Dos Rios

Lived here for one year (Aug '20-July '21). I COULD NOT RECOMMEND AGAINST DOS RIOS MORE HIGHLY. Wish I could give zero stars. The most egregious offense was management charging nearly half my security deposit on move-out to "fix" a bunch of stuff that absolutely did not need the work (see below), but there were plenty of other reasons not to live here. Pros: one of the more affordable complexes with 1B/1Bs near campus; some built-in furniture (desk, drawers, cabinets/shelves); included washer/dryer; employees were friendly and generally responsive when I needed a repair/had a question. Cons: almost too many to count: -Homeless people constantly passed out under the stairs/in the parking lot -Fire engine sirens from the station just up Guad constantly going past at all hours -Residents constantly let trash build up right outside their doors (despite the dumpster being mere steps away from the parking lot). The one dumpster either isn't enough or isn't emptied often enough, as trash frequently spills out and into the parking lot (lots of broken glass, rotting food, etc.). -No security cameras on property/no gated protection (my motorcycle was stolen two days after moving in) -Old infrastructure (management had to replace my washer, my bathtub drain stopper, my front door handle, and my bathroom electric outlet - somehow none of these were working on move-in! And half the complex lost their services when multiple pipes burst during the freeze) -If you have a north-facing balcony, the hundreds of pigeons that live on the billboard at 29th & Guad will fly onto your balcony every couple of minutes to defecate, making the balcony disgusting within days -Finally, as many other reviews have noted on Metro Realty's page, management will absolutely scam you out of your security deposit. I was not told in advance of any issues, and did not find out until a month after move-out (when I finally received the check in the mail) that they had charged me $118 for carpet cleaning (there was only ONE room with carpet, I had the whole place professionally cleaned, there were ZERO stains/tears/issues) $81 to replace a light bulb, smoke detector battery, and A/C filter (the latter two I replaced the day I moved out and all the lights were working when I left) and the craziest charge by far, $200 for "painting beyond reasonable wear and tear". I knew ahead of time I was only going to be there for a year so literally didn't hang a single thing on the wall, didn't decorate at all, barely had any furniture. It's insane that they'd charge me that much when the place looked exactly the same as it did when I moved in. I sent two emails to management about this and never heard back. In hindsight I should have had someone walk through the apt with me prior to move out, but I had gotten it cleaned after removing my belongings and never in my wildest dreams imagined anyone could find $400 worth of issues. An absolute blatant cash grab. DO NOT LIVE HERE!

Lived here from Aug 2022 - Aug 2023 and I honestly can't complain! My fridge door was broken so nothing was being cooled properly and it took about two weeks for maintenance to fix it but it was also during the time of move in so I'm sure they were tending to everyone and we were able to put a makeshift stopper so my food would somewhat cool but because it had been so long before it was fixed, they lowered my rent for the month to make up for it! On another note, maintenance crew are so sweet and very kind. I put in a request for one thing but another problem came up and I brought it up to him when he came and he was able to fix it right then too! Also have to note that Chelsea, one of the property managers, was also very responsive and patient with me! Always took my calls and even called back to check in! The walls are a little thin to the point where you can usually hear sirens outside or people talking but it didn't bother me because I knew we were right by downtown so things were going to happen and it never disturbed me at any point. Everything was working when I moved in and stayed working when I moved out, I don't think I had to put in a request for anything major but if I did, they came pretty fast! Gave me a brand new faucet, replaced my laundry door, and new outlets! There isn't any elevators so just be cautious when you're moving in. I was at the third floor and it wasn't any problem but definitely broke out a sweat a few times. Definitely going to miss it here, it was a small space but it felt very homey
