The barracks is a great place to live during your time at Texas A&M. The staff is always nice and helpful. The only thing I would say to watch out for is maintenance. Sometimes they mark completed without showing up. You just have to put in a new request. Overall the houses are nice and spacious, great neighborhood feeling, dog parks and sidewalks, parks, etc. would recommend!
Edit: Peyton with The Arena Group was super helpful. She let maintenance know about my prior issues with work orders being marked as completed. I understand accidents happen and things get overlooked—there’s hundreds of students at the Barracks to take care of. Overall they are super friendly and will always make sure your problems are solved swiftly, and always gracefully correct any mistakes.

I’ve lived at the barracks for 3 years, and I’ve really loved it. The neighborhood itself has a party reputation, but I’ve never really had any issues with neighbors in that way. I’ve lived in an all-girl 4 person townhome and it’s never felt cramped or awkward. There’s plenty of space for you and all your roomies. The only issues I’ve had are with maintenance and charges. For maintenance if you don’t really keep up with your request you might never see them or get a follow up. That said if you’re persistent they would come and fix whatever the issue was. And extra charges on my account would show up without any explanation. I took my billing off auto-pay because charges other than rent and utilities would be added without any notification, and very little explanation. I understand extra charges can happened, but I think it’s important to know when, what, and why I’m paying for something. There needs to be more clear communication when it comes to payments.

I love the barracks! I live here with my best friends, and we have had a wonderful experience. I love having a home and it’s very nice with the parking spots and full kitchen and living room. The maintenance team always meet your needs and the resident appreciation weeks are super awesome. I love the Dutch Bros tab the best.

Renters beware, my daughter lived at the Barracks for 2 years and when she left, she was charged for general maintenance repairs, fridge repairs, washer repairs, and microbial growth treatment. They kept all of her $975 deposit and said she owed $300 more. The complex said she was responsible for common area carpet, when she lived downstairs and the common area carpet is upstairs where both her roommates had dogs, in fact there were 3 big dogs that lived upstairs and chewed holes in the carpet upstairs and she was charged for that, even though she did NOT have a pet. My daughter is a neat freak; I included pics of what her room and bathroom looked like when we moved out (which I helped her clean). The $975 deposit was more than enough to take care of any issues they found, yet they wanted $300 more.

I’ve had a great experience living here, the community is well maintained, the staff is friendly and responsive, and the amenities are some of the best you’ll find in student housing. The townhomes themselves are spacious, modern, and give you way more privacy than a typical apartment. Having your own room and bathroom is a huge plus, and the kitchens and living areas are perfect for hanging out with roommates and friends.
The location is also super convenient, with easy access to campus, restaurants, and stores. The community areas are a big highlight and there are always events going on that make it easy to meet people and feel connected. Parking is never a hassle, which is another big bonus compared to other student housing options.
Overall, The Barracks offers a balance of fun, comfort, and convenience that makes college life much easier and more enjoyable. I’d highly recommend it to any student looking for a great place to live in College Station.
