Property managers know where demand comes from. JMU requires first-years to live on campus, and the university says it can house only about 35% of the sophomore class, so most of each sophomore class needs an off-campus bed for year two. September: look, don't sign

Use the free events. JMU held its Fall Housing & Community Fair on September 30, 2026, from 11 a.m. to 2 p.m. in the Festival Conference & Student Center Grand Ballroom, per the September 2026 JMU family newsletter. Grab floor plans, ask about fees, and walk away.

October: the rush

Two things happen at once. The on-campus Live On Again! contract for 2027-28 opens October 1, and Harrisonburg complexes start their leasing pitches in earnest. If you already know your group (say, the same four people from your hall), this is when you get first pick of floor plans at places like 865 East on Port Republic Road or The Harrison on Devon Lane.

November and December: the sweet spot

This is when we'd sign. You've had a full semester to learn whether your future roommates do dishes. Plenty of units are still open, and you can lock in before everyone scatters for winter break.

January through March: smaller pool, still workable

By spring, the cheapest four-bedroom units are mostly gone. You'll still find options (bigger complexes simply have more beds to fill), but expect fewer floor plans and fewer specials. JMU's Off-Campus Life office also hosts a spring housing fair early in the semester.

April onward: subleases and leftovers

Late searchers mostly pick up subleases and one-off openings. Not ideal. Not hopeless either.


Should You Sign Early or Wait Until Spring at JMU?

Sign early only if your roommate group is settled. JMU's Off-Campus Life office recommends waiting until spring, and the university's September 2026 family newsletter was blunt: "take your time before you sign," because "a great new friend does not always make a great roommate."

The market doesn't care about that advice, though. The cheapest listings near JMU (The Harrison lists from $505, The Mill Apartments downtown from $509, The Hills Northview on Port Republic from $560) are exactly the ones that go first. So the honest answer: tour in October, sign in November or December once your group is real, and don't sign in week six with people you met in week two.


What You're Committing to When You Sign a JMU Lease

A JMU off-campus lease is almost always a full year. All 100 JMU-area floor plans we checked on Find My Place carry a 12-month-plus term, and most list an August start date. That means you'll owe rent in June and July even if you go home, so plan on a summer sublease if you leave Harrisonburg.

Money up front matters too. Under Virginia Code § 55.1-1226, a landlord can't take more than two months' rent as a security deposit and must return it, with an itemized list of any deductions, within 45 days after you move out. Ask for a move-in inspection report and photograph everything on day one.

Settle your group before October: how many people, and who's the backup if someone drops out.
