Fort Collins runs on two leasing clocks. Big student complexes near Colorado State start renewals and pre-leasing in the fall, while landlords renting houses and older apartments list from January through March, with near-campus inventory largely signed by April. If you're asking when to look for off-campus housing at CSU, the answer is January or February at the latest, and October if you have your heart set on a specific student building.
Key Takeaways
- Houses and smaller rentals near CSU list January through March, and FMP's CSU page says the near-campus stock is largely signed by April.
- Student complexes move first. Some ask current residents to re-sign as early as the fall semester.
- March and April are the peak months, so start before spring break.
- First-years under 21 must live in a residence hall for two semesters under CSU policy, which means your first off-campus search happens during freshman year.
- CSU's Off-Campus Life office has kicked off lease season with a February housing fair.
- May and June still work (Midtown along Prospect Road tends to have more late openings), but the best near-campus units will be gone.
The Colorado State Off-Campus Calendar, Month by Month
The CSU housing year starts in the fall for complexes and in January for houses. Here's how the timeline lines up for a lease that starts in August 2027.
- October and November: student complexes send renewal offers and open pre-leasing.
- December. Lock your roommate group before winter break.
- January to March, landlords list houses and older apartments. Tour now.
- March and April: peak signing. Near-campus inventory is largely gone by the end of April.
- May and June: leftover units, sublets, and Midtown complexes with late availability.
Most of those windows come from FMP's page on off-campus housing csu, which notes that Fort Collins leases near campus typically turn over in May and June.
Why Student Complexes Sign Earlier Than Houses
Purpose-built student complexes lease by the bed and need to fill every one for the same move-in date, so they start selling in the fall. Individual landlords often wait to see who's moving out.
The Rocky Mountain Collegian saw this firsthand in November 2022. A junior living at The Standard on West Lake Street told the paper the complex was already asking residents to re-sign, warning that "occupancy for next year is limited." The year before, she hadn't signed until spring.
Here's what the fall push looks like on FMP today. State Fort Collins on Choice Center Drive lists beds from $689. The District at Campus West on West Plum Street starts at $749, and The Social at Stadium Walk on West Lake Street, about half a mile from campus, starts at $1,110. The lowest-priced floor plans at each building are the ones that go early.
Don't panic-sign in October, though. RealPage data reported by CRE Daily found only 3.3% of U.S. student housing beds were pre-leased for fall 2026 as of October 2025, the slowest start in more than a decade. Nationally, at least, the fall rush has cooled. Use the fall to compare, not to commit on day one.
Houses and Older Apartments: The January-to-April Window
If you want a house in Campus West, along Remington Street, or near Old Town, your window opens in January. FMP's CSU page says landlords list from January through March, that March and April are the busiest months, and that "by April, the near-campus inventory is largely signed."
CSU's own Off-Campus Life office has said much the same. In a 2019 Collegian story on the spring rush, assistant director Lindsay Mason recommended most students sign between February and April, and noted the office opens lease season with a housing fair in February.
Houses also changed in 2024. Fort Collins dropped its old U+2 occupancy limit, so a group of five can now rent a five-bedroom house as long as the bedrooms are legal and the landlord agrees. More groups chasing the same big houses is another reason to start in January. Our Fort Collins U+2 guide covers what's allowed now.
Freshmen: Your First Search Starts Sooner Than You Think
CSU first-years generally have to live on campus, so your first off-campus lease will be for sophomore year. Under the university's student living regulations, students who are single, under 21 and not living with parents in the Fort Collins area must live their first two consecutive semesters in a residence hall.
That puts the search right in the middle of your freshman spring. If you want a house, you need roommates picked by January, which is only one semester after you met most of them. Pick people you'd trust on a joint lease (one person missing rent becomes everyone's problem).
Not sure you're ready? A by-the-bed complex where each person signs separately is the safer first lease. You can always move into a house junior year.
Searching Late? What's Left in May and June
You'll still find housing near CSU in late spring. The Collegian quoted Off-Campus Life saying "it is definitely not too late" for summer signers, and FMP's CSU page says May and June searchers will still find near-campus options.
The trade-off is choice and price. Expect pricier units or spots farther from campus, and look along Prospect Road in Midtown, where FMP says late availability tends to be better. Sublets from graduating seniors are another route. Either way, check the transit before you sign. Our guide to Fort Collins neighborhoods explains which areas sit on the MAX line.
How to Hit the CSU Leasing Window
Settle roommates in the fall. Tour complexes in October and November if you want a by-the-bed lease, and ask what the renewal deadline is for current residents.
Then spend January and February on houses. Check each address in the city's rental registration lookup before you hand over a deposit, and ask what utilities and fees add to base rent. Every complex named above shows base rent only. For the price side, our breakdown of what CSU students pay in Fort Collins has the per-bed numbers.
Frequently Asked Questions About When to Look for Off-Campus Housing at CSU
When should I start looking for off-campus housing at CSU?
January for houses, October for student complexes. FMP's CSU page puts peak signing in March and April, and near-campus inventory is largely signed by April.
Is April too late to find housing near Colorado State?
Not too late, but late. You'll find options in May and June, mostly farther from campus or at higher prices.
Do CSU freshmen have to live on campus?
Generally, yes. CSU policy requires single students under 21 who aren't living with parents in the Fort Collins area to spend their first two semesters in a residence hall.
When do Fort Collins student apartments send renewal offers?
Often in the fall semester. A Standard resident told the Collegian in November 2022 that her complex was already asking tenants to re-sign for the following year.
When do Fort Collins leases start and end?
Most near-campus leases turn over in May and June, per FMP's CSU page. Student complexes set their own start dates, so confirm exact move-in and move-out dates before you sign, or you could get stuck between leases.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
