I have enjoyed living here this year. Facilities are constantly being improved/maintained by the hardworking manager, Mason. He has been very helpful with maintenance requests, even in the middle of the night one time.

Honestly, this would be an ideal place to live. It's not fancy or anything but it's good for the price and right next to the university. The dealbreaker is that if anything breaks in your apartment you are pretty much screwed. The management will try to do everything themselves to cut down on costs meaning it takes forever for them to get around to anything. My roommates and I have put in several work orders over the past 5 months and not a single one has been completed.
How much income do I need to rent at the Property?
A solid rule of thumb is keeping rent under 30% of your gross income. At Raintree's lowest rate of $[min_price]/month, you'd want to be bringing in around $[min_price × 40]/year. If you're not there yet, most student properties work with a parent or guarantor, so reach out to Raintree to ask about their process.
