I rarely write reviews, but I feel obligated to warn anyone considering living here. This building looks decent on the outside, but the reality is a nightmare once you move in. The property management company is an absolute SCAM. Live anywhere else but this apartment in Athens, i promise you. 1. Water Leaks and Mold: Almost every few months, there’s a new leak — from ceilings, bathroom pipes, or even the walls. Instead of fixing the root cause, management just patches things up temporarily. The result? Mold. I started noticing black spots around vents and baseboards, and the musty smell became unbearable. When I reported it, maintenance wiped it with bleach and called it done. The problem came back within days. There’s clearly a long-term moisture issue they’re refusing to address. 2. Noise Issues: The walls and floors might as well be made of paper. You can hear every footstep, argument, and TV show from your neighbors. Late-night parties, constant hallway noise, and even construction work at odd hours — management does absolutely nothing about it. Forget about sleeping or relaxing here. 3. Scammy “Repair” Charges: This is probably the most frustrating part. Residents are being billed for bogus or inflated repair costs. For example, I was charged for “damage” to an appliance that was broken when I moved in. They refused to provide receipts or documentation for the charges. Other tenants I’ve talked to have similar stories — being billed for plumbing “repairs” they never requested or charged hundreds for “cleaning” fees after moving out despite leaving their unit spotless. 4. Unresponsive & Unprofessional Management: Getting a response from the office is like pulling teeth. Emails go unanswered, maintenance requests get marked as “completed” even when no one shows up, and if you complain, they treat you like you’re the problem. It’s clear management’s main goal is to squeeze money out of residents while doing the bare minimum for upkeep. 5. Health & Safety Concerns: Between the mold, leaks, and neglect, this place feels unsafe. I’ve seen buckets in the hallway catching dripping water, electrical outlets exposed after flooding, and air vents caked with dust and mildew. It’s shocking this building passes inspections. Final Verdict: Do yourself a favor — don’t move in here. It’s not worth the stress, the health risks, or the hidden costs. The photos and leasing promises are misleading; the reality is constant maintenance problems, noise, and an untrustworthy management team.

Read your lease carefully, my son was told that the price was $1919 monthly. They multiplied $1919 X 5 to come up with $9595 total. They then used this number to come up with a daily rate of $75, a completely inaccurate daily rate. His lease was for 127 days or 4 months and 5 days and he is being told he owes for $1919 x 5. The people in the office are trained to song and dance you until you can't stand to hear them talk. So his $1919 a month rent based on the time of the lease is actually $2342.
