If I could leave 0 stars I would. I lived at the Hills for 2 years- first in a 3bed, and then in a 2bed. Both units were falling apart. The buildings were poorly built and maintained so nothing was trustworthy. Cracking, moldy showers, panels of the siding coming off in wind storms, walls cracking around door frames…. the list goes on. It was disappointing to spend so much on a building that probably won’t make it another 10 years. Additionally, the amenities were constantly closed or not available. They market themselves as being a good option for students who don’t have cars and want an easy way to get to campus with the shuttle system- but what they don’t say is that the drivers can call out any day without warning, and there are no backups. The complex is a 40 minute walk from campus and if you find out at 7:45am that both drivers are gone and your class starts at 8, then hopefully your professor doesn’t take attendance! Additionally, most days if you want to make it to campus on time you have to take the shuttle that runs 45 minutes in advance- because the 15/30 minute shuttles fill up almost immediately. The drivers won’t even explain it, they’ll just drive by and leave you standing there. I can’t count how many times I was driven by or drove random strangers to school because we had no other option. Additionally, the pool, hot tub, and gym were in a constant state of disrepair. The hot tub was probably closed due to maintenance for longer than it was open while I lived there. You will pay for amenities you won’t be able to use and you will not be refunded or compensated or given any timeline of when they open. The staff are nice enough, but often they are students who live at the complex- and the turnover rate is high. This means that you’re never really sure if they know the answer to your question because none of them seem sure themselves. That’s fine for little things but when it comes to finances… not as awesome! They use an outside insurance agency as an option for residents who don’t have their own separate renter’s insurance. I had my own separate policy and yet every single month I would have to call Foxen Insurance 5+ times and hope and pray someone would pick up, while also emailing, to get the automatic insurance charge taken off of my account. Even when I no longer lived in the unit and had turned in my keys, they were still trying to charge me for insurance. I can’t count how many times I provided insurance documents to that company. Lastly, the move out process was incredibly frustrating. You clean your whole place top to bottom, with no hope of getting a deposit back because there isn’t one, just some ‘admin fee’ that gives them the legal loophole to not return the money, and then after you’ve moved out of Pullman, 3 months later you get a bill for hundreds of dollars that you did not cause. $65 to dust on top of the refrigerator, (remember, you moved out 3 months ago- of course there is dust.) $200 to fix the paint on the wall by the shower that split due to a poor coverup job from a previous tenant that you had maintenance come out to fix multiple times but they never did. All the while, they are impossible to reach. They stop answering phones the second they send out the fee forms and refuse to provide details about why you are being charged so much until about a week before the fee is due- giving you no time to fight it or contact management before it is sent to collections. This complex is disappointing, and management is awful. I would never live here again even if I was paid to do so- they would find a way to take that money back from me somehow anyways. They market themselves as being convenient but they are anything but. Do not live here if you value your time, money, and happiness.
