Fayetteville's leasing year runs about nine months ahead of move-in. Here's how it usually plays out for a fall 2027 lease.

September to October: renewals and early tours

Most complexes offer renewals to their current residents first. Once those close, whatever's left goes to new applicants. This is when to make a short list and tour. You get the full menu of floor plans and nobody's rushing you.

November to January: the main signing window

This is the sweet spot. Your friend group has usually settled by Thanksgiving, and the 4-bedroom units that make rent cheap are still open. FMP's own off campus housing near UArk page says the most-wanted spots near campus and Dickson Street "start filling through the winter."

February to March: the rush

Prime by-the-bed units can be gone by February or March. Hesitate and you'll be picking from 2-bedroom rooms that cost $100 to $300 more a month, or from complexes past I-49.

April to July: leftovers and houses

Some options never fully disappear. Houses farther from the core turn over later, and a few complexes post summer openings when someone breaks a lease. You can still find a place in May. You just won't get much choice.


Why Fayetteville Leases Sign So Early

Three things push the UArk calendar earlier than you'd expect.

Enrollment keeps climbing. The University of Arkansas passed 34,000 students and nearly 7,000 freshmen, according to a February 2026 report in the Arkansas Traveler. All of those freshmen have to live on campus. University Housing requires unmarried first-year students under 21 to live in its halls unless they live with a parent within 70 minutes of campus.

That pushes upperclassmen out. For 2026-27, University Housing reached its maximum number of contracts and put returning and transfer students on a waitlist with no guarantee of a room. The Cardinal became freshman-only, too.

And the leases are long. Every Fayetteville floor plan in FMP's data is listed at 12 months or more. Nobody signs a semester lease here, so the whole town turns over at once, every August.


The University Housing Dates That Shape Your Off-Campus Timeline

University Housing's calendar is your deadline even if you plan to live off campus. Here are the 2027-28 dates from the University Housing contract dates page:

  • November 17, 2026, 10 a.m.: returning and transfer student applications open.
  • Roommate selection opens February 2, 2027.
  • February 23 to 26, 2027 is room selection for returning and transfer students.
  • March 1 and March 15, 2027: cancel by noon and you get $200 or $100 back.
  • August 10 to 13, 2027: campus move-in.

Here's the catch. Room selection lands in late February, right when off-campus inventory is thinnest. If you wait to see whether you get a dorm and then miss out, you're shopping in March. So decide in the fall which way you're going. (If you want both, apply to University Housing on November 17 and sign off campus by January, then cancel before March 1.)

One wrinkle worth knowing: some of the big complexes near campus, including The Marshall, The Locale and Atmosphere, also hold units that University Housing contracts to students. Those run on the university's August-to-May contract, not a 12-month lease. Ask the leasing office which kind of unit you're touring.


Lease Start Dates Near UArk: August vs. June

Most Fayetteville student leases start in mid-August. Of the 150 floor plans on FMP with a listed move-in date, 99 start in August, mostly between August 12 and 20. Current on Center lists August 14, and Yugo Fayetteville Dickson lists August 13.

The other 51 show a June start. That's common at complexes with summer-friendly leases, like College Town and Champions Club, which list both June and August options. A June start means you pay for summer whether you stay in town or not.

Watch for a gap. If your current lease ends July 31 and the new one starts August 14, you need somewhere to sleep for two weeks. Ask about early move-in before you sign, not in July.


What to Have Ready Before You Sign a Fayetteville Lease

Have your paperwork ready by October so you can sign the day you find the right place. Expect to be asked for an application fee, plus a guarantor (usually a parent) or proof of income.

Know your deposit rights, too. Under Arkansas Code 18-16-304, a landlord can't take more than two months' rent as a security deposit. Section 18-16-305 gives them 60 days after you move out to return it or itemize deductions.
