hot water and did not. Instead they started blaming us for stuff that was already an issue in the unit such as the missing light bulb in the front of the unit. They told us they would not enter on the lease to the unit. We were lied to and were said notices were posted outside our door of some inspection. But no notices were posted. So they are intrusive. And basically entered without us even being there and without our permission. This is for unit F1236. I do no recommend you live here unless it is an emergency and even with that try to find some other place. It got to the point where the Mountain Run apartments (we pay our rent each month) got legal people involved and they did not fix our water issue. Incompetent staff.

If we could do 0 stars we would. Please never ever move here. Just read all the 1 star reviews for yourself.
Reasons:
1. You can’t sell your contract if you need to move or get married. They won’t let you sell it you have to pay a fee for leaving. It’s thousands of dollars. Management is very rude and unhelpful every time we speak with them.
2. Everything about this business is to squeeze as much money out of you as they can with many additional fees each month besides the rent and utilities. And these fees aren’t small, they are $100s of dollars.
3. We have had multiple things brake while here. The water was turned off without them telling us through note, text, or email. The hot water turns off all the time. The toilet was leaking. Our shower handle completely broke off and they said it wasn’t an emergency. They won’t come to fix it for 1-2 days they said. It took them several weeks to fix the broke stove. The fan and baseboard are broken all the time. The last maintenance guy said, “this place is a piece of crap and management doesn’t listen to what the apartments need. They don’t even get me what I need sometimes and I have to buy it myself out of my own pocket.” For $1600 a month this place is junk.
4. They have bare necessities, nothing nice. For example, the AC doesn’t work. It’s only in the kitchen and the rooms get hot in the summer. The window and door seals aren’t tight/ leak cold air during the winter. There’s no lights in the parking lot which is scary for women at night. The washing machines are so small, they are the same price as every where else but you can only wash 3-4 shirts in them they are so tiny.
I know a random generated text message will be added to soften this review after it’s submitted. They will tell us to reach out to management with complaints to get our issues resolved. We’ve done that and they did nothing.
I normally try and look at the bright side of things but genuinely I have nothing good to say about Mountain Run. Please never live here!!!

Lived here for 9 months and have a lease for a year. Reason being we had to move out early is because like mentioned in other reviews there are loads of ELM bugs. We paid for pest control monthly but called in and they said we had to get on a list to get pest control. They then said they treated them with an illegal pesticide that was very hazardous. I have all the phone calls recorded and even said they should not be using that chemical they used. They are now making us pay a move out fee of an extra 63$ on top of losing our 100$ security deposit. We also never had a working Ac because the swamp cooler does not cool the whole apartment. In summer our apartment was upwards of 85 degrees. We are now perusing having them drop our move out fees and just call it good. If this does not happen we will be taking Mountain Run to small claim court. The living conditions do not meet the requirements by Utah Code Section 57-22-6. We were very chill and just wanted this taken care of under the table but need some resolution and action taken. They are taking advantage of those that do not put a foot down.

The AC barely works even after they replaced it. They charge you a pest control fee and then the apartment is still full of bugs all summer. They charged me fees each month for "renters insurance non compliance" even though I bought exactly what they told me to and showed it to them a dozen times and got confirmation each time that the fee would not show up the next month.
Just avoid this place.
I will happily edit my review if I can at least be refunded of these unjust fees.
