UArk off-campus housing cost in 2026 starts around $540 to $750 a month for a bedroom in a shared student apartment, and a one-bedroom of your own runs about $900 to $1,600. Across the 32 places on Find My Place's University of Arkansas page, starting prices go from $539 (Alight Fayetteville) to $3,050 (a three-bedroom townhome on Brooks Avenue). Most Razorbacks renting a room in a 3- or 4-bedroom unit should budget $650 to $750 in rent, plus utilities and fees.

Key Takeaways

  • $640 is the median starting room price across eight Fayetteville complexes whose floor plans are clearly priced per bedroom.
  • One-bedrooms near campus start at $1,220 at the median (13 complexes), above Fayetteville's citywide median gross rent of $1,065.
  • Want the cheapest room? Look at Alight Fayetteville ($539), Current on Center ($599) and The Locale ($625).
  • Houses and townhomes list from $1,695 (a three-bedroom on N Crater Ave) to $3,950 (a four-bedroom at The Flats on Razorback).
  • Razorback Transit is fare free, so skipping the $120 Commuter parking permit is a real (if small) saving.
  • Bigger units mean cheaper rooms: Champions Club drops from $945 a bedroom in a 2-bedroom to $649 in a 4-bedroom.

What UArk Off-Campus Housing Costs by Unit Type

Your bedroom count drives your rent more than anything else in Fayetteville. The numbers below come from live floor plans on the off-campus housing near UArk page, pulled in October 2026. Each property's commute widget lists the University of Arkansas, so these are campus-area prices, not county averages.

Room in a 3- or 4-bedroom student apartment: $539 to $750

This is where most upperclassmen land. At these complexes rent goes down as the bedroom count goes up, which only makes sense if you're paying per bedroom. Alight Fayetteville on S School Ave starts at $539 for a room in a 3-bedroom. Current on Center, 0.7 miles from campus, starts at $599 in a 4-bedroom. Champions Club on S Razorback Rd is $649 in a 4-bedroom, and The Vue on Stadium Drive is $749.

Room in a 2-bedroom: $799 to $1,135

Fewer roommates usually costs you $100 to $300 more a month. The Landing on W Crowne Dr goes from $699 (3-bedroom) to $799 (2-bedroom). Hill Place jumps from $635 to $850. Current on Center is the outlier: its 2-bedroom rooms start at $1,135, nearly double its cheapest 4-bedroom room.

One-bedroom or studio: $899 to $1,599

Living alone near UArk roughly doubles your rent compared with a room in a 4-bedroom. Starting prices for one-bedrooms run from $899 at The Parker on Black Oak in Springdale to $1,599 at Atmosphere on S Duncan Ave. Closer to the middle sit SoFay Lofts ($1,125), The Landing ($1,200) and Urban Loft Co. ($1,000 and up).

UArk Off-Campus Housing Cost by Area

Distance from campus barely moves room prices in Fayetteville. Here's how starting prices sort by the distances FMP's commute widgets show.

  • Under a mile from campus: Current on Center lists from $599 and The Locale from $625. Yugo Fayetteville Dickson lists from $779, Atmosphere from $899 and The Academy at Frisco from $970.
  • Down Razorback Road and Stadium Drive, about 1 to 2 miles south: The Marshall lists from $580 (that's a shared room), The Retreat from $728, and Champions Club and The Vue sit in the $649 to $749 range.
  • West and southwest complexes at 1 to 1.5 miles (Hill Place, Aspen Heights, University House, College Town) list from $635 to $750.
  • Four-plus miles out, you mostly find full apartments, not cheap rooms. Reserve at Steele Crossing in north Fayetteville lists one-bedrooms from $1,220, and you'd be paying for gas on top.

Honestly, the cheapest rooms in town are not far away. Current on Center and The Locale are both under a mile from campus and both start under $630. The hills are the hidden cost, not the miles.

What Whole Houses and Townhomes Cost Near UArk

Houses and townhomes near the University of Arkansas usually list at $2,000 to $3,950 a month. Where a place has several floor plans, rent climbs with every added bedroom, which tells you the price covers the whole unit. The Flats on Razorback runs $1,950 for a 2-bedroom, $3,000 for a 3-bedroom and $3,950 for a 4-bedroom. Garland Luxury Townhomes lists $2,000 for two bedrooms and $2,600 for three.

Single-listing houses are harder to read. Holly Luxury Living, 0.7 miles from campus, lists a 3-bedroom at $2,550; Duncan Duplexes lists one at $2,950. Split it with your group and do the math yourself (and before you sign, read per-bed vs. per-unit leases so you know whether one roommate bailing puts you on the hook).

Hidden Costs on Top of UArk Rent

Rent is never the full number. Plan on $40 to $100 a month for utilities in older houses, which rarely bundle electric and water. Most complex listings on FMP carry a "fees may apply" note, and The Landing's page says its posted prices are base rent only.

Parking is the other line item. The University of Arkansas sells off-campus students a Commuter permit for $120 a year or an Economy permit for $25, while the Harmon Garage permit runs $925 a year. Or skip the car on campus: Razorback Transit is fare free and anyone can ride.

Call it the FMP All-In Year: monthly rent times 12, plus utilities times 12, plus parking. A $649 room at Champions Club comes to $7,788 in rent alone. Add $60 a month for utilities and a Commuter permit and you're near $8,630 for the year.

How Fayetteville Rent Compares to the Rest of the City

A shared room near UArk costs about $425 a month less than the typical Fayetteville rent, while a one-bedroom near campus costs about $155 more. The U.S. Census Bureau puts Fayetteville's median gross rent at $1,065 for 2020 to 2024, across a city of about 106,600 people. The $640 median room sits well below that. The $1,220 median one-bedroom near campus sits above it, because newer student buildings price at the top of the market.

So the cheapest move is the obvious one, roommates. Want to check what you're paying for first? Student reviews of UArk housing cover management, quality and social life, or browse every student apartment in Fayetteville.

How much should a UArk student budget per month for housing?

About $700 to $800 total for most students. That's a $640 to $700 room in a shared unit plus utilities. Go solo and the number climbs to $1,300 or more once utilities are in.
