University of Kentucky off-campus housing costs about $739 to $1,000 a month per person for a bed in a shared apartment, and roughly $935 to $1,500 for a studio or one-bedroom to yourself, with a few newer one-bedrooms higher. Those numbers come from the 18 Lexington properties linked to UK on Find My Place as of October 2026. Add $40 to $100 a month for utilities when they aren't included. Even then, a full year in one of the cheapest four-bedroom beds costs less than two semesters in a UK residence hall.

Every building below is on the UK off-campus housing page with its current price. This guide is the math behind those numbers.

Key Takeaways

  • $739 a bed is the lowest proven per-bed price near UK, at Latitude Lexington and Newtown Crossing.
  • Living alone costs more. Studios start at $935 (The Studios at Belmont, utilities included per its floor plan) and $970 (The Axis at 1435).
  • Red Mile Road is the steadiest value strip, with Campus Court Lexington and The Stretch both listing shared bedrooms between $750 and $840.
  • Furniture has a price tag: studios180 downtown lists the same studio at $1,195 unfurnished and $1,395 furnished.
  • UK's own 2026-27 budget puts off-campus food and housing at $14,716, versus $17,048 for on-campus students.

What UK Off-Campus Housing Costs per Month in 2026

Most shared-bedroom listings near the University of Kentucky fall between $739 and $1,000 a month. Going solo starts at $935 and runs closer to $1,200 for anything newer or furnished. By room type:

  • Bed in a 3- or 4-bedroom unit: $739 to $1,245, though most sit under $1,000 (Newtown Crossing, Latitude Lexington, Campus Court Lexington, The Stretch, Royal Lexington).
  • Bed in a 2-bedroom unit: $829 to $1,289.
  • Studio: $935 to $1,495, from The Studios at Belmont up to a furnished Studio Plus at studios180 (Kampus Properties' flat $825 aside).
  • One-bedroom: $945 to $1,700. Limestone Square & Medical Villas lists one from $945; Signature Apartments' priciest one-bedroom plan is $1,700.

Lexington is not a cheap-studio town. It's a cheap-roommate town.

Location can move your rent by $300 a month for the same type of room. Distances below come from each property's Find My Place page.

South Limestone, South Upper and Aylesford: From $799

The closest buildings to campus list from $799 a bed, and both Hub properties run past $1,100. Hub on Campus Lexington (Upper) at 500 S. Upper St. is 0.3 miles out, with a four-bedroom bed from $1,104 and a three-bedroom bed at $1,245. Hub Limestone, also 0.3 miles away, lists a single 3x2 plan at $1,389. With one floor plan posted, there's no way to tell if that's per bed or per apartment. Ask.

Cheaper options sit slightly farther out. Royal Lexington (0.4 miles) lists a four-bedroom bed at $799 and a three-bedroom at $899. Kampus Properties on Aylesford Place (also 0.4 miles) lists every plan, studio through six-bedroom, at the same $825. That looks like a placeholder, so confirm before you budget. Limestone Square & Medical Villas on Transcript Avenue lists from $820.

Angliana Avenue, West of Campus: Beds From $739

Angliana has the most per-bed inventory near UK, starting at $739. Latitude Lexington at 524 Angliana Ave. (0.8 miles) lists a private room in a four-bedroom from $739, while its one-bedrooms run $1,499 to $1,529. Signature Apartments at 840 Angliana (0.9 miles) labels several plans "Individual Bedroom" and lists $995 to $1,035 in a four-bedroom and $1,157 to $1,289 in a two-bedroom.

The Wyatt at 497 Angliana (0.7 miles) is the odd one. It lists from $459, but that number belongs to a single 4x4 plan, and most of its 19 floor plans sit between $889 and $1,109. Treat $459 as something to ask about, not something to budget around.

Red Mile Road: Beds From $750, Studios From $935

Red Mile Road lists shared bedrooms from $750, about a mile from campus. Campus Court Lexington at 935 Red Mile Rd. (1.1 miles) lists one-bedrooms from $1,044, two-bedrooms at $829 to $840, and three-bedrooms at $759 to $799. Rent drops as bedrooms go up, so those shared numbers are per bed. The Stretch at 1051 Red Mile (0.9 miles) follows the same pattern: $750 in a four-bedroom, $930 in a two-bedroom.

No roommates? The Studios at Belmont on Legion Drive (0.8 miles) lists a studio at $935, with a floor plan labeled "all major utilities included."

South Broadway and Newtown Crossing: Beds From $739

Newtown Crossing (0.4 miles) ties Latitude for the lowest proven per-bed price: $739 in a 4x4 Standard and $749 to $789 in a 3x3, against $1,119 and up for studios. The Townhomes at Newtown Crossing at 843 S. Broadway (0.6 miles) lists from $939. It only lists four-bedrooms, so there's no curve to check the basis against.

Nicholasville Road, University Drive and Downtown: Studios From $970

Solo apartments here start at $970, and every price is for the whole unit. The Axis at 1435 on Nicholasville Road (1.0 mile) runs $970 for a studio up to $1,125 for a large one-bedroom. The Flats at 345 on Blackburn Avenue (1.3 miles) lists one-bedrooms from $1,190. University Flats Graduate Housing (0.6 miles) lists a studio at $1,278 and a one-bedroom at $1,426.

Downtown, studios180 at 180 N. Martin Luther King Blvd. (0.9 miles) lists studios from $1,195, or $1,395 furnished. That's $2,400 a year for furniture you could buy used for far less.

Per Bed or Whole Apartment? How to Read a Lexington Listing

Check the bedroom curve. If a four-bedroom lists cheaper than a two-bedroom in the same building, the price is per bed. If rent climbs with bedrooms, it's the whole apartment. The "whole unit" label won't tell you.

Campus Court is the clean example: $1,044 for a one-bedroom, $829 for a two-bedroom, $759 for a three-bedroom. Nobody rents a whole three-bedroom for less than a one-bedroom, so $759 is one person's share. The Axis goes the other way ($970 studio, $1,125 one-bedroom): whole-unit pricing.

When a building lists one floor plan or one price for every size (Kampus Properties, Hub Limestone), email the leasing office for "the monthly total per person, including fees." Get it in writing.

Is Off-Campus Housing Cheaper Than Living on Campus at UK?

Usually, yes, if you share. UK's 2026-27 rates put the standard 2-Bedroom Suite, offered in about a dozen halls, at $5,851 per semester, or $11,702 for fall and spring, according to UK Housing's published rates. Undergrads in the halls also have to buy a meal plan, and the default All Access White plan is $2,674 per semester.

A four-bedroom bed at Newtown Crossing is $739 times 12, or $8,868 for a full year including summer. UK's 2026-27 cost of attendance budgets $14,716 for food and housing off campus and $17,048 on campus.

A studio flips the math. Twelve months at studios180's $1,195 is $14,340 in rent alone, more than a hall room. Living alone near UK is a lifestyle choice, not a savings plan.

Costs Beyond Rent Near the University of Kentucky

Budget $40 to $100 a month per person for utilities if they aren't included, the range Find My Place gives for UK-area rentals. Most of the 18 UK-linked buildings also haven't posted monthly fees, so the listed number is base rent and your real total will run higher.

Transportation is cheap. Any UK student rides Lextran free with a valid UK ID through the Free City Transit program, so a cheaper place 1.1 miles out on Red Mile doesn't come with a bus bill. Parking is the opposite: spots near campus are tight and permits go fast.

Prices change through leasing season, so check current numbers on the Lexington student housing page before you tour.
