Key Takeaways
- $1,852. That's the median one-bedroom start across 25 New Haven buildings on FMP.
- Splitting helps, but less than you'd hope: a three-bedroom split three ways still runs about $1,415 each.
- Yale Law School's 2026-27 budget allows $12,200 for nine months of housing, roughly $1,356 a month, which is less than any solo one-bedroom on FMP.
- Ivy Manor on Prospect Street lists the cheapest two-bedroom we found, $1,810, or $905 each.
- Downtown towers like The Whit and 18 High start at $2,245 to $2,340 for a one-bedroom.
- Connecticut caps security deposits at two months' rent (and that matters at these prices).
Yale Off-Campus Housing Cost by Bedroom Count
Plan on $1,852 for a solo one-bedroom. New Haven landlords price the whole apartment (you won't find many by-the-bed leases like the ones in Starkville or Gainesville), so every extra bedroom pushes the total up. We pulled the starting rent for every building on FMP's student housing New Haven page for Yale and took the middle number:
- One-bedroom: $1,852 median start (25 buildings), from $1,490 to $2,795.
- Two-bedroom, 20 buildings: near $3,080, so call it $1,540 apiece.
- Three-bedrooms are rarer. Only 10 buildings list one, and the middle start is about $4,240, or $1,415 a head.
See the gap between the last two? About $125. A third roommate barely moves your share here, which surprised us.
Downtown and the Chapel Street Corridor: Highest Rents, Shortest Walk
Downtown is the priciest part of the map, with a middle one-bedroom start of $1,865. You're paying for the walk. Every building below sits within a mile of campus:
- The Taft, 265 College Street. $1,865 and up, 0.7 miles away.
- Church Street's Centerpointe New Haven is one of the cheaper towers, starting at $1,695.
- The Archive at 848 Chapel: one-bedrooms from $1,969 and two-bedrooms from $3,041.
- 360 State: one-bedrooms from $2,090, two-bedrooms from $3,340.
Cheapest downtown? Bulldog Apartments at 954 Chapel, from $1,495. And if you have one roommate lined up, look hard at Ninth Square Apartments on Crown Street, where a $2,110 two-bedroom works out to $1,055 each.
Wooster Square: Mid-Range Rents a Short Walk East
Expect downtown prices in Wooster Square. Olive & Wooster on Union Street starts one-bedrooms at $1,864 and two-bedrooms at $3,123, and it's 0.9 miles to Yale.
So why live there? The park. The pizza (yes, that Wooster Street pizza). A block that's quieter on a Friday night than Chapel. You're not saving money, you're buying a neighborhood.
East Rock and the Orange Street Side: Fewer Listings, More Houses
Grad students love East Rock. The catch for anyone comparing prices: it's mostly old two- and three-family houses owned by small landlords, and those rarely show up as building listings. Our nearest data point sits on its southern edge, The Audubon New Haven at 367 Orange Street. It's 0.4 miles from Yale and starts at $2,193 for a one-bedroom, $3,691 for a two.
Lower rent, similar walk? Head up Prospect Street toward Science Hill instead. Ivy Manor at 581 Prospect Street lists one-bedrooms at $1,490 and two-bedrooms at $1,810, the lowest two-bedroom on FMP near Yale. On Winchester Avenue, Winchester Lofts starts at $1,749 and The Winston at $1,874, both about half a mile out.
Our take: if your budget is under $1,600 a person, you're choosing between a Prospect Street two-bedroom and a three-bedroom split. Skip the downtown tower tour.
How Yale's Own Budgets Compare to Real New Haven Rents
Yale's budgets assume you'll share. The Graduate School of Arts and Sciences' 2026-27 cost of attendance estimates $2,591 a month for housing and food combined. Take out groceries, and a solo $1,852 one-bedroom eats most of it.
Yale Law School's 2026-27 budget is tighter: $12,200 for housing over the nine-month year, about $1,356 a month. Only a split two- or three-bedroom gets you near that number on FMP.
If your lease runs 12 months instead of nine, the gap grows. A full year at the $1,852 median is $22,224. Split a three-bedroom and your year drops to roughly $16,960, still well past what the Law School budgets.
Connecticut Rules That Change Your Move-In Cost
Connecticut limits what a landlord can collect up front. According to the state Department of Banking's rental security deposit guide, a landlord can't require more than two months' rent as a deposit, and the landlord has to hold it in a Connecticut escrow account and pay you interest on it.
A 2023 state law also bans most application fees. Landlords can charge for a tenant screening report (up to $50 plus inflation adjustments) but not move-in or move-out fees, and they have 21 days after you leave to return the deposit with interest. Do the math on a $1,852 place: a two-month deposit is $3,704, and that's before first month's rent.
Frequently Asked Questions About Yale Off-Campus Housing Cost
How much is off-campus housing near Yale per month?
$1,852 for your own one-bedroom, going by the middle starting rent on FMP. Share a two- or three-bedroom and your part falls to somewhere between $1,415 and $1,540.
What is the cheapest neighborhood near Yale?
Prospect Street, then Winchester Avenue. A two-bedroom at Ivy Manor goes for $1,810 (that's $905 each), and Winchester Lofts opens at $1,749 for a one-bedroom.
Is East Rock cheaper than downtown New Haven?
Not reliably. Some East Rock flats undercut the towers, others don't, and an old house with oil heat can wipe out the savings by February. Ask what the heating bill ran last winter before you sign.
Do I need roommates to afford living near Yale?
Probably, if you're on a standard Yale budget. A solo one-bedroom at the $1,852 median runs well above the Law School's $1,356-a-month housing allowance, while a three-way split lands near it.
How much is a security deposit in New Haven?
Up to two months' rent. Connecticut caps deposits at that level, so a $1,852 apartment can require as much as $3,704 up front, plus the first month.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
