Miguel, the Maintenance Supervisor is amazing! The work he completed in such a timely and sufficient manner, is undeniably the best our property has ever seen! Keep up the great work!

The Lotus has been a perfect apartment for my daughter while she attends CU. Their leasing associate Kylah made the whole process from our first tour to move in super easy and seamless. She was always available to answer our questions and super friendly and caring.

DO NOT LIVE HERE. Hands down the worst rental experience I've ever had. They changed management AND renter's insurance without telling us a month after moving in, so when we submitted photos of the previous tenants' damage in August, they tried charging US for it at the end of the year. Convienently, after changing renter's insurance without notifying us, suddenly none of us could sign up for renter's insurance because the lease period had already started!!!!
Each roommate in a 4 person room is being charged $425 for the exact same thing. David K. is the new manager and I've had multiple problems at the apartment including RATS, BLACK MOLD, BROKEN DOORS and have not heard a peep from him when the problems persisted.
On top of this, instead of telling us that we "damaged" the apartment, they just sent the charges to debt collectors and suddenly there's nothing they can do.
David won't give out his phone number, only his email that he ignores and thinks he's doing his job as a manager by ignoring the fact that half of the tenants have mold poisoning (myself included) and living in a rat-infested complex. I beg of you, do not stay here. I genuinely think Four Star apartments is better than this place.
I really tried with these people, but sometimes a place is just cursed. This one is.

Both the Province and Lotus Apartments have been the worst rental experiences I’ve ever had. Communication is practically nonexistent — countless emails ignored, phone calls never picked up, and when you do get someone at the front desk, it’s staffed with college students who look like they’re reading from a script they barely understand. They’re more focused on jam packing every single unit than actually honoring tenant needs or keeping their word.
At the Lotus, my prospective roommates and I signed our leases way back in October — the first to sign — and still got displaced. We ended up shoved into 1st floor east-facing units instead of the 4th-floor mountain view apartments we specifically requested. They even botched my lease paperwork after I confirmed THREE times who was supposed to live there, still putting it under my dad’s name and completely ignoring my roommate preferences.
The Province isn’t much better — the same disorganization and zero accountability. Maintenance there is invasive and unprofessional; my friend was harassed by a staff member who would barge into his unit without permission, showing zero respect for tenant privacy.
When the Lotus messed up my assignment, placing me in a unit with random people they dragged their feet for ages trying to “fix” it, only to finally admit they couldn’t — because, of course, “all the units are full.” I had to go through a painfully long subleasing process with even more ignored calls and emails. On top of that, they unnecessarily charged me for the first month’s rent and fees, and I had to chase them repeatedly to get my money back which took a whole MONTH.
Both properties are run like they’re playing a game they don’t know the rules to — and tenants are the ones who lose. If you value communication, competence, privacy, or basic respect, steer clear of the Province and Lotus Apartments.
