worst place to live. signed a lease and renewal last year, then management got replaced by a new chinese company (Uplace) and has gone downhill since. They are not good about responding to emails, or having clear communications with entry to apartments. The place is often dirty. The apartment also rents out units as AirBnB, so you will have random people who don’t live here often in the lobby. They advertise a night guard, who is only here on rare occasions- previous management had a consistent guard nightly. There is horrible construction next to the building that causes apartment-shaking levels of disruption- it starts at 7am promptly and lasts all day, and is extremely loud. Mailroom is also insecure and only has wall-plug in cameras that can easily be unplugged after people experienced stolen packages.
TLDR- avoid at all costs. management does not care about you, or the apartment. too expensive for mediocre managing and construction nearby. i wish i had not renewed- i would not if I had known management would be changing for the worse.

I moved out over two months ago and still haven’t received my security deposit (entire first month's rent) or a timely itemized statement, despite multiple emails and phone calls. Washington law requires deposits to be returned within 30 days (RCW 59.18.280). As a previous reviewer noted, management is evasive and has not confirmed a timeline for mailing the refund.
UPDATE: Over three months since I moved out, I received an email that a notice was posted to my renter portal showing cleaning and utility fees deducted from my deposit. Under RCW 59.18.280, if a landlord does not refund the deposit or provide a timely itemized statement within 30 days, they forfeit the right to retain any portion of it. The notice also contains a number of errors, including a deposit amount that does not match the deposit amount stated in my lease. Management has not confirmed how or when this incorrect refund will be mailed. This has been an exceptionally frustrating experience, and I have never encountered this level of mismanagement in any rental situation before.

I moved out of my unit more than a month ago, yet the security deposit and prepaid credits have not been returned.
Washington State law requires landlords to return deposits or provide itemized deductions within 21 days after move-out, but the management has repeatedly delayed the process and offered no specific timeline for payment.
This behavior shows poor accountability and disregard for tenant rights. Renters should be cautious and make sure to document everything when dealing with this property.

I love the location - right between the university village and the Union bay natural area. As a UW student, I particularly value convenience and the
ability to easily access both outdoor space and grocery stores. I also can walk to the link rail stations and campus on foot. As a 19-year-old, the age demographics do matter to me; and I
appreciate that the majority of the residents are students; at the same time, I am glad that the apartment is open to families with children. I attached a photo of the view from my unit.

At first the management and moving in process was a little messy. I had to call pretty often to check on the status and next steps needed to move in. I was anxious as I was moving from out of state and only had a virtual tour. I had chosen for my room to be furnished but when I arrived it wasn’t. After raising this issue though, a maintenance worker promptly brought in and assembled all the furniture for me. I was expecting a couch to be a part of the furniture package as advertised, but was bummed not to receive one. After showing my disappointment, Aaron, the property manager, was kind enough to lower my furniture rental fee. Also one of my kitchen drawers broke and my lights went out and the maintenance workers fixed them so quickly! The app portal they use to pay rent, message management, post announcements, and submit maintenance requests is very organized and easy to use. The location of the apartment is also really great, right next to Safeway, QFC, University Village, and the Burke-Gillman trail for biking/walking. The security is also good, need a key fob to go into package/mail room, up the elevator, to the rooftop. The apartment itself is super nice and clean with new appliances, good shower pressure, and abundance of outlets.
Tldr: management was a little disorganized/not transparent as they were transitioning to a new team, but I can tell they are really trying and it’s getting a lot better. Everyone I’ve met here so far (management + maintenance workers) have been very kind and helpful people!
