I lived at this complex for two years. I want to share my experience as accurately as possible for anyone considering living here.
To start with the good, the rent is among the lowest you will find in the area, and the location is convenient since it is only about a 10–15 minute walk to campus. The appliances in my unit, including the stove, refrigerator, and freezer, worked reliably throughout my stay. I also never experienced problems with water temperature or pressure. The mail lockers are secure and well-managed, and the office occasionally hosts small events with free treats for residents.
Unfortunately, the negatives far outweighed the positives. The apartment was in poor condition when I moved in. There were scratches on the walls and doors, holes in the baseboards, peeling window screens, and broken shelving in both the bathroom and closet. Some areas were left dirty, including clogged drains and debris inside cabinets. Several light bulbs were out, and the apartment itself has very limited built-in lighting since there are no ceiling lights in the bedrooms or living room.
Pest problems became a major concern. I reported roaches to management multiple times, and it took weeks of follow-up before pest control finally treated my unit. Even after fumigation, I continued to find roaches in the kitchen and bathrooms. This process dragged on for nearly two months and required me to move out temporarily while they fumigated.
Maintenance response times were inconsistent and often slow. Some requests took days, while others dragged on for weeks. A plumbing backup once caused water to overflow from my shower drain into the hallway carpet. When I reported this, maintenance insisted it was impossible and accused me of causing it by overflowing a different bathroom, without resolving the issue. The air conditioning also failed during the summer, leaving the apartment over 100 degrees for three nights before it was fixed. During that time, management did not provide any support, and I had to stay in a hotel at my own expense. Even after repairs, maintenance told me the AC system should not be adjusted, something I had never been informed of before. Other smaller issues, such as a filter vent that will not stay closed, were never properly fixed.
Security and cleanliness around the property were also ongoing issues. Although residents pay more to live in a gated community, the gates were frequently left open for long stretches due to repairs or trash collection, which made the “gated” aspect feel misleading. Trash areas often overflowed, and on several occasions large discarded items such as old refrigerators sat outside for weeks, creating unsanitary conditions. I also personally saw non-residents wandering through the property at night, which added to the feeling of insecurity.
The laundry facilities were another constant frustration. Machines often broke down and stayed out of service for weeks or months at a time. No signs were ever posted to warn residents, which meant I lost money more than once when machines accepted payment but did not run. The internet service was similarly unreliable. It went out multiple times during my stay and, when it was working, the signal was too weak to reliably reach the bedrooms.
My biggest frustration, however, was the management and communication from the office staff. I often received conflicting or inaccurate information about maintenance requests, and on one occasion maintenance entered my apartment without any request or notice. Whenever I raised concerns in person, I was usually met with dismissive or unhelpful attitudes rather than solutions.
In the end, although the rent is affordable and the location is convenient, the combination of poor maintenance, unresolved pest problems, unreliable amenities, and unhelpful management made my two years here extremely stressful. Based on my experience, I cannot recommend this complex to others.
