West Campus leases near UT Austin sign in the fall, almost a full year before move-in. Current residents get renewal offers in late September or early October, new pre-leasing peaks from October through December, and the best floor plans for next August are usually gone by winter break. If you're asking when to sign a lease at UT Austin, the short answer is this: tour in October, sign by December, and treat anything after spring break as the leftovers round.

Key Takeaways

  • October through December is peak signing season for West Campus buildings, per FMP's UT Austin housing page.
  • Renewal offers land first. West Campus complexes usually ask current tenants to re-sign in late September or early October, and some give you as little as 48 hours.
  • Winter break is the soft deadline (leasing offices want units filled before students leave town and stop touring).
  • Most West Campus leases run August to late July, which leaves a gap of roughly two weeks before the next lease starts.
  • Spring and early summer signings still happen. You'll just pick from fewer floor plans, and often at higher rent.
  • Riverside and North Campus run on a looser clock than West Campus, so they're the fallback if you miss the fall rush.

The UT Austin Lease Signing Calendar, Month by Month

UT Austin's off-campus year starts in September, not in spring. Here's how the cycle plays out for a lease that starts the following August, which means August 2027 if you're searching this fall.

  • September: renewal offers hit current residents' inboxes, sometimes in the first weeks of class.
  • October: new pre-leasing opens wide. This is the month to tour.
  • November and December, the busiest stretch, is when most groups commit before finals.
  • January to March: second wave. Plenty of buildings still have beds, but the popular four-bedroom layouts thin out fast.
  • April to July: leftover units, sublets, and price bumps for latecomers.

FMP's best off-campus housing near UT Austin page puts it plainly: preleasing for the following August kicks off around October and November, and the peak runs October through December "as students lock in West Campus buildings nearly a year ahead."

Why West Campus Leases Sign So Early

West Campus signs early because demand outruns supply and leasing offices know it. UT enrolled a record of roughly 55,000 students, according to a 2025 Daily Texan column on lease signing, and most of them want to live within walking distance of Guadalupe Street.

Landlords also have a hard business reason. Students rarely move in mid-year, so a bed that isn't leased by August usually sits empty for twelve months. Leasing staff push to fill units before winter break, when students scatter and stop touring. That's why the pressure peaks in November.

Prices reward the early signer too. West Campus rent on FMP this fall starts around $779 at Texan 26 and runs past $1,600 at The Castilian, and the cheaper floor plans at any building are the first to go. Waiting rarely gets you a deal.

Renewal Season: The First Deadline You'll Hit

If you already live in West Campus, your first deadline comes in late September or early October. That's when complexes usually ask current residents to renew, according to Daily Texan reporting on West Campus renewals.

Some offices move fast. One Skyloft resident in that story was told she had 48 hours to sign because a waitlist had already formed for her unit. Others, like The Standard and Axis, sent renewal offers within the first weeks of school.

My honest take? Don't let a 48-hour window rush you. Decide by early September whether you actually want to stay (and whether your roommates do). If the answer is yes, renewing is often the easiest win of the year. If not, you've got all of October to tour elsewhere.

The August Gap Nobody Warns You About

Most West Campus leases end in late July and the next one starts in mid-August. That leaves a gap of about two weeks where you have no apartment, unless you renew in place.

KXAN covered this in July 2024. UT students described being "essentially homeless" from the end of July until mid-August, crashing with friends or booking hotels while complexes cleaned and repaired units. One student planned to stay with his parents in Dallas and come back August 16.

Plan for it when you sign. Ask the leasing office two questions: what is the exact move-in date, and do they offer early move-in for a daily fee? Book storage for July. If you have a summer internship elsewhere, the gap may not matter at all.

What Happens If You Sign in Spring or Summer

You'll still find housing near UT if you sign in spring. You just won't get first pick.

UT's own off-campus guidance says flexible students can sign later, in the spring semester or early summer. That's true, with a catch. FMP's UT Austin page warns to expect higher prices the later you wait, and a group of four hunting for matching beds in one unit has far fewer choices in March than in October.

Your best late-season options:

  • Riverside complexes, which cost less and ride the UT shuttle to campus.
  • North Campus and Hyde Park apartments that rent whole units instead of beds.
  • Sublets from students graduating early or leaving for co-ops and study abroad.
  • Individual-bed leases where you get matched with roommates (yes, it's a gamble).

How to Hit the Fall Window Without Panicking

Start the group conversation in September. Lock your roommates and a budget before you tour. Many West Campus towers price by the bed, so ask each office whether every roommate signs an individual lease or the whole group signs one.

Then tour in October. Compare floor plans at 26 West, Ion Austin, and The Nine at West Campus, and ask each office for the total monthly cost with fees, not just base rent. Many West Campus buildings also want a guarantor, so line up a parent's paperwork early.

Sign by the end of November if you want a specific floor plan. Riley Sandhop of the University Tenants' Union gave the best single piece of advice in the Daily Texan: tour the exact unit you're going to sign. A model unit tells you nothing about your actual view, noise, or water pressure.

Frequently Asked Questions About When to Sign a Lease at UT Austin

When should I sign a lease for West Campus?

October through December, ideally by Thanksgiving. That's peak pre-leasing for the following August, and the cheapest floor plans in each building go first.

Is it too late to find UT Austin housing in March?

No. You'll find options, mostly individual beds, Riverside complexes, and North Campus apartments. You won't find much choice in popular West Campus four-bedroom layouts.

When do West Campus apartments send renewal offers?

Late September to early October, in most buildings. Some send them the first weeks of the fall semester, and deadlines can be as short as 48 hours when a waitlist exists.

Do West Campus leases start in August?

Mostly, yes. Leases typically start in mid-August and end in late July, which creates a gap of about two weeks for anyone moving between buildings.

Should freshmen sign an off-campus lease for sophomore year in the fall?

Yes, if you know who you're living with. Freshmen who wait until spring compete for the leftovers, while upperclassmen renew or sign new places in October and November.
