The buildings are old and you can hear your neighbors foot’s steps all day, if they stay even worse they don’t let you sleep. The walls are very thin I can hear my neighbor watching tv and yesterday I heard them sneeze. Dogs are allowed and they bark all day. They do have a pool and hot tub but that’s the only good thing. It’s over priced for what it is.

Do not live here it’s horrible, I can hear the neighbors all night and can’t sleep and they’re not doing anything about it. You can hear every footstep if you live below someone. Horrible every footstep, if they are night owls good luck. My neighbors up all night I’ve recorded It and nothings been done or will be done. Go live somewhere else.It’s also outdated, you have to pay for parking and utilities are separate.

Stayed in '21-'22. 4 Star is such a terrible company that they lost a big lawsuit against the Colorado Attorney General's office about their shady practices. 4 years later, it looks like some of us might finally get what we were entitled to out of our security deposits. My place was clean with normal wear and tear when I moved out, yet they charged $1000(!!!!) for cleaning, painting, re-keying, etc. Based on the reviews, it doesn't seem to have changed much, although they probably don't get away with as much after the lawsuit. If you don't mind waiting half a decade to get your full security deposit back, Buffalo Canyon is right for you!

As of November, 2025 When I toured the place Holden and staff assured me things had changed and repairs are now done on time. My dryer was broken (nonoperational) in move-in and I was told it would be fixed in 2-3 weeks. That was over 12 weeks ago. The financial burden and extreme inconvenience are driving me insane. Conversations with staff are pleasant and completely without value. The communal laundry room is filthy, there are tools and random garbage strewn around, and the 2 sets of machines are very poor in quality and upkeep. They damaged my clothes and people seem to leave clothes on the floor when they fall because its too gross in there to face picking them back up. The machines are coin operated and super inefficient so you can run them all day on medium-sized loads and never get dry clothes out. Every single time I give up/run out of coins and go home to cover my apartment in wet clothes. The trash bins for dog waste are always overflowing. Less important but telling of the management style, they all have a space for free bags but I have never seen them stocked. It's a bad look. Every item and appliance is of poor quality, but the place is as expensive as the rest of Boulder. There's a little creek that is always full of trash and rarely cleared. I could go on. I saw them giving tours today and nearly walked up and advised the potential resident to go elsewhere right there during their tour, that's how much I think this place is a rip-off

Just stay away!! The worst management ever in Boulder. It’s been over three months, and after multiple in-person visits and phone calls, they still haven’t sent my security deposit check. Update: After I wrote this review, they called me, and today I finally got the check — but it’s $100 less than what was stated in my confirmation email. It’s really frustrating that I had to wait three months for this check and still received less in the end. I keep thinking, if someone paid their rent three months late and didn’t even pay the full amount, what would happen to them? But somehow, I’m the one who’s not supposed to be upset about this.

Pros: you're in Boulder =), decent pool and when you find the hot tub is clean it's nice to use. Cons: terribly overpriced, most of the staff is extremely rude, bedrooms are tiny foot 9 inches by 9 foot 9 inches, and maintenance is never done, i requested the shower be fixed the month I moved in (over 9 months ago and addresses this 4 separate times, still pours water out for no reason randomly when other tenants use the shower. Odd /unpleasant smells do happen from the plumbing. The entire apartment is 545 square feet SHARED, Long story short there's many other places to stay in Boulder I would find a different one. I just can't wait to move out in August Update they'll keep Most of your security deposit no matter how clean you need the place
