About Off-Campus Housing Near Huston-Tillotson University
Huston-Tillotson University sits on a hill in East Austin, just east of I-35, and it is small in a city that mostly thinks about one very large university two miles west. HT is a private, historically Black university with about 1,000 students and roots in two schools founded in the 1870s, Tillotson and Samuel Huston, which merged in 1952 and became a university in 2005. It is affiliated with the United Methodist Church and the United Church of Christ, and its Rams compete in the NAIA's HBCU Athletic Conference. That size gap shapes the off-campus search more than anything else. Almost nobody builds student housing for a campus of 1,000, so the rental market near HT is really the Austin student market, and that market is built around UT. Most purpose-built student buildings sit in West Campus, about two miles from 900 Chicon Street, with conventional apartments and older houses spread across East Austin, Hyde Park, Mueller and East Riverside. Listed units near HT run from studios up to six bedrooms, with most rents between roughly $900 and $2,700 a month. About half quote per person and half per unit, so check the basis before you compare two places. A $1,100 bed and a $2,200 two-bedroom are the same money.
Huston-Tillotson University Housing Requirements
Current Live-On Policy
HT's Residence Life page lists the halls, the deadlines and the steps to apply, and it does not currently state a live-on requirement. Historically there has been one, so confirm before you commit to anything off campus.
Off-Campus Waiver
An HT Off-Campus Housing Waiver form, dated 2017, covers freshmen and sophomores and lets you waive the requirement if you live with your parents in Austin, are married, are a veteran, have dependents, are 24 or older, own a home in Austin, or have 60 or more credit hours. Whether that policy still applies in the same form isn't clear from the current site. Email Residence Life at reslife@htu.edu and get the answer in writing before you sign an off-campus lease, because a lease you can't use is an expensive souvenir.
On-Campus Halls
The options are small and specific. Allen-Frazier Hall houses women in suite-style rooms. Beard-Burrowes Hall houses men in a traditional hall with community bathrooms. Teresa Hall is co-ed upper-class housing that HT runs in partnership with St. Edward's University, on St. Edward's campus in South Austin.
Housing Deadlines
The priority housing deadline for 2026-27 was June 30, 2026, for returning, first-year and transfer students alike, with room assignments starting in July. Late applications are taken as space allows. If you're weighing on campus against an apartment, line those dates up against the off-campus pre-leasing calendar, because they don't run on the same clock.
Housing policies change frequently. Always verify current requirements directly with Huston-Tillotson University before signing a lease.
When to Start Looking for Housing Near Huston-Tillotson University
Student Buildings Lease Early
The off-campus market around HT runs on UT's calendar, not HT's. Austin's student buildings, especially the West Campus towers that lease by the bedroom, pre-lease for the following August starting in the fall. With more than 50,000 UT students competing for the same buildings, the best-value floor plans can be gone by winter break and most of the market is spoken for by spring. If you want a specific building or bedroom count, you're shopping eight to ten months before move-in.
Conventional Apartments Lease Later
Regular apartments in East Austin, Mueller, East Riverside and Hyde Park lease on rolling availability as tenants give notice, usually about 60 days out. A one-bedroom near Chicon that wasn't available in February might open up in June. If you miss the student-building window, that's where the remaining supply lives, and for an HT student a lot of those places are closer to class anyway.
How to Plan Your Search
Decide early whether you want a West Campus student building (furnished, by the bed, a commute east) or a regular apartment closer to HT (by the unit, often cheaper with roommates). Lock in roommates before you tour, because per-bed leases are signed one person at a time. Ask for exact lease start and end dates, since many Austin student leases run mid-August to late July. And confirm what's included: internet, utilities, parking and furniture can swing a quoted rate by a couple hundred dollars a month.
Neighborhoods Near Huston-Tillotson University
East Austin
The streets around HT, near Chicon, East 7th and East 11th and 12th, are the shortest commute and the smallest supply. Older houses, small apartment buildings and newer infill mostly lease by the unit, but you can walk to class and you're close to the East Side's restaurants and coffee shops.
West Campus
Just west of UT, West Campus holds most of Austin's student housing and most of what we list near HT. It's dense, walkable and full of furnished per-bedroom towers with amenities. It's also about two miles from HT across I-35, so plan on a bus, bike, scooter or car every day, and on paying West Campus prices.
Hyde Park and North Campus
North of UT, these neighborhoods are quieter and more residential, with older apartment buildings and duplexes that often rent cheaper per person than West Campus.
Mueller and Cherrywood
North of HT on the east side of I-35, these are residential, newer in parts, and a short drive or ride to campus.
East Riverside
South across Lady Bird Lake, East Riverside has larger conventional complexes and some of the more affordable rents in central Austin. Wherever you look, test the commute at 8 a.m., because I-35 crossings at rush hour turn a ten-minute trip into thirty.
Frequently Asked Questions: Off-Campus Housing Near Huston-Tillotson University
Common questions from students searching for housing.
HT's current Residence Life page does not state a live-on requirement. Historically, an HT off-campus housing waiver covered freshmen and sophomores, with exemptions for students living with parents in Austin, married students, veterans, students with dependents, students 24 or older, Austin homeowners and students with 60 or more credit hours. Confirm the current policy with Residence Life at reslife@htu.edu before signing an off-campus lease.
HT lists three: Allen-Frazier Hall for women, with suite-style living; Beard-Burrowes Hall for men, a traditional hall with community bathrooms; and Teresa Hall, co-ed upper-class housing run in partnership with St. Edward's University.
Units we list near HT run from about $460 to $5,500 a month, with most between roughly $900 and $2,700. About half quote per person and half per unit, so compare on the same basis — a $1,100 per-person bed and a $2,200 two-bedroom apartment cost the same.
If you want a purpose-built student building, especially in West Campus, start in the fall for the following August — those buildings fill on UT's pre-leasing calendar, often by winter or early spring. Conventional apartments in East Austin and nearby neighborhoods lease on rolling availability, so searching in late spring or summer still works there.
Austin's student housing is built mostly for UT's enrollment, and most of it sits in West Campus, about two miles west of HT. Those buildings are open to any student, including HT students. East Austin, closer to campus, has fewer listings and mostly conventional apartments and houses.
From the East Austin streets around campus, yes. From West Campus, Hyde Park, Mueller or East Riverside, plan on a bus, bike, scooter or car — most of those are one to three miles away, and crossing I-35 at rush hour adds time.
For 2026–27, HT set a priority housing deadline of June 30, 2026, for returning, first-year and transfer students, with room assignments starting in July. Applications after the deadline are accepted based on available space.
Per-person rent means each roommate signs their own lease and pays for their own bedroom, which is common in student buildings. Per-unit rent is one lease for the whole apartment, split however roommates agree. Always check which one a listing uses before comparing prices.
It depends on the building. Per-bedroom student buildings often bundle internet and some utilities into the rate, and many come furnished. Conventional apartments usually bill electricity and other utilities separately. Ask exactly what's included before comparing two rents.
Most are twelve months, often running from mid-August to late July in student buildings. Some conventional apartments offer other terms. Ask for the exact start and end dates so you know whether you're paying for a summer you won't spend in Austin.
