Not sure where to start, but I'll just leave my most recent grievance.
To preface, the starting price for rent at the Standard is set at hundreds of dollars above the average College Station rent price. Most recently, management has decided to change the trash policy so that residents have to dispose of EVERY cardboard box themselves, directly at the dumpster. The nearest dumpster is outside the garage on the first floor of the building. So instead of having staff collect the boxes from each floor, or allowing residents to dispose of boxes in the trash disposal on each floor, they want residents to break their boxes down, lug their own loose trash down and outside in the cold and directly to the stinky dumpster. Apparently all the rent and fees that I pay don't 100% cover garbage disposal. Apparently when the garbage disposal is agreed upon in the lease, the Standard reserves the right to change policies as they feel.
Regarding the 5 star reviews, the management has multiple 5 star reviews from employees. This is against Google's terms of service and misleading.

I have lived here for over a year. This place gets more hate than it deserves, its not amazing but it has a great location to campus and northgate, decent amenities, and the apartment units aren't too bad (compared to nearby alternatives). The main issues that you would face living here: Getting your packages takes a while as the front desk has to organize them first and then notify you, The gym equipment often breaks because of the braindead freshman who decide to use the apartment gym as a playground, the pool is on the roof which is cool but usually is gross. Overall not bad for a college campus apartment. I would recommend living in a top floor, everything bad such as flooding and mold seems to happen to people who live near the first floor.

All of these negative reviews are 100% accurate. The location and tour look great when you visit for the first time but the actual apartment you get is a joke. We are on our second year and it was a huge mistake. We will not be renewing. The new apartment was filthy when we moved in. We were told it was not their responsibility bc there was a renewal in the unit. That makes zero sense when we signed a new lease. Multiple issues in the apartment that still haven’t been fixed. Holes and gashes in walls in the unit and in the hallways. Staff is unresponsive and rude when you do get in touch w them. Highly recommend you live anywhere but here.

The five star reviews are fake and paid for in exchange for free food. No way any sane person would give this place 5 stars if they lived here. You'll notice if you filter reviews to "newest" and look at reviews 2 months older than my post, you will see a whole bunch of 5 star reviews that are short and quite frankly fake. These 5 star reviews were done in exchange for food or other incentives by management and its hilarious that they think no one would notice. They will write "so sorry to hear about your problems and please call us" only to never respond and even do anything about the issue. If your wondering, yes, the 1 star reviews of disgruntled renters is the majority experience because not alot of college kids are going to make a review If they don't pay the rent, it's usually the parents being pissed because it's their money! That's how this place works, they prey on naive college students and hope not many parents hear about it. I'm sure they make great money with this joke of a business model but if there was anyway to blacklist this place I wish it would happen. Also the only pros about this place is the roof top view and the maintenance guys are chill but that's just grasping at straws to find anything good to say about this place. As of writing this review (05/16/2024) rent is around 1240 with a convenience fee of 40 bucks, and that doesn't include the average utilities rate of 65-80 bucks. So for anyone looking to burn their money and have their child's life be turned upside down, go ahead and put them here where your guaranteed to get swindled on move-out fees as they love charging outrageous fees. I will post their updated charges list so that you can see just what I'm talking about such as painting one ~700 Sq ft room costs $250 or the funniest one to me is a $500 coffee table that maybe costs 50 bucks on a good day. If your room isn't clean enough to eat off of the floor, they will charge you an arm and a leg. STAY. AWAY. FROM. THIS. PLACE!
PS. Nothing will be done about this review either, just please for the love of God try and upvote this so more parents don't send their child off to get squeezed for money.

Short review:
If you value your health and self respect, I’d refrain from living in this complex. Terrible management, lackluster maintenance, no regard for tenant health or safety, and so much more.
Long Review:
After not being notified of a flood, for 3 months my room sat in shambles when I had expensive items laying around; if I was at least notified I would’ve came back and moved them out. Not only were things damaged, but I had multiple, $100+ items stolen and after 3 weeks of constant calls and e-mails to the property manager, I was offered gift cards and got reminded that I have renters insurance. Even after I was told my unit was ready for move in, there were live wires left out, water damage still on doors, possibility of mold in our unit, and a tearing ceiling.
There are much better places to live just up the road on University or in Bryan which would only add 10 minutes to your commute, or honestly I would recommend renting a townhouse or a home. This place is the true definition of student housing, and I wouldn’t recommend anyone to live here.
