If walking to class is non-negotiable, live on UTSA Boulevard. Campus Edge on UTSA Boulevard is 0.5 miles from Main Campus and starts at $724/mo. Prado, at 7114 UTSA Blvd, is 0.6 miles out and prices private rooms from $789 to $1,189 depending on the floor plan and how many people you're splitting with. Hill Country Place at 6222 UTSA Blvd sits 0.8 miles away, running $789 for a spot in a 4x4 up to $1,355 for a private one-bedroom.

One warning, because Campus Edge is the closest and students ask about it constantly: its FMP score is 3.4, and the reviews are split hard. Alanna gave it 5.0 across the board in June and named a specific front-office employee who tracked down her package. Catie gave it 1.0 the same month over a hot water problem she says went unfixed. Her verdict was blunt: "don't move here because the front office really doesn't care about you as a resident."

Best for: students without a car, and anyone who wants the option of walking home from a late lab.


2. North Loop 1604 West — Live Between the Dorms

Here's the detail nobody puts in a housing guide. Every UTSA residence hall has a North Loop 1604 West address: Guadalupe Hall at 6902, Laurel Village at 6904, Alvarez Hall at 6908, Chaparral Village at 6910, and Chisholm Hall at 6960. Onyx at Oslo is at 6919 North Loop 1604 West Access Road. It is, address-for-address, in the middle of the dorms, 0.5 miles from campus.

Onyx is also the best value in this article, and it's easy to miss. Its cheapest floor plan is a whole one-bedroom at $699/mo — not a bedroom in a shared unit, an entire apartment, for less than a single private room costs at most of the purpose-built places on UTSA Boulevard. Five of its six floor plans are one-bedrooms, topping out at $1,259, with a two-bedroom at $1,299.

Tetro Student Village is the other 1604 option, at 7023 N Loop 1604 W and 0.7 miles from campus. Its pricing ladder is a clean example of per-bed rent: $735 for the D1-Esparza 4x4, $790 for the C1-Crockett 3x3, then $865 and $900 for the two-bedroom plans. More roommates, lower rent each.

Best for: freshmen and sophomores who want dorm proximity and dorm social life without the meal plan.


3. West Hausman and Babcock Road — Where the Cheap Private Rooms Live

This is the value pocket. Madera, at 8102 W Hausman Rd, is 1.8 miles from Main Campus and lists private rooms at $715 in a 4x4, $740 to $755 in a 3x3, and $835 to $855 in a two-bedroom. Villas at Babcock opens at $699/mo for a spot in a 4x4.5 and is 0.9 miles out. The Reserve San Antonio, at 13903 Babcock Rd, starts at $739.

7222 Autumn Park does something unusual and worth knowing about: it lists a shared bedroom at $675/mo alongside a master bedroom at $950 in the same house, 2.2 miles out. Sharing a room is a real lever in San Antonio, and almost nobody advertises it that plainly.

Best for: students optimizing hard on price who already have a car or a reliable ride.


4. La Cantera and Chase Hill — A Real Apartment, Still 0.8 Miles Out

La Cantera is the underrated answer for students who don't want roommates. Oaks at La Cantera, 15726 Chase Hill Blvd, is 0.8 miles from campus — the same distance as Hill Country Place — and rents a genuine whole one-bedroom from $905/mo, with two-bedrooms at $1,250 to $1,360. It's a 78256 ZIP, so you're also next to the mall and the restaurants around The Rim.

Be selective here, though. High View at 15949 Chase Hill Blvd starts at $700/mo and carries a 2.6 FMP score. Lark San Antonio, a mile up at 15655 Market Hill Blvd, opens at $685 and sits at 1.4 across five reviews. Cheap and close isn't automatically good.

Best for: juniors, seniors, and grad students who want their own place and can pay $900+.


5. Medical Center — The Highest-Rated Option, 4.5 Miles Out

Lirio is the best-reviewed student property in San Antonio on our platform: a 5.0 FMP score across five reviews, with perfect marks on social, management, and quality. It's at 8638 Huebner Rd, 4.5 miles from Main Campus. One-bedrooms run $1,005 to $1,392, two-bedrooms $1,248 to $1,442, and three-bedrooms $1,627 to $1,757 — genuine whole-unit pricing, so a three-bedroom split three ways lands near $560 each.

The reviews read like people who stayed a while. Miracle wrote in June that she'd been there over a year with no issues and that the office staff kept the place feeling like home. Krystal's was shorter: "We were well cared for during our three year stay." Three years is a strong signal in student housing. Westchase Apartments, at 7820 Woodchase, is the budget play in the same corridor — a 440-square-foot one-bedroom at $695, 4.8 miles out.

Best for: nursing, pre-med, and health science students doing clinical rotations along I-10, plus anyone who'd rather have a good landlord than a short drive.


6. Vance Jackson and Canyon Creek — Conventional Apartments, 3.3 Miles

Pick Vance Jackson if you want a normal lease in a normal apartment complex. Reserve at Canyon Creek, 12235 Vance Jackson Rd, is 3.3 miles from campus and prices like a regular apartment community: one-bedrooms from $899 to $1,270, two-bedrooms $1,099 to $1,730, three-bedrooms $1,899 to $2,010. West Oaks, at 14838 Vance Jackson Road, is 2.0 miles out and starts at $864 for a one-bedroom.

Find My Place's own San Antonio guide flags Vance Jackson and University Hills as the most convenient cluster for UTSA students, and the density of apartments and retail along that road is the reason. The tradeoff is honest: 12-month leases instead of academic-year terms, and neighbors who aren't students.

Best for: students who want a quieter building, a 12-month lease, and space that isn't sized for a 4x4.


7. Southtown and the Downtown Campus — Only If Downtown Is Your Campus

Do not move downtown for Main Campus. The Peanut Factory Lofts at 1011 S Frio is 13.4 miles from Main — that's a genuine commute on I-10 twice a day, and it will wreck your schedule. But if your classes are at the UTSA Downtown Campus, the calculation reverses completely, and Southtown becomes the obvious pick.

The Peanut Factory prices as a conventional building: $995 for a studio, $1,095 for a one-bedroom, $1,485 for a two-bedroom, $2,295 for a three-bedroom. You're in a converted industrial loft walkable to King William, the River Walk, and the Blue Star arts complex. Best for: Downtown Campus students, architecture and business students with downtown classes, and anyone who wants a city instead of a suburb.

Student housing and regular apartments quote rent two different ways, and San Antonio listings mix both freely. Here's the test we use, and it takes about ten seconds.

Look at the cheapest and most expensive floor plans at one property. If the 4-bedroom costs less than the 1-bedroom, the number is per person. Campus Edge is the textbook case: $724 for a 4x4, $1,509 for a 1x1. Nobody rents a whole four-bedroom apartment for half the price of a studio. Tetro, Madera, Villas at Babcock, and High View show the same inverted curve.

Now flip it. At Reserve at Canyon Creek, one-bedrooms start at $899 and three-bedrooms hit $2,010. Price rises with bedrooms, so that figure is whole-apartment rent, and you divide it yourself. Lirio, Onyx at Oslo, Westchase, and The Peanut Factory Lofts all work this way.

Get this backwards and your budget is off by a factor of three. Also worth noting: San Antonio listings show base rent, and most of these properties haven't published their monthly fees, so ask what the total actually is before you commit.

Do UTSA freshmen have to live on campus?

No. UTSA Housing and Residence Life states plainly that "UTSA does not have a live on requirement," though it recommends first-year students live on campus. The one exception is the Honors College — accept an Honors invitation and you're required to live in Guadalupe Hall. The bigger practical issue is the other direction: UTSA now limits how many returning residents get on-campus spaces so more incoming freshmen can, which pushes a lot of sophomores into the off-campus market whether they planned on it or not.

How much is off-campus housing near UTSA?

Two separate ladders, and mixing them up is the most common budgeting mistake. Per-person bedrooms near Main Campus run about $675 to $950/mo, and the entry-level private room lands between $699 and $735 at Villas at Babcock, Madera, High View, Tetro, and Campus Edge. UTSA's own housing office notes that on-campus spaces for fall usually fill early in the spring semester, and the off-campus market near 1604 follows the same rhythm — the best UTSA Boulevard units go in January and February for an August move-in. Prado and Madera currently show units available August 13 and 14, which tells you what's left in August is what nobody took in the spring.

Can you live near UTSA without a car?

Only on UTSA Boulevard or North Loop 1604 West. Those two strips put you inside 0.8 miles, and Onyx at Oslo and Tetro are close enough that you're walking the same route as students in Chaparral Village. Everywhere else, plan on driving. VIA Metropolitan Transit covers northwest San Antonio, but headways in the outer neighborhoods are long, and the area around campus is suburban enough that biking isn't a great primary option. Parking is the consolation prize — most complexes around 1604 include at least one space at no extra cost.
