Hard Pass. We've been there 4 months and have had a bumpy ride thus far. Very dirty upon move in - I had to clean for nearly 3 hours. I will spare you of the disgusting details as most of it was in the attached restroom of the bedroom we rented on the 4x4. The appliances are in disrepair - the washing machine has been repaired twice in our short tenure. But that's not all. Let me tell you about the microwave. The manufactured date April 2013 (see photo), and my son noticed the door was cracked. Knowing how dangerous microwaves are, he and his roomies turned it in. Management insists they pay $50 each because this is not normal wear and tear. Excuse me? According to Electrolux the manufacturer, the most common failure on this model is the door given that it is plastic and the part of the microwave that opens and closes repeatedly. Electrolux also states this age of microwave is no longer reparable. According to grok, a microwave manufactured in 2013 has outlived it's normal life expectancy by 2 years. Ana Magee, the manager insists the students (4 roommates) pay $50 each because this is not normal wear and tear. She also admitted to being unaware of the age of the microwave. So I'd be marginally ok paying the $50 and being done with this... but the slyly added fee is what gets me. We paid December rent at 7:15am on 12/1. At some point afterwards, a $50 repair fee was added to the 12/1 invoice due, which was paid up... sly huh. On 12/4, we got an email saying we owed 165.50, the $50 repair + the late fee. We weren't properly notified of the fee due according to their own lease agreement. My husband called Ana on 12/8 who 'graced' us with a one time late fee removal. The Rise adds these fees after the invoice is paid and counts on no one noticing to rack up additional late fees. Under Texas Property Code § 92.052 and our lease, appliance maintenance is the landlord’s responsibility. "Repairing" a microwave that's deemed unrepairable from the manufacturer + the fraudulent fee practices, + the bit about 'I will remove the late fee just this one time' when we were not notified of it being added is in violation of the lease... Run folks. This place is a mess.

I was really excited to live here, however now that I do I see this place as many issues. The biggest thing is that they started construction in the beginning of the year. When I toured, I was shown the amenities I'd have access to, however those are now all unavailable because of construction. It becomes really inconvenient when you want to use the gym or use the study rooms, which you can't now because they've been closed off for at least a month now. Furthermore, the elevators are incredibly slow, yet the construction currently going on is not for any real problem like the elevators, they are simply redesigning. I was reading reviews for this place and noticed that someone else wrote a review regarding year long construction to redesign the place, which begs the question, why are they doing similar construction again? All in all, it's a decent place to live IF rent wasn't so expensive. I could deal with slow elevators and the 6th floor being closed off, however the Rise is one of the most expensive apartments in College Station, and for these prices I shouldn't have to put up with this many issues.
