We’ve had a bad experience since moving into our University Studios apartment associated with Stone properties and Cougar Rentals. The apartment itself was not as advertised in terms of furnishings, internet, etc. When I contacted them about the issues, I was told that despite what was advertised and the contract we signed ensuring these things to us, “there was nothing they could do” and that it was “not their fault”. They said all the issues were our problem to deal with. Their receptionist was rude to us on multiple occasions and did little to nothing to help our problems. We sold our lease early to find a better place to live and were surprised when we only received $187 of our $1000 deposit back despite cleaning our apartment for hours before moving out. Their contract is unclear and seems to be worded to deceive applicants. They break rent into “equal installments” over the course of your lease, which is another strategy they use to get more money out of you. Our lease went from August 28 2023- August 16 2024, and when we moved out in April, we were required to pay the extra half of month of August 2024 rent. This ended up being a surprise $513 fee taken from our deposit when we moved out. The wording in the transfer agreement they included to justify this fee was unclear and never listed the explicit amount they were going to charge us. The fact that they do this is also not included whatsoever in the original contract we signed before moving in. They used it against us when we moved out and treated us like we were dumb for even questioning the $500 fee they took to cover the “rent difference”. They're just shady and seem 100% focused on taking as much money as they can from you. I’d just be careful signing with them. Read everything and don’t assume they’ll be fair to you. The apartment itself worked fine for us despite its issues, but the management is shady and doesn’t seem to care about its tenants. Writing this to make people aware. I’ve discussed this issue with cougar rentals and realize we signed agreeing to the charge without realizing it, but just giving a heads up that it was vague and scammy. Just be careful
