Haven on Geddes

DO NOT RENT AT HAVEN ON GEDDES (FORMERLY GEDDES HILL APARTMENTS)!! That is unless you want to live in an overpriced dump and be subjected to woefully subpar property manager. In the year our son spent living there they were subjected to numerous days without heat, water/flooding issues and occasional stench. When their lease thankfully ended and they vacated in May 2026, it took until July 22nd to get the Security Deposit back, in spite of the fact that they had paperwork in hand signed by the property manager stating that the final walk walk met the requirements for a full refund, and Michigan state law that requires refunds within 30 days of lease termination. It took many phone calls and numerous, extremely frustrating conversations with the property manager Chad Jackson, whose self proclaimed status as Regional Property Manager for Alexander Forrest LLC was seriously undermined by his ever changing list of excuses, juvenile like defensive nature and inability to grasp the concept of how to treat a customer. Steer clear...you have been warned.

I have lived at Haven on Geddes for almost three years now and have honestly enjoyed my experience. It's proximity to central campus makes it an easy walk to and from classes. With the new campus gym opening up, these apartments are super close. Parking in the back without worry of street parking. All these and more has made living here has been a no brainer. The building has been through quite a few changes since the start of my time here and I don't believe it will be slowing down any time soon. I say that as a good thing as consistent, positive renovations has been a staple of the management. New laundry equipment, renovated studying areas, and redone apartments, to name a few, has kept the place in great condition. The Property Managers, Nick and Chad, are greatly involved with residents and building. They are really responsive when contacted and go out of their way to satisfy requests made. It is evident that they are genuinely here to make residents' living experience the best they can. They also have introduced community building events that help facilitate important interactions between neighbors. Overall, down to Earth gentlemen who are professional, but also eager to help with any concerns one may have. Maintenance here is also amazing; in more recent times, I've never had an issue that persisted for more then a day once a request is made. Matt, the building's Maintenance Technician, is super friendly and gets the job done, even on short notice. He will do everything he can to solve issues timely. All in all, Haven on Geddes has really become my new home away from home. I greatly suggest living here if you attend the University of Michigan or just need a place to call home in Ann Arbor. Either way, I hope to see you as my newest neighbor some day.
