On JMU apartments vs houses, a furnished complex on Port Republic Road or Devon Lane is the cheaper deal for most students in 2026: four-bedroom floor plans at The Altitude list at $674 a bed with furniture included, while Old Town houses advertised this October ask $750 to $825 per bedroom, unfurnished, with utilities on top. The house wins on one thing only, and it's a big one. You can walk to class in three minutes.

Key Takeaways

  • Old Town houses near the north end of campus were advertised at $750 to $825 a bedroom in October 2026.
  • Furnished four-bedroom beds at Port Republic Road complexes start lower: $674 at The Altitude, $705 at 865 East.
  • Furniture? Every big complex we checked comes furnished. None of the Old Town houses we looked at did.
  • City zoning caps most single-family houses at 2 unrelated tenants (unless the owner lives there), so ask how a 5-bedroom house is legal before you sign.
  • Houses buy you the walk. Complexes ride the free JMU bus lines, which mostly stop around 7 p.m. on weekdays.

Cost: Which Is Cheaper, JMU Apartments or Houses?

Complexes are cheaper per person right now, and that surprises people. The old assumption was that a beat-up house split eight ways beat any apartment. A 2022 story in The Breeze found one senior paying $435 in a 10-person house on Main Street, utilities included. Those deals are mostly gone.

Here's what the October 2026 numbers say. Houses around Old Town and downtown, on streets like Old South High, South Mason and West Water, were advertised at $750 to $825 per bedroom for next year. Meanwhile, Find My Place listings put four-bedroom beds at The Altitude at $674 and at 865 East at $705. (Both properties list one-bedrooms near $1,450 to $1,575, so those four-bedroom prices are clearly per bed.) Arcadia Harrisonburg prices per person from $685.

A few complexes list lower still. The Harrison on Devon Lane lists four-bedroom plans from $505 and The Hills Northview from $560. Confirm with the leasing office whether those figures are per bed or per unit, because the floor plans alone don't settle it.

Do the yearly math. A $795 bedroom in a house versus a $674 furnished bed comes to about $1,450 more over a 12-month lease, before you buy a single mattress. For the full price breakdown by floor plan, see our guide to what off-campus housing costs near JMU.

Edge: complexes.

Furnishing and Utilities: What Your Rent Actually Includes

Nearly every big Harrisonburg complex comes furnished. JMU's Off-Campus Life housing guide lists The Altitude, The Harrison, 865 East, Sunchase, Squire Hill, both Hills buildings, North 38 and Redpoint as fully furnished. That means a bed, desk, dresser and living room set are waiting on move-in day.

Old Town houses usually aren't. None of the house listings we reviewed this fall advertised furniture. So you're hauling a mattress up a narrow staircase in August, and somebody's parents are driving a couch down I-81.

Utilities tilt the same way. The Altitude, The Harrison, The Hills Southview and North 38 bundle full utilities, per the same guide. In a house you split electric, water, gas and internet yourselves (and older houses with window units and drafty windows run high bills in January).

Edge: complexes, clearly.

Commute and Location: Where the House Wins

Old Town houses sit 0.1 to 0.5 miles from campus. You walk to class, you walk to Court Square for food, and you never think about a bus schedule or a parking permit.

The complexes are farther out but not stranded. JMU's bus lines are fare-free. The Green Line serves Devon Lane and Port Republic Road (The Harrison, The Fox Townhomes, Squire Hill, Northview and Southview), the Pink Line covers Arcadia, the Purple Line runs to Sunchase, and the Blue Line serves Redpoint Harrisonburg. The catch is the clock. Most JMU lines run weekdays only, roughly 7 a.m. to 7 p.m., and our JMU bus route guide covers what runs after that.

If you've got 8 a.m. labs and late nights at Carrier Library, that walk is worth real money to you.

Edge: houses.

Leases, Zoning and Landlords

Read the zoning before you read the lease. Harrisonburg caps unrelated occupants by zoning district: 2 people in R-1 and R-2 single-family areas when the owner doesn't live there, and 4 in R-3, R-4, R-5 and the downtown B-1 district, per the City of Harrisonburg's tenant rights page. The city warns that going over the limit can lead to eviction. A 6-bedroom house can still be legal (older houses are sometimes grandfathered), but ask the landlord to show you how.

Lease structure differs too. Houses usually go on one joint lease, so if a housemate bails, the rest of you cover the gap. By-the-bed complexes like Arcadia and North 38 price per person, and many sign each roommate separately. Ask either way.

Then there's who fixes the dishwasher. Complexes have maintenance staff and online work orders. House maintenance is only as good as the owner, and a 2022 Breeze story on JMU renters described house tenants paying for repairs out of pocket.

Edge: complexes, unless you know your landlord's track record.

Social Life and Space

Houses feel like a home. You get a real kitchen, a porch, a yard for a cookout and one group that actually lives together. You also get two bathrooms for five people and house rules about whose turn it is with the dishes.

Complexes give everyone their own bedroom and usually their own bathroom, plus a gym, pool and study rooms. The tradeoff is that your unit can feel like four separate apartments sharing a fridge.

Edge: houses, if you already have a solid friend group.

What About Older Apartments Downtown?

Older downtown apartment buildings give you house-level walkability at complex-level prices, and most students skip right past them. The Mill Apartments on South Avenue lists four-bedroom plans from $509, and Grand Duke Apartments lists three-bedroom plans at $425 a bedroom against one-bedrooms from $879. If you want solo living downtown, Ice House on South Liberty Street lists one-bedrooms at $1,350.

Inventory is thin, so start early. You can browse every listing on our Harrisonburg student housing page.

Verdict: JMU Apartments vs Houses

Pick a furnished complex if price, furniture and maintenance matter most to you. That covers most sophomores and juniors, especially anyone without a car or a full roommate group. Start with Devon Lane or Port Republic Road and compare options on our James Madison off-campus housing page.

Pick an Old Town house if you have four or five friends you trust with a joint lease, you want to walk everywhere, and you can live with roughly $75 to $150 more per month plus a used-furniture run. Seniors who have done the complex thing tend to love it.

Frequently Asked Questions About JMU Apartments vs Houses

Are houses cheaper than apartments near JMU?

Two unrelated people in R-1 and R-2 zones if the owner doesn't live there, and four in R-3 through R-5 and downtown B-1. Grandfathered houses and special use permits can allow more, so ask the landlord or call the city's Community Development office at 540-432-7700.
