For most students, Texas Woman's University off-campus housing in Denton works best on the TWU side of town, the blocks around Bell Avenue, Texas Street and Sawyer Avenue within half a mile of campus. The UNT side has some of the cheapest beds in Denton, from $499 at The Leonard, but it sits 1.7 to 2 miles from TWU. Split a $995 two-bedroom at Lone Star Apartments, 0.3 miles from campus, and you pay about the same $498 each without the commute.

Key Takeaways

  • Lone Star Apartments on Texas Street is a 0.3-mile walk to TWU, with one-bedrooms from $865 and a $995 two-bedroom.
  • The Leonard and Gateway at Denton, on the UNT side, rent beds from $499 and $599. Both are 1.7 to 2 miles from TWU.
  • Downtown is the middle ground: Square9 on Locust Street is 1.0 mile from both schools.
  • TWU's own off-campus option, The Arch and Redpoint, costs $5,680 to $6,220 a semester per person and includes a free shuttle.
  • Walking from the UNT side to TWU takes 42 to 47 minutes, according to the FMP commute times.

TWU Side vs UNT Side: The Quick Comparison

Rent on the TWU side if you want to walk to class, and on the UNT side only if you have a car and need the lowest possible bed price. FMP's page for off-campus housing near Texas Woman's University lists 91 places across Denton, and the campus distances on each property page make the split obvious.

  • TWU side (Bell Ave, Texas St, Sawyer Ave, Hann St): 0.3 to 0.4 miles to TWU, studios and one-bedrooms from $825, two-bedrooms around $995
  • Downtown and the Square: about 1 mile to each school, one-bedrooms from $1,119
  • UNT side (Meadow St, Cleveland St, Fry Street area): 1.7 to 2 miles to TWU, by-the-bed rooms from $499

Prices are base rent from FMP listings in October 2026, before fees.

Renting on the TWU Side: Walkable and Cheaper Than You'd Think

The TWU side is the best choice for most Texas Woman's University students because you can walk to class in under 10 minutes. FMP's TWU page points to the blocks around campus and the Oak-Hickory Historic District just east, where older homes are split into rentals.

Lone Star Apartments, 600 Texas Street (0.3 miles)

Lone Star Apartments lists one-bedrooms at $865 and $895 and a two-bedroom, two-bath at $995. Rent rises with the bedroom count, so these are whole-apartment prices. Split the two-bedroom and you each pay about $498.

The FMP score is 4.0 from three reviews. One reviewer praises the low rent, the walk to TWU and quick maintenance, and complains about thin walls, car break-ins without a gate, and broken laundry machines. Fair trade at this price? For a lot of people, yes.

Struga Place and Haleigh Village

Struga Place, 206 Sawyer Avenue, is a six-minute walk from TWU. It lists one plan, a two-bedroom, one-bath unit at $995. With a single price we can't tell whether that's per person or the whole unit, so ask.

Haleigh Village on Hann Street is a nine-minute walk and lists a studio at $825. That's the lowest price for a place of your own near TWU on FMP right now.

Renting Downtown: The Middle Ground Between TWU and UNT

Downtown Denton puts you about a mile from both campuses, which makes it a good pick if you have friends at UNT or work near the courthouse square. FMP's TWU page describes downtown as artsy and walkable, with a lively nightlife.

Square9, 315 S. Locust Street, is 1.0 mile from TWU and 1.0 mile from UNT. One-bedrooms list from $1,119 to $1,294. Its FMP score is 4.2 from 10 reviews, but they're split: one five-year resident calls it clean and quiet, while another calls management unprofessional. You pay roughly $250 more a month than a Lone Star one-bedroom for the downtown address.

Renting on the UNT Side: Lowest Bed Prices, Longest Trip to TWU

The UNT side has some of the lowest by-the-bed rents in Denton, and that's the whole argument for it. These complexes sit much closer to UNT than to TWU, and the commute widgets on each FMP page show a 40-plus-minute walk to TWU.

  • The Leonard, 1541 Meadow Street (2.0 miles to TWU): a bed in a four-bedroom, two-bath unit is $499, a three-bedroom $635 and a two-bedroom $695. The one-bedroom is $1,299. Rent falls as bedrooms rise, so the shared plans are per-person prices.
  • Gateway at Denton, 1201 Cleveland Street (1.7 miles): $599 in a four-bedroom, $639 in a three-bedroom, $789 in a two-bedroom. Same per-person pattern.

Here's the catch. The Leonard is a 47-minute walk or a 7-minute drive from TWU, per FMP. Gateway is 42 minutes on foot. And that $499 bed comes with three roommates and two bathrooms. Next to a $498 share of a Lone Star two-bedroom on Texas Street, it's hard to call the UNT side a deal for a TWU student.

If you do go that route, our guide to UNT-area neighborhoods breaks down Fry Street and the blocks around it.

TWU's Own Off-Campus Option: The Arch and Redpoint

TWU assigns its own students to parts of two Denton apartment communities: buildings 5 through 10 at The Arch Denton, and the cottages and townhouses at Redpoint Denton. According to TWU Housing, rent is paid to the university at $5,680 a semester per person for a four-bedroom, $5,950 for a three-bedroom and $6,220 for a two-bedroom.

The perk is a free TWU shuttle that runs on weekdays and takes under 10 minutes to campus. The cost is real, though. Even counting five months of rent, a $499 bed at The Leonard is $2,495 a semester. Lone Star's split two-bedroom is about $2,490.

Getting Between the UNT Side and TWU Without a Car

Without a car, the UNT side gets hard fast. TWU's commuting page says DCTA's Connect Route 6 serves the TWU campus and links it to downtown and the Discovery Park area. TWU students can buy a DCTA University Pass by showing a copy of their TWU e-bill. In fall 2024, the North Texas Daily reported the local pass at $120 a semester.

If you're going to need a bus pass and a lot of patience, put that money toward rent on the TWU side instead.
