Overpriced, Theft Common, Noisy College Kids, Poor Maintenance, Rude Administrators = "Luxury Living".
I have lived here for many years, and my only regret has been staying so long. There are many issues hidden on the surface of what looks like a good apartment complex. Viceroy has only recently taken over, but they have no idea what they are doing and everything has gotten worse. Viceroy doesn't have any details or clues how to manage the apartment, including simple tasks like reserving an elevator for movers as they don't know how the keys work. There are a huge number of people moving out due to all the issues. This place is a sinking ship.
This apartment complex is extremely expensive. For what you pay you can rent a condo or house or different apartment for the same price with twice the square footage. They market themselves as a "luxury" apartment, but when there is trash everywhere, broken locks to most doors, constantly broken gym equipment, poor maintenance response times, college parties going on regularly, and a constant flux of people not following apartment rules - it is clear "luxury" is a marketing gimmick to con people with.
Theft is very common here. It is not a safe location. The garage is broken into regularly. Most of the security locks on the stair doors are constantly broken. There are throw-up and blood stains in all stairwells. The garage door entrance to the elevators is generally propped open. There are regular break in's into cars, storage units, and the paid "locked" bike storage unit. If you look at the fenced in storage units in the garage you will often find 2-3 locks in resident's attempts to prevent theft. My car window was smashed, my storage unit was broken into, and an expensive fat tire bike was stolen from the "secure" bike storage unit. Unfortunately, the complex has no cameras or security.
This apartment complex is about half college kids and half working professionals. The college kids that live here generally don't care about any common rules and treat the facility like a big frat party. The pool is out of control all summer with college kids bringing in groups of 20-30 of their friends who don't live here and who blast music, get into fist fights, are regularly drinking, and will leave trash strewn throughout the pool. The management will do nothing. After 10 pm you can call public security for a noise complaint, which generally results in nothing.
A lot of kids regularly hold house parties. I had a neighbor who would blare music all hours of the day and night including weekly huge parties every Thursday night. Repeated reports to the apartment complex manager lead to no resolution. The walls are thin here, and you can hear everything everyone around you is doing. Walking through the halls you can regularly hear extremely loud TV, games, or parties clearly from inside the hallway.
The hot tub breaks down regularly. The fire pits outside are constantly non-functional. It's frustrating to be paying for amenities that are not kept working.
Management does not want to pay for repairs. One of the two elevators in the building was broken for over 5 months. The hot tub was broken for like half a year because they couldn't "get the part." I have had my dishwasher break about every 6 months. The last repairs took over 2 months for them to repair, including about a 3 week time-frame where my apartment smelled like rotting fish due to an incorrectly functioning pipe.
There is no sense of community here. Most people sneer and walk on their way, you might get a "hello." Everyone stays locked in their doors.
If you are looking for an overpriced apartment, with trash strewn about, where college kids throw house parties and fights, with no sense of community, and theft and break ins are common, this is a great place for you.
