How We Compared NC State Off-Campus Neighborhoods
We pulled every property on the Find My Place page for off-campus housing near NC State in October 2026, then grouped them by where they actually sit. Distances are the ones each FMP property page lists. Prices are base rent, before any monthly fees.
One warning before the list. A lot of Raleigh student complexes rent by the bed, but not all of them say so clearly. When the floor plans show rent dropping as bedrooms go up, we call it a per-bed price. When the pattern is mixed, we just say "lists from" and you should ask the leasing office.
1. Hillsborough Street: The Walk-to-Class Strip
Hillsborough Street is the best pick if you want to walk to class and never think about a parking pass. It runs along the north edge of main campus, and FMP's NC State page sums it up as "walkable and packed with student high-rises that lease fast." That last part matters. Start touring in the fall if you want a spot for next August.
Here's what's on FMP right now:
- Uncommon Raleigh, 3020 Hillsborough St (0.4 mi): $879 a bed in a five-bedroom.
- Signature 1505, 1505 Hillsborough St (0.9 mi): $890 a bed in a four-bedroom.
- Stanhope Student Apartments, 3001 Hillsborough St (0.3 mi): lists from $845.
- Yugo Maxwell, 3101 Hillsborough St (0.4 mi): lists from $699.
- Yugo Raleigh Logan, 102 Logan Ct (0.6 mi): lists from $999 for a four-bedroom.
The street itself is the selling point. NC State's own guide to the area describes coffee shops, restaurants, pubs, bookstores and boutiques "just off campus." The catch is price. Uncommon's $879 bed costs $280 more a month than the cheapest bed 2.6 miles south.
2. Western Boulevard and Mission Valley: Close, With Errands Nearby
Western Boulevard works for students who want to be close to campus but a little off the Hillsborough Street noise. It runs along the south side of main campus. The College Inn at 2717 Western Blvd is 0.4 miles from campus and starts at $982 a bed in a four-bedroom (a two-bedroom there is $1,288, which is how you can tell the four-bedroom price is per person).
Mission Valley is the shopping center at the corner of Avent Ferry Road and Western Boulevard. According to NC State's guide to Raleigh, it has a bookstore, pharmacy, cinema and several restaurants, and it's about a 25-minute walk from central campus. Think of it as your errand stop, not your address. We didn't find a large student complex listed right at Mission Valley on FMP.
3. Avent Ferry Road and Gorman Street: The Bus Corridor
Avent Ferry Road is the pick for students who'd rather ride than walk. It heads southwest from Mission Valley toward Lake Johnson, and two Wolfline routes run it. Route 41 goes from the DH Hill Library and the Belltower down to the Avent Ferry Rd/Burger King stop. Route 52 covers Avent Ferry Rd and Gorman St/Kings Ct. Route 42 also stops at Gorman St/Kings Ct.
Much of the rental stock close to campus on this stretch is older condos rented out by individual owners, so expect a mix of unit sizes and landlords. Farther down the road, Campus West at Tryon at 5521 Avent Ferry Rd lists a three-bedroom from $835. It's 3.4 miles from campus, so check bus times before you sign.
One perk: Lake Johnson Park is right off this corridor, with paved trails and boat rentals.
4. Centennial Campus: Quieter, and Built for Living Alone
Centennial Campus is the right call for grad students and upperclassmen who want a normal apartment instead of a shared suite. FMP's NC State page describes it as "newer buildings near the labs and a quieter, modern feel." The Greens at Centennial Campus, 320 The Greens Circle (1.4 mi), has one-bedrooms at $1,618 and two-bedrooms from $2,023.
Those are whole-apartment prices, because rent goes up with bedrooms. Split a two-bedroom and it's about $1,012 each. If that's too steep, Clairmont at Crabtree up near Crabtree Valley has one-bedrooms from $1,340, but at 3.9 miles you'll want a car.
5. Southwest Raleigh: The Cheapest Beds, 2.5 to 3 Miles Out
Southwest Raleigh is where the money is saved. Four complexes sit within a fraction of a mile of each other, 2.6 to 2.9 miles from campus:
- The Wilde Raleigh Apartments, 3333 Melrose Club Blvd (2.6 mi): $599 a bed in a four-bedroom.
- University Suites Student Housing, 2190 Ocean Reef Place (2.8 mi): lists from $799 for a four-bedroom.
- Centennial Ridge Student Housing, 2450 Centennial Ridge Way (2.9 mi): lists from $599 for a three-bedroom.
- University Village at 2505, 2505 Red Lodge Place (2.6 mi): lists from $935 for a four-bedroom.
The Wilde is the one to look at first. Its two-bedroom is $820 and its four-bedroom is $599, so that $599 is clearly per person, and a year comes to about $7,188. That's less than the $7,940 NC State charges for a 2026-27 campus double. The other three each list a single floor plan, so confirm whether the price is per bed before you compare.
6. West Raleigh Near Carter-Finley: Mid-Priced, Car-Friendly
West Raleigh, out past the I-440 Beltline toward Carter-Finley Stadium, is a middle option. You won't save as much as in Southwest Raleigh, and you'll be farther from Hillsborough Street.
- The Station at Raleigh, 1310 Oglethorpe Ave (2.3 mi): $799 a bed in a four-bedroom flat. (Its floor plans are literally named Carter and Finley.)
- Redpoint Raleigh, 10 Oakdale Dr (3.1 mi): $859 a bed in a four-bedroom.
Our take: The Station is fair value. Redpoint is harder to justify at 3.1 miles out for only $20 less than Uncommon on Hillsborough Street.
Getting to Campus Without a Car
Wolfline is fare-free and open to the public, and its routes serve privately owned apartment complexes along city streets. For Fall 2026, NC State Transportation lists Route 41 every 10 minutes on weekdays and Route 42 every 12 minutes. Route 50 was discontinued, with service shifted to Route 60 and GoRaleigh Route 11. Pull up the route map with your exact address before you sign anywhere farther than a mile out.
