Where These NC State Rent Numbers Come From

We pulled every property on the Find My Place page for off-campus housing near NC State in October 2026 and checked each listing's floor plans and distance to campus. Prices are base rent. None of these properties lists its monthly fees on FMP yet, so your real number will be higher.

Most Raleigh student complexes rent by the bed, and the floor plans prove it. At Uncommon Raleigh, a one-bedroom starts at $1,469 and a five-bedroom at $879. That only adds up if the bigger unit is priced per person. Six complexes follow that pattern clearly, and the $869 median comes from their lowest bed prices. A handful of others have mixed or single floor plans, so we quote them as "lists from" instead of guessing.


NC State Off-Campus Housing Cost Within a Mile of Campus

A bed you can walk to class from starts at $879 to $982. Most of these sit on Hillsborough Street, the strip that runs along the north edge of main campus:

Stanhope and Yugo Maxwell look like the bargains here, but their floor plans don't follow a clean pattern (Yugo Maxwell lists one-, two- and three-bedroom plans all at $799). Ask the leasing office whether a price is per bed or per apartment before you compare. FMP's own NC State page puts a bed in a by-the-bed high-rise near campus at about $700 to $1,100 a month per person, which matches what we found.


NC State Off-Campus Housing Cost 2 to 3 Miles Out

Moving 2 to 3 miles from campus can save you up to $280 a month per bed, though not every farther complex is a deal. These sit west and southwest of campus:

The Wilde is the standout. At $599, a year of rent comes to about $7,188, which is cheaper than a campus double. Redpoint is the one to think twice about: 3.1 miles out for $859, only $20 less than Uncommon on Hillsborough Street.


What a One-Bedroom or Whole Apartment Costs Near NC State

Living alone near NC State starts around $1,340 a month at complexes that clearly price the whole apartment, roughly $470 more than a median bed. Two places on FMP's NC State page price the whole apartment (rent goes up as bedrooms go up):

Split two ways, a two-bedroom at Clairmont is about $848 each. That's close to the median bed, with a full lease on a normal apartment instead of a shared suite. The trade-off is a 3.9-mile commute.


NC State Off-Campus Housing Cost vs Living on Campus

On rent alone, campus is the cheaper deal at NC State. University Housing's 2026-27 rates list a traditional double at $3,970 a semester, or $7,940 for the year, plus a required $150-per-semester ResNet fee. A median off-campus bed at $869 runs about $10,428 on a 12-month lease. Wolf Village and Wolf Ridge apartments run $4,780 a semester for a two-, three- or four-bedroom.

Food changes the math. First-year students living on campus enroll in a meal plan, and the lowest-priced option on NC State Dining's 2026-27 first-year page is $2,930 a semester plus tax. Add that and a first-year double comes to about $14,100 for two semesters. Off campus, you buy your own groceries.

First-year students usually can't live off campus

NC State's first-year requirement says students must live in University Housing their first year. Exemptions can include a demonstrated financial hardship, medical or disability needs, religious requirements, or living with a parent or guardian within 15 miles of campus.


Getting to Campus From Cheaper Raleigh Apartments

The bus is free. Wolfline is "fare-free" and open to the general public, according to NC State Transportation, and it serves privately owned apartment complexes on city streets along its routes. That can turn a cheaper bed 2 or 3 miles out into a real option.

Just check the route before you sign. A free bus only helps if it stops near your door at the times your classes start.
