The best time to look for off campus housing at UK is October and November, for a lease that starts the following June to August. That's when returning University of Kentucky students lock in roommate groups and sign for next fall, so the closest by-the-bed buildings tend to fill first. If you also applied for a UK residence hall as a backup, sign your Lexington lease before February 28, the last day to cancel UK's housing contract without a penalty. Every building in this guide is on FMP's UK off campus housing page.
Key Takeaways
- October and November are peak signing months in Lexington, when returning students lock in groups for the next fall.
- UK's 2027-28 campus housing application opened September 9, 2026, and room selection for returning students started the week of October 12.
- February 28, 2027: last day to cancel UK's housing contract without a penalty (the $50 application fee is nonrefundable either way).
- Last cycle, lease starts on FMP's UK-area listings ran from June 12 at The Stretch and Newtown Crossing to August 21 at Royal Lexington.
- Kentucky doesn't cap security deposits, but in Lexington your landlord has to give you a signed damage list before taking one.
- Every UK-area listing on FMP is a 12-month lease. Budget for summer.
When UK Students Sign Off-Campus Leases in Lexington
Lexington's student leasing peaks in the fall, close to a year before move-in. The UK page on Find My Place puts the peak in October and November, as returning students lock in groups for the next fall. That lines up with UK's own housing calendar, which runs early too.
Spring isn't dead. Sublets show up as students leave for internships or study abroad. But by then you're choosing from what's left, not from the whole list of 18 UK-linked buildings on FMP.
Why UK's Campus Housing Calendar Pushes the Off-Campus Search Earlier
UK opens campus housing for the next year in early September, so most students are already deciding about next year by fall. For 2027-28, UK Campus Housing's returning-student page says the application opened September 9, 2026. Room selection began the week of October 12, in waves. The same page says UK is "nearing capacity for returning students." Upper-level students who want Boyd Hall or University Flats (the apartment-style halls) are competing for a limited number of spaces.
So you're making two decisions at once in October. Stay on campus, or sign in Lexington? Plenty of people hedge and do both. That works, as long as you cancel the UK application by February 28 once you sign in Lexington.
The UK Off-Campus Housing Timeline, Month by Month
Short version: start in September, tour in October, sign by the end of November, and treat December through February as your fallback window. Here's how that maps onto a fall 2027 move-in.
September: Pick UK Roommates Before Touring Lexington Apartments
Settle your group first. A four-bedroom at The Stretch on Red Mile Road lists at $750 a bed, while its two-bedroom lists at $930. The bigger unit is cheaper per person. Honestly, that only helps if you have three people who will actually sign. Agree on a budget ceiling now, in writing, in the group chat.
October and November: Peak Signing Season for UK Students
October and November are peak signing months for UK students, so this is the window to commit. Tour two or three buildings, compare move-in dates (not just rent), and sign. Buildings closest to campus tend to go first. Royal Lexington sits 0.4 miles from UK and lists a four-bedroom bed at $799. Hub on Campus Lexington (Upper) is 0.3 miles out.
December Through February: Backup Leases Near UK
Winter still has options, just fewer of them. This is when your group should look past the half-mile ring. Try Red Mile Road, or Angliana Avenue west of campus, where Latitude Lexington (0.8 miles) and Signature Apartments (0.9 miles) both run large floor-plan lists. Our guide to the best Lexington neighborhoods near UK covers who lives where.
Distance matters less than it looks. Any UK student rides Lextran free with a valid UK ID, through UK's Free City Transit partnership.
February 28: UK's Housing Contract Cancellation Deadline
Cancel your UK housing application by February 28, 2027 if you've signed off campus. After that date, UK says cancellation penalties apply, and the contract is "legally binding for the full academic year." Missing it could mean owing UK while also paying a Lexington landlord. Cancel in the myUK housing portal. Don't assume an off-campus lease cancels it for you (it doesn't).
When Lexington Student Leases Actually Start
Lexington leases don't all start in August. On FMP's UK-area listings last cycle (fall 2026), start dates ranged from June 12 to August 21:
- June 12: The Stretch, Newtown Crossing, and two of Latitude Lexington's plans.
- Early August: Campus Court Lexington on August 1, Signature Apartments on August 15.
- Late August: most of The Wyatt's plans on August 19, and Royal Lexington plus most of Latitude's plans on August 21.
Expect similar windows for 2027, but get the exact dates in writing. A June 12 start at $750 a bed means paying for most of June and all of July before classes. That's more than $1,000 for an apartment you might not touch until August. If you're home for summer, either target a building with a late-August start or plan to sublet.
There's no short-lease escape hatch here, either. Every UK-area floor plan on FMP is listed as a 12-month lease.
Kentucky Deposit Rules to Know Before You Sign in Lexington
Kentucky law sets no dollar cap on security deposits, so your protection is in the paperwork. Lexington-Fayette County adopted the state landlord-tenant act (KRS 383.505 to 383.710) through Ordinance 98-84, according to the Lexington-Fayette Urban County Human Rights Commission.
Under KRS 383.580, a landlord who takes a deposit must keep it in a separate bank account used only for deposits. They must also tell you where that account is and its account number. Before taking your money, they owe you a written list of existing damage, which you can inspect and sign. If they skip the list or the separate account, they can't keep any of your deposit.
So don't hand over a deposit until you've seen and signed that damage list. And at move-out, dispute anything you disagree with on the final list in writing. A tenant who doesn't sign or dispute that list loses the right to sue over it.
None of the 18 UK-area buildings on FMP list deposit amounts publicly. Ask each one for its number, plus any application or admin fees, before your group applies.

Frequently Asked Questions About When to Look for UK Off-Campus Housing
When should University of Kentucky students start looking for off-campus housing?
September, with the goal of signing in October or November. That's nine or ten months ahead of a late-August move-in, which feels absurd the first time. It's also when the closest buildings to campus tend to fill.
Is it too late to find UK off-campus housing in the spring?
No. Sublets show up in spring as students leave for internships or study abroad. You'll have fewer choices, and you may end up farther from campus, but free Lextran rides with a UK ID make a longer commute easier to live with.
What happens if I applied for UK housing and then sign off campus?
Cancel your UK application in myUK by February 28, 2027 to avoid cancellation fees. The $50 application fee isn't refunded. After that date, UK's housing contract is binding for the full academic year.
How much is a security deposit in Lexington, KY?
There's no state cap, so it varies by building. Kentucky's KRS 383.580 does require a separate deposit account and a signed move-in damage list. Without both, the landlord can't keep any of it.
What if my Lexington lease starts in June but I don't need it until August?
You'll usually pay for the summer anyway. Last cycle, Royal Lexington and most of Latitude Lexington's plans started August 21, so ask for a late-August start or line up a summer subletter before you sign.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
