The Suites are a great location with all the amenities you need- gym, dining hall few yards away, laundry. Facilities very clean with several social spaces for studying, cooking, etc.
Brooklyn gave us our tour and was amazing! She was super friendly and answered all our questions. All front desk staff was great.

This place was unfortunately very inefficient. I’ve lived here before, and I strongly recommend that anyone moving in carefully document all existing damage prior to move-in, as you may otherwise be charged for issues you did not cause. The kitchens were also quite messy and appeared poorly maintained.

Genuinely one of the worst places to live within NAU. My living experience has been nothing but stress and disgust. Do not let your child live here, there is a reason the only good reviews come from tours. I would like to say the maintenance and students working the office are extremely kind and hardworking, but whoever is managing this property needs to step it up. Here is just a small list of my experiences in the two years I have been living here:
-August, 2024, on move in day I reported my broken fridge, to which I was told they did not have any replacements which left me with a broken fridge all year and taking up the minimal space I already had. Genuinely, what I am paying rent for if I can't get my fridge replaced?
-When the washers break we are told that we have to contact the company that leases them. There has been times where over half the washers are unusable for the entire building.
-July, 2024, I was mistakenly charged for a cleaning fee meant for my roommate in the other unit, I had to clear up the issue by providing video evidence of my move-out.
-Ever since I moved in this year (August 2025) the first floor kitchen has been out for renovations and has not opened since. This has caused major disruptions when trying to cook, often leaving a line of people waiting to cook dinner for the only other kitchen in the building. They claim to have been held up by the company providing cabinets.
-2025, the front hallway has also been undergoing renovations, leaving the front smelling like paint and plaster, and leaving us to step in dried paint chips when walking into the building. Update: November 2025, they just laid down plastic to protect the paint. As far as I know no other building has this problem.
-Building 4's security features do not work. The stairwell door and elevator is broken for the keycard most of the time, so anyone can just enter the building and go to any floor.
-It is nearly impossible to get your packages. The policy that they have to go through the office is completely understandable, but the office opens relatively late and and closes kind of early, and they are closed on Sunday. You would be better off getting your package from a nearby Amazon warehouse.
-October, 2025, 8pm, a delivery personnel ignored the policy/postage and left multiple packages unsupervised and sprawled in the unlocked mailroom. When I had called afterhours to report this and hopefully send a CA to gather the packages, I was met with hostility and rudeness and told "There is nothing I can do about the mail." To which I politely said I just wanted to let them know and had to leave the unsupervised packages in the unlocked mailroom hoping a CA would see it in the morning.
Again, all my respect goes to the office employees and maintenance, they have been the only good part about living here. However, the amenities the property advertises will never be met. You would be better off going to Yugo or Park Place for a bit more money since they are still really close to campus. The prices are ridiculous for what they provide. And don't bother trying to contact ACC customer service, they won't respond.

If I could give American Campus Communities zero stars, I would. Living at one of their properties has been the most stressful, unsafe, and unprofessional experience I’ve ever dealt with. They advertise student safety and community, but that is a lie—they do absolutely nothing once you sign a lease. I was forced to live with a hostile, controlling, and unstable roommate who kept the thermostat at 90°F with the heater on and windows open, sabotaged my food by removing it from the fridge to spoil, left trash and belongings in shared spaces for weeks, blasted music and did laundry at 3–4 AM, left harassing notes around the apartment, tried to control who I could have over while leaving the front door unlocked, and even kicked me out of my own unit on a Tuesday. I reported everything to management with photo and written evidence, but they refused to take action. Their go-to response to every serious issue is “We’re documenting it,” yet they enforce no rules, take no responsibility, and allow unsafe and abusive living conditions to continue. I repeatedly reached out for help and was even told by their own staff that my roommate was unreasonable and unwilling to compromise, but still nothing was done. ACC does not care about residents—they care about rent payments and corporate image. They ignore harassment, health hazards, lease violations, and hostile behavior. They left me to deal with everything on my own and made me feel unsafe in a place I pay thousands to live in. If you value your safety, mental health, and money, do not live at any American Campus Communities property. They are negligent, unprofessional, and completely useless when you actually need help.

If you are considering staying at this place, please make sure to read my review thoroughly. The management here is extremely poor.
First, the check-in instructions are so vague that it’s hard to find the location. Second, the common areas are barely cleaned—especially the washing machine. However, what truly left me speechless and led to this negative review happened today: when a staff member came to replace the filter inside my room, he opened the door without my permission while I was still in bed sleeping. Even after seeing someone was in the room, he showed no hesitation and continued to carry a ladder in to do his work. I kept telling him not to come in, but he ignored me.
What I want to emphasize is that the door lock of this apartment is completely useless. Staff members can enter freely whenever they want—even when you are doing anything inside the room. As an international student who has stayed here for two years, this is undoubtedly the most disgusting thing I have ever encountered.
