Well kept apartments close to shopping and WSU

Apartments are not cleaned properly when moving in (horrible dirty floors, stains in the bathroom and the nasty kind, windows smudged), unhelpful management with dismissive staff, shabby apartments with no renovations, cost too much for what they’re worth, loud neighbors, thin walls/floors can feel the vibrations of footsteps from downstairs/upstairs neighbors. Nothing good to say about this property. Signed a lease with utilities such as garbage, sewer, and water covered but a couple months into living here and with no notice they started charging $90 for these services.
Edit: Forgot to mention that the door to the apartment is not sealed properly. There are large cracks that I had to seal myself. The refrigerator is old with dents and is really loud. The lights are constantly flickering, and the electric bill is high. Maintenance will not do their job and fix any of this. Good luck to anyone signing a lease here.

TLDR; Trash, sewer, and water advertised as included in rent. It's not.
Emerald Downs/DABCO makes it really appealing and easy to move in, just to be ignored, disrespected, and scammed.
A few months ago, when I applied on the website for my apartment, it was listed with utilities like internet, water, sewer, and trash being covered by them. This is the main reason I chose to rent this apartment over any others, because it specifically fit in my budget with these amenities included. Even upon reading the lease, the utilities section states the same thing. However, I didn't catch an addendum placed at the very bottom of the lease changing water, sewer, and trash to be the renter's responsibility.
When I went to the office and asked, I was immediately shut down by the girl working the front desk who told me that it was actually my responsibility. When I told her that it was incorrectly advertised on their website and that was the only reason I chose to live here, all she said is that she'd "tell the marketing manager." When I said that it felt like false advertisement, she bluntly told me "you signed the lease."
In my opinion, she was not only unhelpful, but inconsiderate and did not at all seem concerned about being apart of what seems to be a false advertisement scheme. Although the wording of the lease is likely not her doing, she's obviously well trained to push back against anyone who catches this scam too late like I did. She didn't even look up my file, but immediately had all her answers to rebut my questions about the utility charges on my account. It's unfortunate that she's having to do the dirty work for the landlords, but it's also blatantly obvious that she's complicit in the scam they're running.
This is all in addition to their terrible customer service. I have been outright ignored multiple times by phone, email, and messaging directly through their website portal. The only consistent way to reach them is to walk into their office.
If you have to rent here, read EVERY word in the ENTIRE lease.

Well, I lived for over a year in one of the apartments. These are nice units, but my problem was the level of noise in the building during the day (mostly on a weekend) and outside. It is College Hill afterwards. My unit was about half mile away from the Greek Row and some nights were much worse that others. However, the management would take care of any noise inside the building after 10:00pm. Other thing that I have noticed that manager on my complex changed three times when I was there. Last time it happened when I was subleasing my apartment. They dropped all paperwork and the transaction almost fell through the cracks. Well, they charge $200 per person when you need to get rid of the unit plus you need to find a person yourself. You can imagine my frustration. Much more annoying was that people would constantly try to take my paid assigned parking spot under the roof. And when you finally track then down instead of calling the manager and towing their car away, they still rude to you. If you are a student, it is right for you. If you're a professional like me, try to get an apartment in Churchill Downs - faculty and staff prefer to live there.
