I have lived at Grand Belmont since January 2022. As I am prepared to move out in November, I wanted to leave a detailed and honest review of my experience. My review is not associated with any of the building's resident review events.
My time here has been a mixed bag, with some significant benefits balanced against several challenges, especially concerning management and maintenance. Overall, I think it wasn't too bad for my first lease.
Pros:
- Views: While my unit did not have a river view, the night city view is fantastic.
- Security: The building is a well gated community, and it is difficult for non-residents to enter. In my nearly four years here, I only heard of one instance where an homeless person gained entry, and they were stopped by the hallway door.
- Cleanliness: The common areas, hallways, and trash chutes are kept very clean.
- Package Management: The indoor parcel lockers are a major benefit and handle most packages securely.
- Emergency Maintenance: In my experience, major or emergency maintenance issues were addressed fairly quickly in the past 3 years.
Cons:
- Misleading Lease: When I first toured, I was shown a unit with a large walk-in closet, which I and my parents specifically mentioned was a key feature for me. When that unit became "unavailable," the manager at the time leased me a "slightly smaller" unit via email. After I moved in, I discovered this new unit was missing the entire closet room. I feel I was intentionally misled, as I spoke about the closet multiple times.
- Hidden Fees: When I asked for the "full price" of the unit after the tour, I was only given the base rent plus estimated utilities for my unit. I was not told about the "Reimbursed & common areas utility fees," which cost an additional $75-$150 per month (depending on the season). This fee is mentioned in the lease document but without a specific number, which felt deceptive for a first-time renter.
- No Hot Water: For my first half a year here, my unit had no hot water; not even warm water. The manager who signed my lease left a week later, and the new manager was unresponsive. It was not until some where around July that the centralized water heater was finally repaired, forcing me to shower in cold water for half a year.
- Gas Leak: My gas oven (not the burners) has been leaking gas when turned on. The maintenance crew and a gas leak detection person dismissed the issue, telling me to just use the range hood fans. They even said not to open my door when using the oven in the future because that can leak gas to other areas (seriously?). Nothing was done to fix this safety hazard.
- Staff Turnover: The leasing office staffs change very frequently, often every few months to a year. While some staff members have been very kind and helpful, others have been unprofessional and not so helpful. The management team over the past year, however, has been okay.
- Noise: The building is, obviously, not fully soundproof. You can hear neighbors speaking right next to your wall and significant noise from outside, including protests, fireworks 3-4 times a year, and train honks at midnight. It took me a few months to get used to this.
- Deliveries: Both the front door and the elevator require a FOB key. While there is an app for a front door access code, food delivery drivers never use it. This means you must go down to the lobby to pick up almost every delivery.
- Package Theft: Despite the parcel lockers, packages are often left on the floor, and theft does occur. When I've asked management to review security footage, they have been unhelpful and typically just advise tenants to get a refund from the seller.
- Neighborhood: This is a general Portland issue, but the area has a large unhoused population, especially around the nearby gas station. You can often hear screaming at night and may be yelled at while walking. However, the building itself is secure and the commute (my previous work was ~15 minutes away) generally feels safe unless it is very late.
